We were looking for something on a budget and stayed in this perfectly pleasant guest house. It's not 5 star but that's not what you're looking for at this price. Room was clean comfortable, and more importantly the caretaker was very kind and accommodating. We ended up with a late flight and needed late check in, the caretaker made sure...

I requested an early check out which could not be met due to high guest levels and needing to clean the room, which is understandable... I'm giving this 2 circles because it was cheap and at least I had a roof over my head and hot water. The 'take your own' tea and coffee table was a nice touch too. Now for the bad. The room had obviously not been hoovered before our arrival (or before the start of the year...), the bathroom ceiling was...

Went to edinburgh for theatre and shopping with my mum and we stayed here, room was comfortable and very warm, i was pleasantly surprised as i thought it would be cold(we had a basement room), it was also easy to find, being from glasgow we dont know our way around edinburgh very well so that was nice, would stay here...

Dirty, old, stinky.. go there just if you are desperate... As we arrived the hotel was closed (?!) when then manager came we moved into our room - the room and the blankets smelled of smoke and chips...there is no reception.. mysterious hotel, go there for a fantastic tour in the house of horrors!

room in basement was like a dungeon. tiny tiny shower room was black with mould and whole place smelt damp. in 3 days bins weren't emptied, nothing was cleaned. small window that didn't open. The bedding was clean but beds very uncomfortable and lumpy. cost £62.50 per night!!! shower room also had a hole in the floor and nowhere to...

Ok.... I expected to pay over the odds for the festival but I didn't expect this place. For a whopping £118 per night we had to wait over 15 minutes for the chap to come and let us in even though he expected us and said he'd be there in under 5 minutes. Apparently he had another property to attend...

I was asked for an ETA which I provided. Arrived to find the door locked and a couple of other guests waiting in the rain. 10 minutes latee somebody appeared to open the door. I stayed with my wife for one night in order to do the sights of Edinburgh. The hotel is 15-20 mins walk from the Royal mile. We stayed on the ground floor with a private bathroom. What to expect for a 20 pounds a day. If you pay less you got less!!! Positive : fairly quiet , near the center ( about two kilometers ) then services , buses , clubs, supermarkets , parks , etc. guest house keys to come and go as you please . Negative : rough cleaning before entering , carpet hotbed...
