Well located for the city and a vibe of real Edinburgh. Room was clean, spacious, well appointed and not just another soulless box like so many others. Breakfast was a good and wide ranging buffet that was ideal to set us up for the day. Decent little gym in the basement too to set the appetite up for the breakfast. Nice bar area for a couple of nightcaps. Staff at all points were polite, helpful, friendly and couldn’t be faulted.

Hotel's Favourite
Arrived here 2nd August, 2 nights at hotel. Brilliant welcome at reception, had an Itison voucher which included dinner on 1st night £30pp allowance, £20 towards drinks anywhere in the hotel and 25% off drinks purchased. Staff didnt even need the voucher and nothing was a problem whatsoever. Got to the room which was superb very large bed, 2 gorgeous easy chairs with footstools, brilliant view of the main street leading up to royal mile and lovely park across the street. Room air con was absolutely superb and believe me we needed it as weather was around 25 that day! hand made chocs welcomed us and we asked for ice bucket with ice which arrived within about 30 seconds! Service fantastic. Food was superb we had a bottle of wine along with the food which was £23, used our drinks allowance for this and found at the end they actually still took the 25% off the wine! breakfast was really superb first morning had an order chap he was so funny and had best sense of humour service was superb and got everything right the 2nd morning again brilliant staff and superb breakfast... all freshly made and fruit freshly cut. Nothing was too much trouble for the staff and all so friendly. Maid also cleaned up our room which was lovely as been a while since hotels done this! All in all our stay was super. We got a 20% discount card for next time and the hotel held our cases for a good few hours as we done more exploring! fab stay!

The hotel is nicely located about 10 minutes away from the Royal Mile -- truly, Edinburgh is a completely walkable city, but it was nice to be able to walk around the city late and know the walk "home" would be easy and safe. There was no noise at night. The room was comfortable and exactly as shown online. The staff were accommodating and friendly. Our room was in the "new" section, which is not near the front door, but they set up our key to work on a side door very near our room -- fab! Housekeeping did a fine job. The shower was fantastic. Great cafe nearby: Black Medicine Coffee Co. And I like the fact that our stay at Ten Hill will benefit medical students. Overall, a very nice experience, and our first stay on the trip -- which set a nice tone for the rest of our U.K. visit. Well done!

Modern and comfortable hotel in a restored historic building with outstanding staff and service. Located off a quiet cobbled square near major bus lines. Reservations recommended for their excellent restaurant which appears to be popular with the public as well as hotel guests. Nearby Nepali restaurant also quite good. University neighborhood with major performance venues. Tip: Book early. We liked the hotel's university location rather than the more historic but overly crowded tourist areas. Very eco-friendly hotel.

Very elegant but contemporary hotel. Great buffet breakfast with beverages served to the table, walking distance to Royal Mile. Very clean with extremely friendly staff! Our room, Junior Skyline Suite, had a spectacular view of Arthur’s Seat.

The BEST place to land after an overnight flight! Big bed, the best linens, blackout curtains, soaking tub. It was the perfect antidote! The restaurant was a little confusing (also we were confused with jet lag) but within 2 blocks there are tons of ethnic/vegan/yummy takeaway shops, and a great coffee shop at the corner. Easy walk to the Castle, and the hop-on-hop-off tours.

As usual we had a great stay at our preferred hotel when in Edinburgh Our family and friends use the hotel quite a lot and I did not want post this review on Tripadvisor as few niggles annoyed us. We love this hotel and agree with the whole ethos of the business We stayed on 6th and 7th April 2 rooms 314 & 307 and on the first morning we couldn't get breakfast, arrived at 9.20 and felt so sorry for staff on duty that day was informed that 100 people arrived at once no were to sit lounge was being used as well , had a quick look at the food it was wiped out so we ate out. 2nd day much better but no pastries? Dinner in lounge that evening once again staff lovely food limited and no kids menu and drink shockingly expensive We notified staff on check out and apologies was given. We love this hotel but no breakfast is unacceptable . If staying again will inform family and friends maybe just go room only My son Contacted Manager M. Mackenzie but no reply

I took a long time researching hotels in Edinburgh before deciding on Ten Hill Place. I was not disappointed. This hotel is wonderful; the rooms are spotlessly clean, the bed very comfortable, large bathroom- I loved my cozy room. The staff are all very nice and helpful, everyone I encountered was amazing. The location is terrific, about a 15-20 min walk to the Royal Mile. There are a lot of restaurants in the area. Breakfast was good, the usual buffet offerings. The price was great, especially in Edinburgh where everything is quite pricey. As is typical in Europe, there are no washcloths for us Americans-I brought old ones from home and tossed them after a few uses. My only dislike was the shampoo they offered; it was more water than shampoo. I used the body wash one night as shampoo, and it worked better. I would definitely stay here again if I'm in Edinburgh again. Oh, and one added delight for me; Richard, who upon checkout, pronounced my name perfectly. My Hungarian name is not usually pronounced correctly, so that was a pleasant surprise. Köszönöm!!

We thoroughly enjoyed our 3 nights here. It's a modern, stylish, independent hotel in a great location. All the city centre attractions are within a 10-15 minute walk including the castle, Royal Mile, Prince's St and Holyrood Palace. Also, numerous bars and restaurants. You can even walk to the top of Arthur's Seat in less than 1 hour. Our room was lovely, a good size with a large bathroom and very comfy bed. We ate in the hotel restaurant on the first night. There was a good variety on the menu and the food was well cooked, presented and tasty. Breakfast was standard buffet but with some welcome Scottish elements including haggis. All the staff were friendly, helpful and gave a great service

Hotel is a managed property. Not a hotel. It is clean but it’s very loud! Also there was trouble when checking out. They do not give you face cloths or any toiletries, you have to ask for them. They try to say it’s for the environment but it is a cost savings to this property and completely ridiculous. It’s a very budget hotel. Staff is super nice.
