We came here for one night, it is the second time we have stayed. The rooms are basic but clean. The beds and bedding are very comfortable which resulted in a great nights sleep. Reception staff are friendly and helpful. Would recommend this hotel for a cheap stay in the centre of Edinburgh.

Good location but had to Ho across street for breakfast. No real problem. Convenient and just what we needed. Will certsinly check out for next visit. Staff helpful but unobtrusive. God information as to tourist needs.

The hotel is set back off the street with the rooms all upstairs. They are a good size, well appointed and have everything you could want. The breakfast is served in a bar just over the road and was lovely. For the price I really can't fault this hotel, the location is brilliant. Will definitely stay here again.

Fantastic hotel, lovely clean rooms and exceptionally friendly staff. Breakfast at Rick's across the road from hotel was lovely. Hotel is so central, seconds from George St, 2 minutes from Rose St and less than 10 minutes walk from Waverley station. Would definitely visit again.

Excellent comfy hotel. Lovely room. Brilliant location for shopping and Xmas markets. Ate breakfast out hence no comment on food. Room was lovely comfy good clean standard. Bathroom very clean and modern Quite at night no noisy traffic. Plenty tea and coffee. Would definitely recommend and stay again.

I stayed here two nights for professional meetings. The location was extremely convenient. The room was slightly tired-looking, but a good size and comfortable. My only disappointment was the poor water pressure in the shower (I was on the 4th floor). There was a dispenser for shower gel but no other toiletries provided. This is a Bread and breakfast and it's pretty good considering that. Let me rate it individually on the following factors: Location: 5/5 heart of the city. Cleanliness: 3.5/5 acceptable but not sparkling. Housekeeping was also just okay. Bathrooms are clean thank goodness Friendliness: 2/5 the staff at the reception was so bored and unwelcoming.
