Myself and my husband visited Edinburgh with our 8 year old granddaughter for her birthday. Appin house was great. Very clean, good food and very pleasant and helpful staff. It is about a 20 minute walk to the centre which we didn't mind as this mean peaceful place to come back each night. The buses are very convenient and close....

Stayed at this B and B whilst in Edinburgh on business. Couldn't ask for more. Very friendly staff, and the room and bathroom were spotlessly clean. Lovely breakfast. 25 minute walk or £1.60 bus ride from the city centre. Would definitely stay here again.

Just stayed for 3 nights B&B. Very pleasant and helpful staff. Room was very spacious with ensuite shower. Breakfast varied and plentiful. Very pleasant stay. Good value for money. Ideally situated for easy access into the city with excellent bus service nearby. Will stay again.

My wife and I stayed here for two days and the place is fantastic. It was only minutes to the bus and this made it extremely easy to get in and out of the city. We would highly recommended this place to all travellers. Also the breakfast and staff were amazing. Regards Terrence

I stayed in appin house for 1 night in 2015 and it was fantastic. All staff were so welcoming with lots of advice on how to get to places and university advice. The breakfast was delicious and the rooms were very clean and contained exactly what we wanted/needed. I had a separate bathroom to my room which wasn't a problem...

This place was neat and clean. Room is spacious and has all the necessary requirements. The best part was the privacy you get. The owner is a lovely man. We spoke to him during our checkout and definitely he has maintained the property and rooms quite well. Overall really liked with the price he charges.

A very nice b&b friendly staff comfy beds in a nice room, The breakfast was ample and a decent choice,The b&b is about 25 minute walk to the main centre buses run every 3-4 minutes. £1.60 single( beware it doubles after 11p). This B&B is highly recommended.

First at all, my room was not in-suite, which meant that whenever I needed to go to the bathroom, I had to go outside the room. Not very convenient, as you can...

We have paid a lot more for a whole lot less, this is up there with the best and at a price to fit most pockets. This is old world style with up to date comforts, situated in a quiet area away from the hustle and bussle while being central to all Edinburgh has to offer.

Could not be happier with our stay, the owner went out of his way to help us. This is how hotels should be run! Forget the big names, book here and get a huge breakfast thrown in! Easy access to city, we will return.
