OVERALL VERY DISAPPOINTING: + Great location. Excellent breakfast. Friendly staff (mostly). - Room 605 was VERY small and shabby for a twin bedded room. The fixtures and fittings were in urgent need of replacement. There is no view from the window other than overlooking a vast array of heat/ cooler exchange systems which run very nosily throughout the night (see attached photo). We paid £256pn which was grossly over priced, we had expected much better. When I brought this to the attention of the Front Desk. The girl merely said Edinburgh is a Capital city and this is the usual rate. You could pay extra to get a guaranteed view of Edinburgh. We did not take up her offer. We would not return here which is a shame because aside from the room the hotel was very good.

Hotel's Favourite
Elegant, timeless charm perfumes the halls, its scent enhanced by the chipped, period desktops throughout the rooms and the tartan-carpeted, wide staircase's scuffed and scratched wooden banisters (that in any other establishment would demand sanding and staining but here feels like a familiar welcome of open arms). Beds and pillows are firm and inviting, rooms large without carpeting (much appreciated), wifi strength is good, though it occasionally disconnects. A charming lounge and bar offer food and drinks with windows onto an idyllic panorama of Princes Street Gardens and the bespoke agglomeration of Old Town's ascending northern perimeter. Those same views, including the sturdy yet intricately-crafted Victorian Scott Monument across the street, brighten guests' mornings in the breakfast room, which hosts an expansive spread that itself also delights (and includes the number one thing I craved: muesli with cold milk). A most wonderful location on the main axis of Edinburgh that is Princes Street for quick departures to New Town and a visit to Georgian House, to Old Town and the escape and escapades offered by the Royal Mile, and to transportation hubs--train and tram--at Waverly Station and St. Andrew's Square, respectively, means the Old Waverly exudes...Location. Proximity. The enchanting Waterstones bookstore beckons just a short stroll down Princes Street to the west, where, just prior to the bookstore, Ben's Cookies serves the most chocolatey, creamy ice cream I have sussed in all of Scotland, while an equally short stroll down Princes Street to the east awaits the majestic views of Arthur's Seat and Salisbury Crags from atop Calton Hill. I cannot recommend the Old Waverly Hotel any further without risk of rightfully being accused of gushing.

Super location, nice, warm and cozy rooms. Gives you the real Edinburgh old feeling. The room were breakfast is served is beautiful with great views. The breakfast is incredibly good with many options. The only downside is the stairs to go up to the entrance, if you have luggage it's a bit of a challenge but no big deal. Great choice

Great location but old facility with lots of stairs, which are not convenient with luggage. Overpriced for what it was, although the view from my room was lovely and it had a bathtub, which was nice.

My daughter and I stayed here for 1 night at the beginning and end of a 3-day tour to the Scottish Highlands. We chose the hotel because we were travelling from London via train and the hotel is just a block down the street from the Waverly Train Station. Location is super convenient, both to the train station and Old Town with the castle, Royal Mile, etc. And the beautiful Scott Monument across the street was stunning. There are restaurants and shopping near the hotel if you don't want to climb the hill to the Royal Mile area (lots of hills and cobblestones!). I had read the reviews about the stairs so was prepared, but there seemed to be more little groups of stairs throughout the hotel - 3 steps up from the elevator, 3 steps down to the breakfast room, 3 steps in the hall leading to our room, etc. They can help you with your luggage, but you will still need to navigate all these stairs on your own. The elevator is tiny so if you take the stairs, that's another set to navigate. We saw a woman having great difficulty climbing the 3 steps to the elevator, so please be prepared especially as Edinburgh itself is hilly with lots of steps! It's definitely an older hotel, but we found it charming and it seemed to fit Edinburgh. Our first room had 3 twin beds in it - nice to have extra space to sit down on. The pictures on the hotel's website captured the layout and condition of the rooms well. The hairdryer is bolted to the desk drawer which we found a bit odd, but it worked fine. They supply shampoo and body wash, but no hair conditioner. Not enough outlets but we made it work. The bathroom was clean but note that the sink and counter are quite high (we are tall and they seemed high to us). Climbing into the bathtub/shower was a bit challenging because it was also quite high, and there was not a bar to hang onto. Our 2nd night was in a larger room facing the Scott Monument - incredible view of Princes Street park and across to the hill. Although we were facing the main street with the trolley/buses, we didn't find it noisy. As others noted, there is no air conditioning (at least not in the two rooms we stayed in). We had breakfast included in our rate. A nice spread of hot/cold choices, pastries, cereal and fruit in a pretty, bright space.

Great location close to all amenities. Check in not to 3pm but we deposited our luggage at the hotel beforehand & the room was available from 2.30pm. Room was good sized but had no viewing window which made it dark. We hadn’t noticed on the booking that it did state there are some internal rooms. For the length of time we were in the room it was fine. We didn’t have breakfast, £15 per head, preferred to eat out. Staff were friendly, our shower curtain fell off the wall & the receptionist fixed it himself. Would recommend.

We just absolutely loved it. The location is about as good as it gets, the views were to die for and the staff were so friendly. Breakfast was 2nd to none and the bar had a good selection of single malts. It's an older building so has more of a warm easthetic.. would use again in a heartbeat

We paid an exorbitant amount for a tiny room at this outdated hotel and cannot recommend it to anyone. The location is good but no updates have been done at this hotel in quite a long time. No usb ports, no unused electrical outlets so lamps unplugged to charge electronics, no phone in room - completely unacceptable! Loud street noise made it awful. No air conditioning. The bathroom is old and cramped.Look elsewhere.

Thank you for taking the time to review your stay with us. We are sorry to hear that you had a negative time with us. We do strive to offer our guests a personable and memorable experience and we are sorry if we were unable to offer you this on this particular occasion. We understand that there are some areas of disrepair and damage throughout the property and we are continuously carrying out refurbishments. We are currently in the process of renovating all rooms and public areas of the hotel, and regret to hear that you did not experience one of these updated rooms. All of our bedrooms, old and new, are fitted with a phone that can call reception and other rooms. Some of our rooms have air conditioning, but not all of them - due to the age and characteristics of the building. It is also uncommon for any houses or hotels in Scotland to have air conditioning, as the climate is generally cooler. We therefore do not list our rooms as having A/C, as most of our rooms do not. We also understand that it can be noisy at times, as the hotel is located in Edinburgh's prime commercial thoroughfare. We are currently looking into better soundproofing the property, as part of ongoing renovations to the building. We can only apologise for these issues now, but do wish you had raised them with a member of staff during your stay. We would have happily moved you to a more suitable room where available. We do hope to see you again.

As it says in its name, the hotel is older, but beautiful. Breakfast was excellent! Room was very clean and everything worked well. The staff was excellent! I would like to specifically recognize Catalin Codreanu, the Guest Service Manager, for going above and beyond helping us with questions, requests and information on the beautiful city of Edinburgh. I would highly recommend this hotel to anyone visiting Edinburgh.

My husband and I stayed in this lovely old hotel for 3 nights. It is situated in an ideal location for sightseeing, shops, bars and restaurants. Our room was large and very comfortable, with a beautiful view of the castle. The staff were all very friendly and helpful. I had the best ever Cosmopolitan made by the barman, who is an expert mixologist! Would definitely stay here again.
