A very warm welcome, beautiful contemporary double room with en suite, beautiful surroundings, tastefully decorated, accommodating hosts, great cooked breakfast & plenty if it. Spotlessly clean, even Alex Polizzi, the hotel inspector, would have been hard pushed to say a bad word about this place! Stayed for 3 ntes with my son. Beautiful and relaxing guest house and owners made us very welcome especially Mark at breakfast! Anita is a lovely host where nothing is too much trouble. The rooms are clean, comfortable and has attention to detail. You have a good choice of breakfast from cereal, fruit, yogurt, toast, cooked and juice. The bus stop is on the doorstep and is a very good service, although make sure you have the right money. We have been staying at the Ayden for over 12 years, visiting on average about 3 times each year. These statistics speak for themselves, this is the best guesthouse in Edinburgh by a mile! We were offered a family room which was nice and big. Room was clean and modern. Very generous with amenities. Great location. The bus from town stopped right outside the house. Excellent breakfast. The host was hospitable.

Stayed there for two nights as a great start for our holiday in Scotland. The place is excellently located close tomLeith Walk and it is only a 20 minute walk to the city centre. Just had a 2 night weekend stay here, and it's an absolute gem. Anita & David are the perfect hosts and their B&B is really clean and cosy. I'd recommend the Ayden if you're looking for a cosy room within 20 minutes walk of the centre of the city.

Our 4 night stay at The Ayden was perfect: our room was a nice size and incredibly quiet, with a beautifully comfortable bed and a nice en-suit; David and Anita were also the perfect hosts - and provided one of the nicest selection of breakfasts I have had anywhere (I seriously recommend the vegetarian Scottish breakfast, with haggis - beautiful!).... We stayed for 4 nights at the Ayden last month and couldn't have done better. Excellent value for money, wonderful, friendly atmosphere. “All rooms look of an equally high standard. My only tip is that, unlike many of the B&Bs on Pilrig Street, Ayden doesn't have a board in the front garden. So, after turning off Leith Walk, if you go past the first bus stop on the left, you've missed it!”
