Lovely, character filled home with spotless rooms, comfy beds, and a truly remarkably good breakfast. The hosts hit the right balance between being warm and welcoming without being intrusive. I will stay here again when visiting Edinburgh!

Paul and Yvonne were "inn sitting" while the owners took a vacation. My friend and I both commented that we have never had such wonderful and kind hosts. They made our trip. If you happen to be at an inn where they are working, you'll understand. We feel like we have new friends

I very much liked my experience of staying in this interestingly furnished, clean, warm and comfortable Victorian house. Our bedroom was incredibly quiet and peaceful considering we were in the midst of a bustling city which never rests. The house had easy access to bus routes serving various parts of the city. Our host was very kindly, helpful and unhurried....

This was our first time in Edinburgh and staying here made it a lovely experience. Mark and Marianne made us feel very welcome, informing us of particular places of interest. We had a great holiday in Edinburgh which was enhanced by our stay at The Balmoral Guesthouse. Nothing was too much trouble, bags stored before and after check in/out for us, great breakfast and help and advice on sightseeing and bus routes. Excellent hosts, thoroughly recommended.

Our stay here was great. Dorothy was amazing to us. The breakfast was great. Even with a large family next to us the room was very quiet. We stayed in room 8 with the bathroom across the hall. The room was nice and had a beautiful view. 15-20 minute easy walk to Waverley station.

My family and I went there for my youngest daughter's graduation. We only stayed one night - such a shame, as we'd have loved to have stayed longer. It's a delightful place. Lovely rooms, excellent breakfast and charming owners. I'm vegan and it was no problem. Definitely be back. Thank you so much for a memorable stay.

The guest house is convenient for the city centre. The room was comfortable, the breakfast substantial and tasty and the owners were friendly and helpful. I will be staying there again when I am in Edinburgh. Brian

I've stayed at this Guesthouse many times and have never been disappointed. Extremely well kept. Excellent rooms. Clean. Super breakfasts and great hosts! What more do you need? Lots of stores & pubs/eateries close If you are a walker you are a 10-15 min walk to Princess Street and a 15-20 min to Leith harbour. If not, the bus stops...
