We booked a one night last minute stay at this hotel. Even though we have been to Edinburgh, we love staying at different hotels, so always deliberately booked into somewhere we've never stayed before, and this is a great find at a very reasonable prize. It was a bonus that it was affiliated with RCS! The location was great, within walking distance to most places in Edinburgh. We parked at the nearby NCP carpark - 6 minutes walk away, it's an uphill walk from the car park. The hotel provides an additional ticket to get a £6.50 discount for the £20 for about 24 hour parking,.
The staff were all very polite and accommodating, we felt very welcomed but not intruded upon. Plenty of alcohol gels everywhere, in the reception, in the lift. The corridors had tasteful decors. There were many pictures of horses, we asked the staff the significance, and it was because the building used to be stables!
The room we had (king) was at the end of the building, so we had 3 windows in the room and 1 window in the bathroom. It was really spacious and clean, everything looked new. The bathroom was spotless, there was a separate bath and shower, the spacious shower had the options of a rain forest shower and the normal shower with good power. The towels were massive, always a good sign! I would have designed the flush differently - had to put the seat and cover down to get to the button for the flush, so having to touch the seat and cover all the time, The default toiletries are a small bar of soap and a shower cap. For any other toiletries, there was instructions to ask at the reception. I would also recommend the hotel to put up blinds for the window in the bathroom, as tghe toilet door is frosted, so daylight was streaming in through the bathroom door in the morning, which is not great.
There was a kettle, 2 shortbread and the usual coffee sachets, tea bags and hot chocolate sachet, and small milk pots. We did ask for more coffees at the reception, There's a small empty fridge, and a safe.
There are bathrobes and bedroom slippers, hair dryer and ironing board. Plenty of plug sockets with USB sockets. A lovely pack of wild flower seeds to take away too!
The blinds for 2 windows in the room were not adequate as light was coming in through the sides in the morning, hope the hotel looks into this for a better night sleep please.
The bed and pillows were comfortable. There were 2 comfy chairs with foot stools that were so comfortable!
Plenty of lights in the room with suitable reading lights by the bed. There were lights behind the TV which was clever and practical.
Breakfast was served at the table, they were really good.
We highly recommend this hotel, great location and price, friendly staff, comfy and clean rooms. We're very happy with our stay.

Ican honestly say that this was one of the best value experiences I have had for a very very very long time. Booked at the last minute since being an Edinburgh resident was not planning on staying out overnight. HOwever I had started to feel unwell late on a Sat afternoon when I was shopping in the city centre and could not face going home to my flat which is currently under renovation and more like a building site than a place to sleep/eat/relax/shower!! So I decided to search for a good offer on Booking.com. Edinburgh is currently in semi lockdown, with all public restaurants closed 24/7 and cafes/fast food outlets closing at 6pm(including macdonalds!) , the exception is Hotel restaurants. Given that I had not been able to cook properly at home and was sick of eating alone, I was looking for a place that offered a restaurant. Having narrowed my search down, I phoned a few, but all of these had closed their restaurants due to the Covid restrictions and not having the resources to cope with these. To my delight however, Ten HIll Place was one of a few exceptions, and for £35 for a room I went for it. What a pleasant surprise I got when I arrived. The bedroom was luxurious, with two good sized double beds, a beautiful, spacious, immaculate wetroom with exceptional shower, refrigerator, TV etc. I had decided to save money by grabbing some sandwiches/salad etc to eat in my room but when I saw the menu prices I treated myself. Wow!A superb good value menu with hightlights including £10 for a delicious selection of tapas(three) chosen from a list of around 10 with a great variety including vegan, fish, seafood, meat and breads, salads etc, an impressive range of fresh starters,main courses, and bespoke desertsetc. And such good value all round. I was not that hungry so just chose one of two of the tapas and found that even this was too much(prawns with canneloni beans in a tasty sauce which was fresh and did not"drown them", a mixed salad and some warm sourdough. I also had a sample of the soup of the day - which was equally delicious(pea and mint). I am a very fussy eater, and this is one of the rare occasions where there have been a lot of things I wanted to try, and even rarer absolutely nothing which did not exceed my expectations. From the moment I phoned to book to the moment I left, all of the staff with whom I dealt were attentive, courteous, friendly, relaxed, chatty and most of all seemed to genuinely being enjoying their roles and proud to be providing a service to their guests. Being unprepared for staying away overnight, I appreciated the complimentary, luxurious toiletries given to me when I arrived, and one of the team actually went out o ftheir way to find me a comfy fresh bathrobe/dressing gown to wear in my rooms, since I had no pyjamas with me! All in all an exceptional experience and one I would highly recommend.

In Edinburgh for a short stay, happen to be travelling to the City from London on LNER train with many Rugby fans coming to Edinburgh for big game with Scots team. Unfortunately bad storm set in the late afternoon, poor weather forcasted for next few days affecting travelling on Sunday etc etc.
Edinburgh is lovely but the high winds, rain & cold temps generally put a damper on our planned visit.
to speak about the hotel, Ten Hill Place, it is a terrific place to stay & we would highly recommend booking here. It is a comfortable walk from both the Waverley Stn where we arrived & Waverley St where the Airport Link bus brought us to the Edinburgh airport. The Royal Mile is very close by.
Our room was very spacious, It had a comfortable warm bathroom with a towel heating rack, impressing walk in shower with double heads, great pressure & lots of hot water, super big absorbent bah towels.
Our sleeping accommodations were ideal, puffy covers & pillows, very comfortable quiet sleep.
Bar fridge, coffee & tea supplies.
Unfortunately the Castle tours were cancelled because of the high winds, also the tour of the Royal Yacht Britannia was not possible. Instead we did the underground History tour, our guide was good however the content was depressing & dismal. It involved walking under the North Bridge area in a dark & dingy area hearing about what the rooms might possibly have been used for in the mid 1860’s’
The next day when the castle tour was cancelled we did a Whiskey tour & spent the remainder of the day @ the Edinburgh Museum, both were enjoyable. We spent some time @ the Tarten Mill Store just by the Castle-it was good. Any people we met were more than pleasant & helpful. Both my husband & myself have some Scottish heritage & we able to find our family associated plaids at the Tarten weaving store.
We did not find any places to dine that we would recommend to others but again that was not our focus.
On the whiskey tour we were shown films of some other areas of Scotland, the scenery looks stunning. I think we’ll have to plan a return visit & spend more time concentrating on touring & getting to know this lovely country.

This hotel came recommended by family who stayed here previously. Nearby to all attractions, shops and restaurants.
Our check in was easy. Rooms are spacious, modern and beautifully decorated. Bathrooms were exquisite. We had a shower. It is spacious. Heated towel racks.Tea and coffee facilities in room. The toiletries are given to you on arrival. And not forgetting the complimentary seeds, which I sadly forgot. Quite upset about that as I love gardening. The seeds are a reminder to be eco friendly by leaving behind complimentary toiletries we don't use. Breakfast was English and continental. Fresh fruits, fluffy croissants, creamy scrambled eggs and not forgetting the little nutella and large selection of jams and honey available on each table including the brown and white sugar cubes. The staff are well trained and whisk dishes away in a quiet pleasant demeanor without being all over you while eating.
On our second day we left on tour very early so we missed breakfast. Ricky arranged our breakfast pack to take along our journey, which we collected at reception on our way out. All very smoothly organized. I must say I was very impressed with Ricky from the day we arrived. My hubby and I noticed how efficient he worked. Fast, tidying up quickly, with a smiley and pleasant disposition. We were lost in the hotel on our first day, it has 2 entrance levels and he was so quick to show us how to get about not making us feel foolish saying it can get a bit confusing. Thank you so much for your kindness and assistance. We will definitely come back here and recommend it to others too.

Ten Hill Place is a clean , modern hotel. If you want a quiet location it’s perfect but it’s certainly not central. Staff were generally pleasant. Unfortunately the rooms are tiny. I can’t comment on the food we were offered breakfast at £17.50 a head. We had fantastic breakfast in town for half that price. I am a bit surprised at the rave reviews this hotel receives but everything is subjective. What really annoyed me was the policy on providing free toiletries. They don’t provide them unless you ask for them ?? 4* I don’t think so. Apparently this is an environmental decision so I have two choices I buy my own - that doesn’t exactly save the environment or I ask for theirs which are provided in tiny plastic bottles that are no way environmentally friendly. Please don’t insult my intelligence this is a money saving exercise. If 10 Hill Place wants to join those of us who are really trying to save the environment then provide refillable good quality shampoo, conditioner, shower gel or soap that guests can’t help themselves to when they leave preferably in non plastic containers! That’s what good 4* hotels that want to ‘save the environment ‘ do !

Dear jaguar58, Many thanks for your wonderful feedback, I am pleased you found the hotel clean, modern and in a perfect location for a quiet stay in Edinburgh. The hotel is only an 8 minute walk to the Royal Mile, National Museum of Scotland and only 10 minutes to Waverley train station or 15 minutes to Edinburgh castle, making Ten Hill Place hotel most certainly a city centre hotel. I have noted your comments about our green initiatives and environmental policies. The hotel has undertaken these initiatives to continue its good work and maintain our "Gold award" from the Green Tourism Business Scheme supported by Visit Scotland I have copied the link below for you so you can ensure you know which hotels truly are helping the environment in Scotland. In trying to eradicate single use plastics in our bedrooms we are further ensuring we help our environment, we understand that guests like the option to choose whether they use single plastics or not so we have the toiletries on display at reception and these are offered to every guest without exception, certainly not a money saving exercise or we would simply not be offering any. We have recently returned from a four night trip to Edinburgh and loved our stay at 10 Hill Place. From checking in to leaving, the staff could not have been more accommodating and friendly. Dev warmly welcomed us upon arrival and offered us a choice of two rooms (both an upgrade from the deluxe room we had booked and available two hours before their check in time!!) but as we had requested a bath tub in the bathroom we opted for room 107. This was a spacious double room with everything we expected, very clean and comfortable. Their policy of asking for toiletries, if you want them, works well and was not an issue. We had booked bed and breakfast and cannot fault the choice or quality of the food on offer. Hot drinks are brought to your table as were the freshly made poached and fried eggs that we requested. The buffet choice of hot and cold food was excellent and replenished constantly (more than can be said for some hotels). We have read comments about the quality of the scrambled eggs and they were a bit dry on one of the mornings but this was rectified the following day. Service at breakfast was excellent and special thanks to Andrew and Maribel for looking after us.
If you make your booking direct with the hotel, you receive a ten pound voucher per night to spend in their hotel or Café 1505 around the corner on Nicolson Street. We used ours to have the early bird menu in the hotel restaurant which was very good.
We walked from the hotel to all of the places we wanted to visit (even during storm Dennis). The castle and Princes Street are only about 15 minutes away.
The only small niggle we had was the quality and strength of the WiFi in our room which was patchy. It was fine in the communal areas of the hotel.
We would not hesitate to stay here again if we make another visit to Edinburgh.

We walked from the hotel to all of the places we wanted to visit (even during storm Dennis). The castle and Princes Street are only about 15 minutes away.
The only small niggle we had was the quality and strength of the WiFi in our room which was patchy. It was fine in the communal areas of the hotel.
We would not hesitate to stay here again if we make another visit to Edinburgh.

Our family of five stayed in two of the Superior rooms for three nights from 26th-29th July. Can’t fault the rooms, very clean and comfortable, air conditioning was very welcome, slept well every night.
The location was ideal for us, 10 mins walk from princess street, grass market etc. We walked everywhere, no need to get any taxi.
The hotel staff were very friendly and welcoming. In particular one lovely gentleman named George, who served our breakfast each morning in the restaurant. George went out of his way to make sure we had everything we wanted, you could tell that he genuinely wanted us to be relaxed and enjoy ourselves, such a nice man to chat to, and because of him every day had the perfect start! Thank you George!
The quality of the food was superb at breakfast, could not want for anything. We had dinner in the hotel on one night, nothing to complain about, but quite a limited menu, my steak was average (a bit tough), but certainly not bad.
A great selection of drinks and cocktails at the bar, cocktails were very good, again very friendly bar staff.
Check in and check out process all very smooth, parking 5 mins walk at NCP car park at holyrood road.
Overall an A+ experience, highly recommended.

My trip was rerouted to Edinburgh due to coronavirus, and despite the chaos of travel during the situation, Ten Hill Place made me feel instantly comfortable. Check-in and check-out were both incredibly fast, staff was so courteous and helpful to help me see the most of Edinburgh during my stay, and the room was comfortable with everything I needed. I was also pleased to note environmental measures, like the option to forego cleaning services for one night of your stay in exchange for the hotel making a donation to a non-profit. Easy decision! They also had toiletries at request, and I could ask for exactly what I needed, and none of what I didn't need (thanks for the toothbrush and toothpaste)! Overall, fantastic stay and will certainly stay again when I'm in Edinburgh!

booked this hotel for 3 nights and got a great deal. Parked in the multistorey which is 5 mins walk away and get discount on parking, saved us £20!
The Hotel itself has a warm friendly vibe, its between 5 and 15 mins walk to most of the main attractions, so location is excellent, just enough out of the way that its really peaceful and quiet. Plenty of places right by the hotel to grab food and drink.
There is sanitiser in the lifts, rooms are spotless and ours was a great size, towels are huge, bed amd pillows lovely and comfortable, check in and check out really easy.
Did I mention you also get a mini fridge!
I would definitely stay here again and we will definitely be returning to see more of Edinburgh

If you have hand luggage, tram and walking no problem, walking with a bigger case in crowed streets difficult. Return cost £9 on tram then £5 taxi to hotel, taxi £35 from airport
