Sandeman House is in a quite residential location with free parking close by. Avery warm welcome into a comfortable spacious room which was very quiet despite overlooking the road at the front of the property. Breakfast is freshly made to order and was absolutely delicious taken in the dining room overlooking the garden. There are plenty places wihin strolling distance... More

I stayed here for work in September 2012 for 2 weeks, and totally absolutely loved the experience! Neil and Joyce were the best hosts! It's a lovely cosy home, and the room was spanking clean, with nice new sheets, wifi, and everything I needed. Kettle and Yorkshire tea bags to make my own evening tea, and chair by the window... What a find! We have family in Edinburgh but always prefer to have our own space and own bathroom, have gone down the Travelodge route and never again so thought we would try a B&B / Guest House. Again not our usual choice as we like the anonymity of a hotel however, we were pleasantly surprised and will definitely use... More

We stayed here twice in August. Once for four nights and again the last day in Scotland. What a great B&B and introduction to Scotland. Rooms were great, breakfast were superb. Joyce and Neil were great hosts and helpful as we asked many questions. Easy walk to the Meadows and into town. A great time in Edinburgh and staying here... More

Incredible friendly hosts in conveniently located B&B. excellent breakfasts, knowledgeable hosts who run a lovely homey establishment. Easily walk to both Old and New Town, great pubs and restaurants. Nice rooms but not good for folks with issues with stairs

Everything was good. Friendly Owner, Good location in a very nice neighborhood, and just a short walk to some nice restaurants. Clean and comfortable. I will be back.

Whether one judges a B&B by the bed, the breakfast, or the warmth and helpfulness of the hosts, Sandeman House ticks all the boxes. “The rooms at the front of the house are both en-suite. The room at the rear has a bathroom right next door. The larger room at the front has a huge bed and a tartan chaise longue which is lovely. All the beds are very comfortable.”
