We stayed for 4 nights at the Ayden last month and couldn't have done better. Excellent value for money, wonderful, friendly atmosphere. Anita and David are great hosts, making everyone feel really at home. Our room was huge, modern, clean and well appointed. Breakfasts are good and tasty, great coffee. The fresh fruit topped with yoghurt was our favourite, inspite...

My husband and i stayed here 1 night. The owner was extremely nice and helpful. The room was clean, cozy and nice sized. The price was quite reasonable. The breakfast was delicious with many options available for anyone. There was absolutely nothing bad to say about this place. I would highly recommend going there!

Good quiet location, great Scottish breakfast, friendly hostess, clean and tidy rooms great price for the area. 5/5. The hostess was able to take us in on very short notice without bookings and hold our luggage securely while we went touring Edinburgh. Very pleased with this place and I highly recommend going here if anyone is in the area!

We ended up here by accident having had a booking with The Conifers, but it turned out they were double-booked so they arranged for us to move along the road to the Ayden. I was initially disappointed as I had chosen the Conifers on the basis of excellent reviews. However, once we got settled in the Ayden we were perfectly...

We stayed during the Fringe festival - booked our rooms at short notice, so didn't expect much. We were blown away at the friendliness of the welcome; both David and Anita are lovely people and fantastic hosts. They were very knowledgeable about their city and helped us plan our days activities - directed us to several excellent restaurants we wouldn't...

We stayed for four nights in August during the Fringe Festival. Our two bedrooms on the top floor were private, beautifully decorated, and very comfortable. We had everything we needed. The breakfast menu was extensive, delicious and arrived promptly at the time requested. A frequent bus service goes into town and conveniently stops outside the Ayden although it is as...

We stayed at The Ayden June/July 2013 and could not fault it. The rooms were spotlessly clean, the bed was luxuriously comfortable, and the breakfasts were delicious. There is free on street parking (so unexpected being so close to Edinburgh city centre - around a 20 minute walk away). Lovely personal touches like the chocolate biscuits and also the wine...

My partner and I stayed at the Ayden a couple of weeks ago for three nights, it was wonderful... We had a room at the back of the house with was lovely and quiet with great neutral decor and very modern, the house itself is beautiful, full of charm and yet modern too.. Anita and David, the owners are friendly...

We booked the Ayden after the many excellent reviews on TA. I have to say they all lived up to expectation. This is the cleanest place I have ever stayed in, David and Anita are wonderful hosts and even got up at 6am to make breakfast for us marathon runners- amazing!!! Our room was at the back of the house...

We had a fantastic time - great spacious bedroom (for 4), probably the cleanest place we have ever stayed in! Lovely decoration, delicious breakfast, incredibly friendly and helpful hosts. Only downside is traffic noise outside if your room looks out onto Pilrig street.

“Rooms on the 1st floor are a little smaller, but quieter; the attic rooms are bigger and double aspected.”
DavidT378, 26 Aug 2014 | Read review
“One of the rooms doesn't have an en suite (you have to cross the corridor for shower/toilet)- if going during a big event (book festival, tattoo, fringe) and this is a deal breaker, best check in advance.”
166peterh, 28 Aug 2013 | Read review
“If you need two rooms I would choose the top floor as you will have a feeling of complete privacy from other guests. Will need to be able to climb some relatively narrow stairs though.”
P2742EQcarolm, 23 Aug 2013 | Read review
“All rooms look of an equally high standard. My only tip is that, unlike many of the B&Bs on Pilrig Street, Ayden doesn't have a board in the front garden. So, after turning off Leith Walk, if you go past the first bus stop on the left, you've missed it!”

“Rooms at the back of the house have less traffic noise ... you can't avoid the seagulls, though!”
