Where do we start? Absolutely sensational from start to finish. We were welcomed so warmly by Paul and were astonished by how beautiful the interior of the building was. Our room was gorgeous, very comfortable, supremely clean and lots of lovely extra touches. Breakfast cooked by Susan each morning was perfect and we loved the pre-ordering by app. There is nothing to criticise at all about Barony House or its proud owners who have done a fabulous job of creating a truly boutique experience in an excellent location. If we could give Barony House 6 stars, we would. Highly recommended to everyone.

Me and my sister (both young adults) visited Edinburgh for the first time and stayed at Barony House. What a great idea that was! Could not have asked for a better stay. We felt warmly welcomed as soon as we stepped through its doors. Paul gave us an in-depth background on the rich history of the house and also pointed out the work that his talented wife Susan who had put in decorating and designing the house. We were then led to our rooms which had information spread out on the bed including a map and recommendations for things to see/eat. There was even a bottle of complementary sherry which we very much enjoyed! The rooms were clean and the beds were cozy! Breakfast could be made to preorder the night before using a nifty online form! The breakfast was cooked fresh every morning by Susan. My sister had the Aussie pancakes which she said were delicious (best pancakes she’s ever had!!) the veggie breakfast was also very tasty and fresh homemade bread was a nice touch. The location is ideal as it is a 30 minute walk from the town or an 8 minute taxi ride. Overall we had an amazing stay, made great friends and will definitely return as there is still so much left to see that we could not fit in our two days in Edinburgh!! Thanks again to Paul, Susan and family, we are grateful for your hospitality ❤️✨

Top class B&B with brilliant hosts who can’t do enough for you. Breakfast is too die for. Location is perfect, out of Town but not too far with a Bus every 5 minutes. The house is beautifully decorated and well maintained. We had a fantastic break in Edinburgh and will definitely be back…but only when there is availability at Barony House!

What a wonderful place! We stayed for 2 nights in December. The owners could not have been friendlier or more accommodating. They gave wonderful recommendations of what to do around town and were super attentive during our stay. The breakfast is to die for, get the pancakes, I tried to get the recipe but it’s a trade secret. Rooms are spacious, decorated to a high standard which the couple have done themselves and very clean. Will definitely be back and couldn’t recommend enough.

What a little gem we found. The Barony House was a fabulous choice, we would highly recommend to stay here. Spotlessly clean. The breakfast was so delicious, very plentiful - thank you Susan. Just home from the most wonderful stay at Barony House! Cannot fault this fantastic hotel, the most welcoming place to stay with fabulous hosts. If you’re a lover of Christmas (like we are!) then it’s a must to stay in Nov/Dec 🎄 Stunning decor with unique feature pieces. Breakfast was a stand out for us - beautifully presented and tasted amazing! Both Paul and Susan could not do anymore to help us. Thank you so much, we’ve already recommended to family and friends and can’t wait to return ❤️

We stayed for 2 nights at Barony House and we had the best time ever. We received a very warm welcome from Paul and Susan at Breakfast. We managed to park the car easily and it was a 30 minute walk to Princes St, buses were very frequent so easy to catch into Edinburgh. The house is decorated beautifully by Susan and the garden room we had was warm, spacious and had a modern en-suite shower room with plenty of tea & coffee options, with good size mugs for a proper cuppa! there is also an honesty bar in the snug upstairs. Paul recommended an Indian restaurant called Pataka, literally 5 mins walk round the corner, the food was excellent and discount too! The breakfast was fabulous, freshly baked Bread and pastries together with berries and yoghurt, a full Scottish breakfast, pancakes, omelettes, porridge the choice is amazing, all freshly prepared by Susan We arrived as visitors, left feeling as extended family, we will return the next time we visit Edinburgh. Paul is the best host. Susan’s artistic touches are amazing. We stayed in the Baroness room. The room is beautiful and the bed is so comfy. Nothing is too much trouble for this couple and the attention to detail is excellent. Breakfast is made using fresh and homemade ingredients, this is one of the best breakfasts we have ever had. From booking to arriving everything has been professional and fantastic I booked this for a surprise birthday weekend I asked Paul to arrange a birthday balloon surprise which given there is a helium shortage at the moment he went above expectations and nailed it. The hospitality I can not fault in any way this was fantastic very knowledgeable of the area and culture held great conversations. The venue if I could give extra stars I would it was fabulous tastefully decorated throughout, Susan’s hand made wall pieces and decorative taste is amazing. Breakfast was amazing everything made from scratch with a great selection. We have now booked again for February and March 23 and can’t wait to return. Thanks for having us!!!

Wonder, enthusiastic host, Paul! Follow his itinerary and you can’t go wrong. The house was beautiful with all the personal touches and exquisite taste by Susan. Her cooked breakfasts were amazing. I’m now a big fan of Australian pancakes. The dining room was beautiful and had a fire going in the fireplace during breakfast. This was by far the best B and B we’ve stayed in and a great way to end our trip.
