Stayed overnight with a friend whilst attending a seminar. Twin room was basic and definitely not value for money. Dated décor and old fashioned blankets and quilt instead of duvet. Milk sachets were out of date and when I handed these to the owner and told him, he just laughed!! Unfortunately, I left an article of clothing behind and, whilst...

Place is a joke, booked a double room turned up and all they had left was a single! Since it was hogmanay I had no other choice but to take it. They charge your card as soon as you book which is fair enough, they then put us in a room with a tiny single bed, 1 towel, no soap...

Despite the friendly owner, there are many, many nicer B&Bs to stay in. There was an odour as soon as you entered the building. Our basement room reminded me of the set of Rising Damp - took me right back to rented flats in the 1970s. Breakfast was dire - it was certainly not a traditional Scottish breakfast. I guess...

We stay here three nights during the Edinburgh Festival. We were very disapointed. The room was adequate although our ensuite felt more like showering in a converted wardrobe. I stayed for 1 night with my daughter attending Edinburgh University Open day. We had a lovely room overlooking the garden. Tea & coffee making facilities in the room. Breakfast was great with plenty of choice. The owners were friendly and helpful. Would definitely stay again.

Reading the previous reviews I wonder if those people stayed at the same guest house where I stayed. I traveled solo and there were no single supplements. The only staff I met were the owners who bent over backwards to assist me with whatever I needed. If you want more coffee just ask for it. My entire stay was paid...

Very old decor and furniture, too many flowery things. Wool blankets? Duvets are much more comfortable these days. No toiletries which are the norm in most places when going for a break away. Need proper sized mugs for a decent brew........ Little China cups....... Gone in 2 mouthfuls. TIP if you are room only and want a lie in, room...

Not luxurious, not cheap and not particularly clean. The owners and staff were distinctly un-friendly. The location was a little further out that I expected too. I think we will stay elsewhere next time we visit Edinburgh.
