Enjoyed staying here for the 2 nights we were in Edinburgh. Service and breakfast was lovely (loved the french press coffee!) and the room and overall space was super charming. We got to meet the owner and had a great conversation with him as well! We had one of the larger rooms that slept 3 people with its own bath.

Have just returned from staying at Appin House for a few days. We were made to feel really welcome from the moment we arrived. The room was very spacious and comfortable. Each option for breakfast was delicious and filling enough to keep you going till mid afternoon. The owners were really helpful with directions and advice about places to visit...

Friendly welcome. Although the room was small it was perfect for one who was looking to sleep. Breakfast nice if you don't mind microwave eggs. Lovely garden and a great location handy for the city centre but out of the way enough to enjoy the peace and quiet.

If you are looking for a quiet, comfortable, clean and pleasant place to stay within walking distance from amenities this would be a lovely choice. Appin House has a nice old world feel about it- very well kept and as mentioned, a nice ambiance. The proprietor was most helpful and very gracious. I would stay here again. Kind regards, Deborah...

Would not stay again parking was awful although breakfast was good. Not ensuite Private bathroom but it can't be locked by the person using it, what stops others using it. Dirty sheets, hairs in shower Uncomfortable mattress in single

Down a residential street is this very good b+b. Had a single room which was small but adequate. Tea and coffee and comfortable enough. Private non-ensuite bathroom very impressive and enormous, with roll top bath and nice shower. Pleasant breakfast room. Not far from main road into town so bussing or walking (40mins approx) into town relatively straightforward. Recommended and...

Loved the location because we were able to either take the walk into town about 25 mins or jump on the bus that stops at a 3 min walk from the B&B. We did both and although the 25 min walk sounds lengthy we just strolled and enjoyed the sites as we went and before we realized we were downtown....

Lovely house with great rooms and very nice people. Everything was spotless. The house is charming, and the rooms have good heating, fast Wifi, and everything needed for a comfortable stay. The breakfast is great, and the staff will do anything to make your stay more enjoyable. No lift but the rooms are only up one flight and they carried...

We had a very warm welcome at this lovely house! Nothing else to mention that the other reviews haven't covered, except the lovely sign we saw on the wall, inviting guests who were visiting their children at university to bring the kids along for breakfast for free.
