We were one of 3 couples who stayed here 9-12th March & thought the hotel was GREAT value for money.
The rooms were a fine size 318 & 321, One couple got a smaller room but this was changed no problem. Rooms are cleaned daily & very comfortable beds.
Location is a 5 minute walk from last stop on tram from airport (journey time 35 mins ÂŁ18 return)& 5-7 minute walk to Waverley bridge.
Breakfast was included, not as large a selection as other hotels but AGAIN for price paid was great.
We did the package ÂŁ57p.p. 3 sightseeing buses including entry to Edinburgh Castle, Palace of Hollyrood House & Royal Yacht Brittania & would recommend same & found all staff to be genuinely friendly.
We also did tour of Real Mary Kings Close. First visit to Edinburgh but definitely won’t be the last.

quick walk from Edinburgh Waverly and Princess street and new town. I paid $73 for a twin room in the dead of mid-Jan which feels too expensive for the quality of the room but I don't know Edinburgh price points and perhaps that's reasonable? (Was given a double bed rather than a twin). Room was across the street from the main hotel. It fulfilled the basic needs of a hotel stay - relatively decently comfortable bed and quiet/no noise from outside, thin walls you can hear in hallway but so far not many people going through so quiet. However, the place feels very budget and bare bones and is TINY, even for European standards. There is less than a foot of space between the foot of the bed and the wall, and the bathroom is extremely small, so small that the sink is so close to the toilet that you can't sit straight on it and have to actually sit sideways. And oddly the glass doesn't fully close the tiny shower and since its so small water basically flows freely onto the bathroom floor during the shower. Also, the light next to eh bed just stopped working after touching it, and the carpet felt dirty. On the plus side they did have 2 free bottles of Strathmore water (appreciate it being glass and not plastic, though no recycling available in the room) and 2 bags of chips and 2 bags of shortbread cookies.

This was a satisfactory hotel.

The staff on check in and check out were friendly and professional and the hotel stored our bag for us when we checked out as we still had a few hours before our train departed. We only received one room card/key and would have preferred if they had given us two as is customary. The location is fairly good and is about a 15-20 minute walk from the main attractions.

We stayed in a basement room which I was initially apprehensive about but this was not really an issue as we still had a full size window and a fair amount of light coming through the room. We booked a double room but had two single beds put together.

The bedroom itself was fine; it was a decent size and had all of the amenities we required as well as complimentary tea / coffee / snacks. The bathroom on the other hand was a disappointment. It was not very clean and lacked basic amenities like a toilet brush. We had a bath over a shower as opposed to a shower cubicle which leaked and spilt lots of water over the floor.

The room was not cleaned once throughout our visit. No doubt the hotel would give covid as the reason but this is not an excuse to undertake basic duties of a hotel.

Overall, a satisfactory hotel but the bathroom needed significant improvements.

The hotel is a 10/15min walk from the centre which is fine if you dont mind walking, we arrived and checked in without a problem, the corridors had a musty smell about them, the room was spacious enough but had an overwhelming smell of pee when we went inside. Also the room was cold no heating on. The beds were comfy even though the "large" bed was 2 singles pushed together we had an awful view of a walled area full of rubble and surrounding flats looking down into, a net curtain was up but still not ideal. Due to covid no bar/restaurant open which meant a small paper bag breakfast brought to the room between 7-8am, but the first morning the people only came walking into start at 8am?? the first morning we only got 2 breakfasts, there were 3 of us, and only 2 sets of clean towels left after the room had been cleaned. I did tell them this and it was rectified but the excuse of oh maybe only 2 people on the system wasn't good enough when my booking obviously said for 3 guests. We will stay more central next time but the hotel was OK for our base.

Although I do not accept certain comments you have made, we do care about the comments. If there was any unhappiness about the room, we encourage our guests to mention them at check in. Which will give us time to rectify. The heating in the room works on a regulator at the radiator in the room. Which allows the guests to adjust according to their liking. We are a budget 3 star property and not all the rooms have great views. Windsor street is a residential street and there are residential properties in neighbourhood. Booked a stay at this hotel.it was our first time to Edinburgh. We looked at the reviews an they seemed good.
The hotel is in a fair location..about 10 min walk into the city. It was fairly clean buy has a youth hostel vibe about it.
Staff however are friendly and keen to help.
Dissapointilnly the breakfast was atrocious and I would suggest eating breakfast elsewhere.
Our room was not serviced, so towels and toilet paper not replenishes albeit I placed the sign on the door for them to service the room.
The cleaning staff.walked into the room Sunday morning on our checkout to clean the room, without knocking or letting us know..checkout is at 11
.I was not impressed.
I would say its a basic hotel, but it is relatively clean .

Now this has been rectified and we are back with buffet. I am sure, your stay will be enjoyable on the next time. Staff coming in to the room was purely a mistake. The hotel is in a good location, only 10 minutes walk from the City. If you're staying at weekend and bringing your car, off-road parking is free from 5.30pm on Friday all weekend until Monday morning (ÂŁ2.50 per hour at other times). We booked a small double room. It was indeed small. Little room to walk around the room and the bathroom is tiny also. We were put in the Apartment building across the road, so it meant outdoor footwear, coats and umbrella for breakfast. The hot breakfast consisted of sausage, bacon, scrambled egg and baked beans. There was a choice of breads, fruit, cereals and drinks. We thought there was generally a lack of attention to room preparation. Curtain was hanging off the rail, 4 shampoos but no shower gel, carpet was dirty, communal area carpets not vacuumed. For us, it was a budget hotel. Generally OK, but attention to detail would improve it so much more.

We arrived at our hotel to be welcomed by a very lovely member of staff (Alan) we checked in a room was lovely, clean and spacious. We recieved a free bottle of prosecco which staff had taken to our room in a ice bucket and champagne flutes, the prosecco was lovely a crisp so we ordered another bottle (worth a try). Breakfast was left outside our room in the morning in individual bags with a good selection. The hotel was lovely, clean and quiet in a great location and staff were most helpful the best we have stayed in at Edinburgh and for a excellent price. I must say Alan is a new member of staff to The Cairn Hotel but is a very lovely warm welcoming, helpful person and a great credit to the hotel.

We stayed here for one night and it was ideal for us. Staff were helpful and friendly. Our room was clean and lovely, double bed was comfy with extra pillows available. Also, you had the standard hairdryer, full length mirror and from the waist up mirror in the room, plenty of hanging space for your clothes and shelves, iron and ironing table available. Kettle facilities with tea/coffee/sugars/sweeteners/UHT milk/crisps/biscuits and tele on wall (swing arm). Shower room was also clean (no bath which suited us), standard toiletries available, clean fluffy towels, good lighting and mirrors and plenty of toilet roll. We received a complimentary bottle of red merlot wine and breakfast was left outside in the morning for us which was a couple of grab and go paper bags, each one contained, pot of porridge (just add water), croissant, pain au chocolat, jam portion, yogurt, apple, paper plate, plastic knife, spoon and napkin - ideal for us. Finally, if you need a taxi (which we did several times) there is a device at reception that either you press or the staff and the taxi company are alerted, you receive a reference number and taxi was there within a few minutes. Location wise, you are walking distance to the new St James Quarter shopping centre, Edinburgh Playhouse and Waverley Train Station. I would recommend this hotel and would happily stay here again.

Stayed here last night with my daughter. Have previously stayed with my husband. Great location with lovely staff. Cheap and cheerful. Nice big bedrooms. Very clean. Bed was super comfy, plenty of toiletries and lovely little touches like bottles of water , crisps , biscuits aswell as the normally tea and coffee. Unfortunately all the restrictions were in place so no pubs and bars were open so we just had an Uber eats delivered to the hotel. My daughter loved it.

Good location near the playhouse and 10 mins from the train station. The room was spotless and had everything you could possibly need for a long stay with a mini kitchen including microwave crockery cutlery etc. We stayed for one night but I will be back.
