Stayed here for 1 night, room was lovely, booked a suite with sitting area, under floor heating in the bathroom, brilliant deep tub, great shower, huge bed, tea and nespresso machine in the room.
Hotel doesn’t do breakfast, but plenty of cafes nearby.
Mike welcomed us on arrival, and we were able to store our bikes in his garage for safety
There’s a pub attached to the hotel, also owned by Mike and family, we didn’t eat there as my wife doesn’t like seafood, but the menu looked brilliant.
The pub has an outside heated seating area, and also a small car park
This was a fantastic find, and we will be back

On check in we was greeted by lovely staff in the quirky pub (the canny man) and was offered a welcoming drink on the house .

Was taken up to the room by staff and talked through everything we needed and was given information regarding buses , taxis and local restaurants and attractions.

Rooms were very clean , tidy and modern and also had a complimentary bottle of Prosecco in the room on arrival too (nice touch).

Clean towels daily and room cleaned too.

Lovely shower , heating and an iron/ironing board

Perfect location for the city centre (10 minute taxi ride) or a short bus trip

Would highly recommend staying here

We will be staying in Morningside allot over the next few months and decided to pick this hotel for our first stay. My mum and stepdad stayed on Monday the 10th of August and myself and my boyfriend stayed on Thursday the 13th of August. All of us loved our stay. The rooms are beautiful and really well decorated ( I even googled and found the lamp that was in my room and bought it for my house - thank you ) The Canny Man next door is my new favourite place. Really cosy pub. The food is amazing, would recommend the steak, it was lovely! The staff are really nice too. The price of this hotel is so reasonable for the standard you are getting. We loved it so much we have booked again for September. Two rooms are booked so far with possibly another two rooms adding on soon.

Loved the location, hence the reason we picked this hotel. Wanted to be away from the city centre for a change, since lockdown had just lifted and The Fringe was back on. Although it's owned and part of the Canny Man pub, don't think it's decorated the same. The rooms are modern, minimally furnished, very clean and comfortable with large modern bathrooms. Very much a home from home instead of a hotel. Room has a proper iron board and iron, though teeny wardrobe for more than 1 nights stay. The building and rooms smell really good, but I noticed there was a plug in air freshener and 2 reed diffuser. I had to remove as they make me wheeze. A bit over kill there. They do not offer breakfast or room service and I did not like the look of the pub. But there are tea/coffee facilities in the rooms and on the first floor a room with a fridge and microwave for all to use. But Morningside has plenty of really good cafe's, restaurants, an M&S and Waitrose so no need to panic or stock's up. I liked the 20 mins or so stroll to Prince's Street but there is also good bus links and taxis are reasonable enough. Car park teeny and a bit tricky. Manage to park up on arrival and wouldn't be using the car again until departure. Not sure if you can park on the street if car park full. Would definitely stay here again though. Everyone involved in our stay e as helpful and friendly.

I would like to thank Mark for his friendly, welcoming service. We stayed in The Watson Suite which exceeded our expectations. The room was furnished to very high standard, with a free standing bath tub and underfloor heating. I highly recommend and will be returning!

We stayed for a rugby long weekend , and got a good deal compared with city centre hotels. We were able to walk or use the frequent buses into the city , and used several good local restaurants for breakfast and dinner - this included the Canny man which is linked to the hotel - pleasant pub - but need to book for lunch or dinner when busy.
We thoroughly enjoyed our stay . Room was very clean , comfy and quiet . The staff were exceptionally friendly and helpful . We would certainly recomend.

The hotel is lovely, very aesthetically pleasing. The room was well decorated and the shower pressure was excellent and the shower head was big. The mirror had a cool button which when pressed would clear a square in the mirror for you to use.

There are two parts to this hotel one above a pub where we stayed and another just a minutes walk away, You don’t notice the pub noise from the room even when the window is open.

The staff at the Canny Mans pub check you in and deal with any queries you have, the owners of the hotel are also on hand if there is a query or problem and are very helpful. I’d like to thank Mark and Amy for their hospitality during our stay and to James and the Australian waitress who I regularly ordered bloody Mary’s from for your help with the hotel and service in the pub.

The Canny Mans pub is a lovely pub, everyone is lovely and the locals say it’s a famous Edinburgh pub so it’s a must when you go to Edinburgh.

I would definitely recommend this hotel to anyone and look forward to staying in the future.

Lovely suite, The Wallace, which overlooks the bustling Morningside Road, which, to be fair, can be moderately noisy late at night or early in the morning. Clean, well appointed, spacious room / bathroom. Nothing is too much trouble for the (family) team and, of course, there is the unique Canny Man pub itself to enjoy a quiet drink or an excellent meal in. Morningside itself has plenty to offer and it is on multiple bus routes into the centre, or 15 minutes by taxi. Excellent value, would thoroughly recommend.

Visited for three nights. We had the Watson suite & despite being on the main road & next door to the pub The Canney Man it was not noisy at night. Check in was in the pub owned by the hotel & Sean & Sandra were lovely & really helpful with luggage etc.
Room was a good size likewise the bathroom , all warm & cosy. Bathroom would have benefited from a shelf for washing gear etc.
Housekeeping let the side down regarding the bedding but these issues were resolved swiftly & satisfactorily by Mark the owner.
Car parking on site was another bonus.
I felt the price of a room only , no breakfast , was too expensive, it is not really a hotel just similar to Airb&b.
However we had a much needed break & thank Mark Kerr for rescuing our 3 days.

My partner and i stayed a night here at the start of September for my 29th birthday and It just could not have been better. I actually wish we had booked for 2 nights.

We arrived to find a nice private car park around the back that to our delight was empty. I walked round to what looked to be the reception and found a note on the door to say that any guests looking to check in were to collect their keys from the bar, no problem! ( i actually remembered reading this in some reviews so was well prepared for it) I walked round to the bar and was greeted by the owner who then walked around to my car and offered to help with the bags. He then escorted us to our room, we exchanged a conversation about local bus travel and activities. When we reached the room an ice bucket, 2 glasses and a bottle of prosecco was waiting ( cracking touch ), we were then made aware that the bar down stairs had 2 complimentary drinks for us.
The room itself was absolutely stunning! We had been given the room at the front of the hotel with the huge bay window. The window had huge wooden shutters that stretched all the way to the incredibly tall ceilings. The décor was simplistic and modern. The bed was luxurious, large and comfortable. The bathroom was stunning and featured a huuuge bath in the centre, a shower cubicle that had a fantastic rain shower.
We had dinner in the bar downstairs and picked up our complimentary drinks. In the morning we didnt want to leave and ended up walking out the door as close to 12pm as possible.

I cant wait to visit again and i will be recommending to all of my family and friends. Couldnt have had a better experience so a huge thanks to the owner and staff for the warm welcome and excellent experience!

Not that far. But walking through whole town is worth it. I think all of Edinburgh is beautiful to walk through. The shops and restaurants are close to town too.

No, the hotel has neither air-conditioned rooms nor an elevator. It is a two story building. And air conditioning in Scotland is rather useless as temperatures at night are not excessive. We had up to 28C!!!!! During the day but it was 15C-18C at night.
