This hotel is an absolute surprise for myself and my wife. Very clean and modern, quiet throughout day and night. The staffs are very friendly and helpful, the breakfast are very well cooked. Needed somewhere affordable for 2 nights in Edinburgh. Had found the prices of hotels and national chains of 'budget' hotels far more expensive than I'd anticipated. I stayed here for a few days prior to a business engagement in Edinburgh. Easily accessible by bus - the bus stops right outside the door which is great for traveling in and out of town. Located directly across the road from a lovely park which is nice to relax in if the weather is fine. Takes about 15 minutes...

My fiancé and I spent three nights here to celebrate her birthday. The Guest House was very quiet and right on a lovely park. The breakfast was made to order and was delicious. The owners were very helpful with cabs and accommodating some of our unique timing circumstances due to our scheduled day trips and flights.

Sometimes, just having a smiling, helpful and friendly landlord is what makes the difference between a great time and a grumpy time :) The location is also easily accessible via bus and instead of just one journey, taking a day card helps you just sit in the bus and watch the entire city if you are tired to walk around...

Very good and warm people, we enjoyed 3 nights with my kids on 2 rooms that all was very good. Nice breakfast and helpful Danny and his wife. Thank you guys hope to see you in the future again. The Bus stop is just outside also a park across.
