If you are in the market for the worst hotel in the UK, this might be the place for you.
We booked this hell hole at the last minute; due to storm Arwen, we were unable to get back to England.
We were told it would be £250 on the phone for two rooms (there were 6 of us), but when we got there, we were told it would be a room for 6 ppl, with 5 beds costing us £350. As we were stuck, we had no choice but to stay. We argued about this, and were told the manager would call us, he never did.
Meanwhile, 3 other women, in the same situation as us, had booked a room for 3 costing £90. They booked just after us on the same site.
When we attempted to pay, we were told it cost an additional £25 unless we paid by bank transfer. It was clearly a personal account, and we were not given a receipt despite asking several times.
The room (actually, it was more of a converted garage that you had to access by walking thru a car park filled with junk and rubbish) was an absolute dump; sparse, dirty, with a tiny dirty shower room. As we were shown our room, we could hear the couple in the next room telling the manager in no uncertain terms that they were not staying in their room as it was disgusting. We all slept in our clothes and we didn't use the shower. There was no breakfast, continental or otherwise. Nor was there anyone at reception to speak to regarding the phone call we never received from the manager.
I am certain this place is dodgy and i have reported them to the Scotland Tourist Board (there was a plaque at reception, but i am sure it is a fake).
The rooms shown on hotel booking sites are dressed up to make it look nice, be assured that you will NOT get anything like this if you stay there. Also, if you try to look at their website, www(dot)parkviewhousehotel(dot)co(dot)uk you will find it doesn't exist (see photo).
The phrase on the glass as you walk in says ‘Luxury With Economy’. Nothing could be further from the truth.
If you still decide to stay here after reading this, you need your head checking. Good luck.

First of all "budget" is relative in the context of the fringe. Everything including budget hotels a couple of miles away from the centre is inflated.
This hotel in the Leith area is a good option. A bustop 20 yards away has 2 busses that get you into the centre in about 20 minutes.
There is a tesco about 5 minutes away if you need supplies and plenty of cafe/bistros serving all k8nds of food from sushi to sandwiches within a quick walk. I used the Lidle bakery 10 minutes away to get pastries etc for breakfast.
The check in process was smooth and simple. There was always someone helpful at the end of a phone to guide. Email communication about the check in process was clear and everything went without a hitch.
We made use of the luggage drop prior to check in, went to the city centreand came back in the evening.
The room was very clean, a beautiful Georgian property with high ceilings in a nice area of Leith.
A few gripes. No mattress protectors just a thin sheet and then mattres. Tired outdated and bedsit like furniture in the room, no lock on the inside of the bathroom door. Water pressure for the shower was a bit weak.
We still had fun staying here and if you simply want a place to put your head down this place is absolutely fine oe clean and safe.

This is confusing
They call it as hotel but it like home stay or hostel stay. They don't have front desk and just one phone at door where you can speak to hotel person. I mean you don't get phone in room or any number to call so for even a emergency you need to reach to front door and make a call.
They have rooms on back yard They call as family rooms. We got them as we stayed as family. These are worst rooms I ever stayed. These are like garage made into room directly facing parking without any security. Room has 4 single beds with all having very uncomfortable worn out bad bed rolls. They don't provide daily room cleaning and it is chargeable it you request it. I think for the price you pay you can stay in better hotel with all services or at lesser price in some hostel
They don't have any restaurant as well.

We stayed here for 3 days and 2 nights with my 2 sons. I love the room as it is very spacious and clean. They have a good size parking lot, make sure to go via Burns Street if arriving via car as car park entrance is via that street.

Went for a last minute city break and was shocked to see this hotel priced so low (maybe a red flag in hindsight). We went ahead and booked because we wouldn’t be spending much time in the hotel room. Upon arrival to the hotel we were locked out with no instructions to enter so we had to phone a number on our confirmation to gain assistance. We were informed that we should have received a code in an email to unlock the front door, but we did not. We got in, and received keys to our room via an automated machine. Upon entering the room, all lights were on and although the bed was made and towels folded neatly at the end of the bed- the bathroom was an absolute tip. Stains on the toilet, paper and DIRTY towels on the floor, gross stains on side of bed. I immediately called the number again and explained and without offering an apology of any kind, we were told he gave us the wrong room (not sure that I believe that) and sent us to another. The second room was to a higher standard but the overall cleanliness was still very low. Mould, stains, scum, mildew. Suffice to say we had a terrible experience. If you can, avoid this hotel and try stay somewhere else!

When we arrived the man on reception told us he’d put us in a family room and made it sound like a bonus for us. When we got to the room there was a double bed literally in the middle of the room with no headboard and two single beds. The room and bathroom smelt slightly stale but nothing opening a window wouldn’t fix.
When we got back to the hotel after exploring with two low phone batteries we found that there was only one double plug socket in the entire room. Both sockets were occupied however the plug socket was mounted to the wall with half a roll of brown tape. We went to reception to complain that it wasn’t safe or an acceptable room to put two people in, let alone a family of four, to be told “the electrician is coming tomorrow”. A complete lie.
We were then moved room. Still into a family room but now all the beds had a headboard and there was accessible plug sockets. One of the single beds had a free sweet on it - that’s what it might have looked like to a child entering a family room anyway but actually it looked more like some sort of medication that had not been removed last time it was cleaned.
In the bathroom, the floor had split and was raised. The shower was so loud it sounded like a plane was taking off, and the water was so hot you had to have it set to 2 (the dial showed the hot settings were 7-10) to stop it from scalding. The shower head attachment was completely broken so fell down and there was used soap on top of the control panel as well.
We were not the only guests unhappy with our room as another family complained at the same time as us. They didn’t think their room was safe for their children and were looking for alternative accommodation. If we hadn’t both had an alcoholic drink we would have driven somewhere else as well.
Above the front door, Park View House Hotel advertises itself as luxury with economy. This wasn’t luxury or economy - I wouldn’t recommend anybody to stay here.

On the first morning, there was no heating and no running water in any of our rooms; a number of my group were unable to shower as a consequence. We were then informed that someone would be on-site to repair the plumbing. My partner and I returned to the hotel later that day to find the workmen had been into our room and left it unlocked. This is unacceptable, as our possessions could have been at risk.
On the second morning, there was again no running water or heating. I spoke with someone at reception who could not say if/when the water would return. Once again, we were unable to shower. A member of my party reported that their room was very cold, as there was a large gap in the window frame causing the little heat in the room to escape. The same member of my party also reported that their sink was blocked.
Upon emailing the Hotel I detailed our problems and requested some form of compensation, I was told "The receptionist checked several times with the occupants of the hotel to keep them updated throughout the day and to deal with any concerns they had. As you continued to find the accommodation suitable to stay in and did not depart for other accommodation we shall not be offering a refund."
No member of staff visited our room once to explain the situation, nor to provide any apology for the poor level of service afforded to us. Owing to the Six Nations at Murrayfield, there was no opportunity to stay elsewhere. They also tried to blame the lack of water on Storm Ciara, which in fact did not arrive until the second evening of our stay, therefore, this does not account for the water shortages experienced on our first morning. Unbelievable response from incredibly inept management.

We booked a family room for 4 persons for a 3 star hotel, made our choice based on the pictures on the website and paid a thousand euro's for 4 nights without a breakfast. The room appeared to be on the parking lot, with garbidge bins next to our door. Everything is old, damaged and dirty and the beds are uncomfortable. I would not pay a 100 euro for such a room. It appeared that no staff was available or even in the house when we wanted to complaint about the room. If it would be possible to give a minus rating, it would be minus 5 stars. DO NOT GO THERE!

This hotel was not worth 150 per night. Wallpaper was hanging off the wall, room was outdated and smelly.
I could not open and close window to air the room, the mattress was very uncomfortable and slanted to one side.
I would not recommend at all. House keeping was almost non existent and with two children needed a daily hoover and slight wipe down, bins not emptied either.
The exterior looks nice and has a lovely park opposite,I can not fault the location but will not be back.

Arrived 17.00 to be given keys to room on first floor. Entered room to find nothing done to room since previous occupation. Went down to reception where manager apologized to say he had given us the wrong room. Gave us keys to adjacent room where we found one of the twin beds had not been changed since previous occupation. Went back to reception where the management went up to the room and the returned trying to argue that the multiple creases on the bottom sheet and pillow were laundry marks. Clearly not true. They then agreed to change all the bedding on that bed. Drove round to rear enclosed car park to find litter including food wrappers all ove floor and bins not cleaned. Booking.com do not facilitate phone calls so forced to stay reluctantly. Hotel is not clean .
