Amazing hotel, great location, friendly staff and very very reasonably priced for what you get. The bed was huge and SO comfy! We had 4 hours until our train home so the staff kindly let us store our luggage until then so we didn’t have to lug it around Edinburgh! I would 1000% stay here again

We had a stop over in Edinburgh and wanted a reasonably priced hotel that was central and No 11 fitted the bill. It turned out to be a great choice. The hotel was a pleasant 10 minute walk from Princes Street, in a lovely residential area very near to Calton Hill. The hotel itself is two converted town houses, which are one of Edinburgh’s gems, and we had booked the small double. It had everything we wanted, a very good bed and Ensuite, and was clean and elegant. An iron, board and hairdryer are all provided too. Would highly recommend the hotel, the staff were very friendly, the breakfast was really nice and super value. Should we require another hotel stay in Edinburgh, we wouldn’t hesitate to rebook

Excellent experience,great hotel warm friendly and helpful staff made our stay a great experience a 10 min walk to Edinburgh city centre close to good bar's and restaurants and the 48hr hop on hop off bus city centre tour on London road, when I visit Edinburgh again I will be Staying at this hotel again

We stayed here for 3 nights, having just arrived from Louisiana after a very long journey. We had an excellent dinner. The room was very spacious and had a huge bathroom. The bed was very comfortable for us, not too hard and very big as well! The breakfasts were stellar! We opened the windows to cool things off and loved how quiet it was.

This is a beautiful boutique hotel only about 10 minutes walk from Waverely Station. It is very pretty, very stylish and is immaculately clean. All the staff are very attentive, really pleasant and could not do anymore to make your stay perfect. When we arrived we were checked in quickly and shown around the hotel and its facilities by a wonderful young lady called Irene, she was so helpful and kind. Breakfast was delicious, freshly cooked, plates were hot and coffee was constantly topped up. Cereal, fruit and other options were available as well as cooked items. We had a suite which overlooked the gorgeous, relaxing garden. Pretty areas to sit outdoors and enjoy a drink and the sunshine, little fairy lights all around - beautiful. Our room was large, extra large comfy clean bed and a double showers and double sinks. The area nearby included the Omni Centre, lots of restaurants, takeaways, and near John Lewis and St James'Quarter shopping centre. We will definitely return. Thank you.

Great location and parking outside was easy. The breakfast was good for the additional price & decor is lovely. Only drawbacks were when we arrived the receptionist exclaimed “you’ve booked our smallest room!” If this had been a surprise trip that would have been pretty annoying as it was, not exactly what you want to hear on arrival especially when i’d been encouraged to book over the phone directly when I’d called to ask about parking instead of with booking.com so they could avoid paying any fees a few months earlier - no idea whether the online room was different or whether we were just given the smallest for convenience. Our room was no. 7 and would recommend avoiding this one as the ceilings were sloped and very low, you couldn’t open the bathroom door properly as the room was so small. The bathroom heater was permanently on to avoid damp so we were boiling for the 2 nights of our stay. The fan in the room was broken although fortunately my partner is quite handy so managed to fix it. It’s listed so not able to cater for additional accessibility needs - there are quite a few steps!

The room was very spacious with high ceilings and very quaint decor. It was clean, and quiet. Within walking distance to the city center and many other sites In Edinburgh. The staff were friendly, welcoming and helpful. We enjoyed our stay.

Amazing hotel, close from the city center. Parking places available in front of the hotel. The room was as described, great bed cosy and raffinate room even a double shower. excellent breakfast and also dinner. Staff was kind and helpful.

We decided to have a last minute night away in Edinburgh and stayed in one of the small rooms at No.11. Despite being small, it was cosy and the bed was very comfortable. The staff where really nice and it's also a short walk from train stations and the main street! Would stay again!

Our first one night stay in a Georgian suite. Very clean and impressive boutique hotel, the room was huge and comfortable. I appreciate it is a boutique hotel, but it did feel a little austere and lacking the warmth and ambience. Lovely bed and really good nights sleep. In room 21, the tv is obscured by the four poster bed posts, a minor point really. Suggest a surface in the bathroom for personal items, and bottled water in the room too. Location fantastic, lovely and quiet outside.
