Wow. We’d booked just a standard double through booking.com but they upgraded us for free to one of their apartments. Even though we were only staying one night, it was nice to be able to really lounge about separate from the bedroom. Apartment was absolutely spacious. Very clean. Main bathroom (because there was also a powder room!) was immense and very modern. The rain shower shower head was huge.

The main asset of this hotel is its location! It is near almost every sight in Edinburgh and close to all means of transportaion (buses, trams and airport shuttle bus). During my stay, I went everywhere on foot. Although it is situated in a busy place, my room was quiet. The staff was kind and helpful (provide us with slippers and maps). The room was spacious and included coffee and tea facilities. The room (although spacious as mentioned above) was outdated with worn out furniture and rusty metal objects (see photos). It is something totally unacceptable for a 4star hotel. The bed and the pillows were not very comfortable either. Overall, I think this hotel is not a value for money accomodation.

We had three apartments for a weekend hen party that we organised through Flock. The apartments are beautifully decorated and have really great space with high quality amenities. There were 3 bathrooms all in great condition in the apartment I stayed in and it was great having so many for 6 of us to choose between. There were nice touches such as coffee and tea and water and the mini bar was stocked full. There was an iron, ghd straighteners and hair dryer which were all good quality. The one let down the apartments had were the sofa beds. They were terribly uncomfortable and you could feel every spring. It wobbled every time someone moved. We spoke to the receptionist after the first night to see if there was anything that could be done, explaining that one of the girls had slept wrapped up in a duvet with a towel and pillows underneath to help soften the uncomfortableness. The first thing she said/asked was if I had broken it, which was rude and uncalled for. She said the hotel had never had a complaint about them before and she couldn’t understand why it was uncomfortable if we hadn’t broken it. That conversation didn’t leave a great taste in my mouth. It was then followed up by a visit from the facilities person to see if we had broken it…! Unfortunately nothing could be done so we asked for extra duvets which helped pad it a little but the people sleeping on them had terrible nights sleep. It definitely could have been dealt with differently by the receptionist in a more professional manner. Other than that, they were brilliant and I would recommend staying as long as you don’t have a requirement for the sofa bed!

We stayed in an apartment which was lovely and spacious, however did not include breakfast so we ate elsewhere. The bed was a little hard but just a personal opinion. On the Saturday having been out all morning we returned to get ready for going out mid afternoon and were interrupted by housekeeping. We asked them to return later which they did. The hotel is in an excellent location and has lots of nice places to eat and drink around it. We checked out on the Sunday morning. On arrival at our house I realised at the same time as my partner that I had left my 3 in 1 apple charger on the bedside table in the apartment. I emailed them to let them know and got no response so I called on the Monday to be told nothing had been handed in but the housekeeping staff who cleaned the room were not in until Tuesday. I called again on Tuesday and was told nothing had been handed in and they would look into it. I never received a call or email back. Although it was my fault for leaving it behind I did not expect that someone would just take it! It was definitely in the room on Sunday when we left so someone took it. This has spoilt my impression of the Hotel unfortunately.

We loved our stay at the Rutland hotel. The location was perfect, a short walk to the old town and new town (15 mins) and right next to Princes Street gardens. There were plenty of local amenities on the doorstep including plenty of coffee shops, restaurants and a supermarkets. The hotels facilities were superb including daily refilled tea/coffee, chocolate teacakes and minibar. There was also handy spare toiletries if required. The room was very spacious and kept very clean (daily housekeeping). We cannot recommend this hotel more and will definitely be returning soon. All staff we interacted with were very friendly and accommodating.

We stayed for three nights in a Junior Suite on the top floor. If I have one tiny, tiny criticism it would be the minute window because it's an attic space. However, the hotel and our room were exceptional. Absolutely everything was available to you, including GHD straighteners and hairdryer. Full music system, pod coffee maker, extra fresh milk in the fridge. Jacuzzi bath, bath robes, all the toiletries you could wish for....etc, etc. Attached to the hotel is The Huxley bar, which provided a perfect breakfast choice, plentiful and superbly cooked to order. The staff in both the bar and hotel were exemplary, with a special mention to the Spanish lady on reception (sorry, we missed your name) who checked us out and offered invaluable information, especially in relation to the NCP car park...thank you! We had a perfect stay at The Rutland and we will certainly stay again.

What a fabulous find. About 3/4 mile from Edinburgh Waverley St on Princes St. Our third floor ( life goes to the second so bear that in mind if you have mobility issues) looked out over Princes St but the double glazing meant we didn't hear a thing. The bed was firm and the softness of the pillows and duvet made us feel like we were sleeping in clouds! Absolutely perfect. The bathroom came with an unexpected jacuzzi. Not sure if all rooms have that so we were in room 8! Arran Isles toiletries and make up remover, nail varnish remover, deodorants and hairspray were also included. There's a nespresso machine in the room with plenty of pods and a great selection of tea bags and of course, the mandatory Tunnocks Teacakes. We'd prepaid for breakfast in the Huxley bar on the ground floor. Loads of choice and I can highly recommend the Huxley Hash. My only gripe is we had to pay for an additional cup of coffee at breakfast although we did get 20% off as we were staying in the hotel. We're planning a return trip to Edinburgh and will be staying here again.

My boyfriend booked this hotel for us as a surprise birthday trip to Edinburgh. The hotel was absolutely outstanding. Our room was beautiful, spacious and so clean, as well as a fantastic view of Edinburgh castle which made it so special. All staff we met were very friendly, welcoming and attentive. I highly recommend including breakfast when you book. The breakfast menu is AMAZING and by far the best hotel breakfast I’ve ever had. Again all the staff in The Huxley were so friendly and welcoming. We were really impressed with the high level of customer service and will definitely be back for another visit to this lovely hotel. Thank you for making my birthday so special!

We booked the Rutland from the previous reviews for our 3 city break to Edinburgh along with our elopement wedding. On arrival we were met by the very friendly receptionist team which made check in very easy and stress free. Our room was on the top floor with superb views of the castle, the room had everything we could possibly need and more. Could not fault it at all. On the first night we decided to have some snacks and drinks in Huxley bar below the hotel. The food was sublime and service was fantastic. We had a visit to our table off Mike who was the general manager asking how we was and if everything was ok. We informed him we were here for our wedding which he was already aware of as we had booked a meal in the restaurant above the bar. The morning of the wedding we had drinks delivered to my now wife’s room where she was getting ready along with a bucket of beers to my friends room where I was getting ready. Such a nice touch with a personal good luck off the team. On arrival back at the restaurant after our wedding we were shown to our table with complimentary Prosecco for our party of four. We had the set Christmas menu and ohhhhh my the food was to die for. Could not fault any of it. Five star from all of us. We even had a visit off Mike to pass on his congratulations. Overall what can we say about this hotel. The management, hotel, restaurant, service is exceptional and can not wait to book again for our 1st year anniversary next December. Thankyou Mike and team. We stayed in one of the Rutland Hotels apartments and it was absolutely fabulous. So much space and everything you could possibly need. It was our anniversary and they made us feel so special. The staff are amazing and it's in an excellent location. I was sad to leave and wish we had been staying longer.
