Very convenient to central town- 10 minute walk to most of the tour starts at Lawnmarket/ Deacon Brodie Tavern. Adjacent to Tedeshi grocery store- very convenient and a great asian-streetfood eatery Heung Heung with rice and noodle bowls and homemade dumplings. Traditional hotel- old world lobby and restaurant. Friendly, accomodating front desk staff and bellman David. Nice size room. Location is very good in terms of proximity to things and Arthur's Seat if you like to hike. I must say that our check-in experience was less than stellar. We arrived around 10:45pm and we were initially given a key to an occupied room. Luckily no one was in the room at the time I opened the door! They had given my twin room away (reserved 4 months in advance) and offered me a late-night taxi ride to another hotel across town or a full-size room. We had booked specifically for the proximity to Arthur's Seat, so I did not want to go across town. Our only choice was to accept the full-size room for two nights. The room was fine, but it was not what we had reserved. I was not offered any kind of discount for their error, although when I insisted that breakfast be included, it was.

We appreciate your compliments on our location, particularly its proximity to attractions such as Arthur's Seat for hiking. However, we deeply regret the inconvenience you experienced during the check-in process. First and foremost, please accept our sincerest apologies for the error made by our staff, which resulted in you being initially assigned an occupied room. We understand that this must have been a distressing situation, and we are truly grateful that no one was in the room at the time you opened the door. Rest assured, we will investigate this incident thoroughly to prevent any similar occurrences in the future. We also apologize for the fact that your twin room, which was reserved four months in advance, was inadvertently given away. We understand that this was not the experience you had anticipated and that the alternative options presented to you were not ideal. It was never our intention to inconvenience you or disrupt your plans, especially considering your preference for staying close to Arthur's Seat. We regret that the only immediate option available was a full-size room, which did not match your original reservation. We understand the disappointment this caused. We acknowledge that our staff should have done more to rectify the situation and offer suitable compensation for the inconvenience caused. We apologize for falling short in this regard. While we are glad to hear that the room you were eventually allocated met your expectations, we understand that it was not the experience you had envisioned. Received courteous and efficient service from all staff. Short walk to the royal mile; we were able to explore new town and old town by walking. Also close to Waverley Station. Enjoyed a drink in the bar and breakfast buffet. My only minor complaint is that our king size bed consisted of 2 twins pushed together thus leaving a slump in the middle for snugglers.

Stayed for a night with work. Very helpful and polite staff, lovely big and clean room/bathroom and breakfast buffet was tasty. Only issue was the elevator in the morning, only 1 appeared to be working and it was going up and down of its own accord!! 🤦🏼♀️

Excellent hotel great location ten mins from main areas. Pool and spa treatment 1st class also sauna a great bonus. Gym is full of ex stuff. Most comfy beds weve ever had. Staff all very friendly. Breakfast was tip top everything you need. Will deff be back.

The staff could not have been any nicer !!! Everything explained and a tour of the facilities available etc . The two treatments we booked in for were done on time and were sooo good ! Shout out for George (if I remember ) he was really great and very professional . The afternoon tea was great (and for the package deal it seemed a bargain!) I read reviews the night before going and was a little worried about the experience we were going to have but I would defiantly go back again . Robes ,towels and slippers were all waiting for your arrival . Really great facilities

My husband and myself travelled from Ireland for the Easter Bank Holiday Weekend. We choose to stay in this Hotel due to location and we wanted to treat ourselves to a 4 star hotel experience. We definitely did not receive a 4 star experience. We discovered it was far below the par of a four star hotel and the price we paid did not reflect the experience we had. Firstly i must point out a positive , the reception staff (especially the staff member from Pennsylvania) ,were most friendly and welcoming unfortunately thats where the positive ends. We had booked a room with a city view, it looked out over a drab office building, bedroom was very basic and a complete refurbishment is required. We regretfully had dinner in the Surf and Turf restaurant that evening . The menu was very lim ited , prices very high, no fresh vegetables , a steak served on a plate filled with rocket. We were overcharged on the bill and a service charge was added despite stating it was discretionary. Staff appeared very inexperienced and when we complained they told us they were very busy! Hot breakfast buffet in the morning was very cold and toaster inefficient. Poor breakfast experience. Only one lift working for the whole weekend . Overall a very disappointing stay , would never recommend this hotel.…

We were pleased to be able to check into our room early. The room was standard, if a little tired - overlooking scaffolding on an adjacent building and a car park. We were surprised to find that the bathroom had no toiletries at all - not even a bar of soap to wash your hands after using the toilet! Glad to have a bottle of hand sanitizer in my bag! We used the leisure facilities in the morning - rather odd, unable to provide a towel - sent back to our room to use the ones provided there?? Breakfast was nice! Staff all very pleasant - especially Claire on reception when we called to confirm our booking. Location ideal for Arthur’s Seat and MyDynamicEarth. Not sure we’d visit again. Distinctly average!
