Did a last min booking at this hotel for one night, Check in is not in the hotel it is in another hotel down the road. The house is down the road which feels more like a dirty bedsit from what i can imagine a dirty bedsit to be like. i arrive and had to get out of the room...

The Regis guest house is an average b&b. For the price you pay you get the basics. Staff were friendly and informative and the rooms were clean. Only drawback is the breakfast is further down the street which is not ideal.

First the good things: Heater worked and breakfast was good, except for the hair in the egg. I will only comment on the things they could fix. We were in the triple in the front of the Regis House. Although light on atmosphere and amenities, the Regis served our needs for an affordable overnight within walking distance of downtown Edinburgh. Our family room (£80 for 3 adults with breakfast) was clean and functional but not a place for much more than sleeping and dressing. Breakfast and the staff are at the separate Braveheart Guest House on the same block....
