Would not recommend this to anyone. Very old fashioned, badly needs a refurbish. One key for two guests, so we had to wait on the street and wake up the manager to get let in if we came home at different times. Did not get our bedsheets changed once in the 3 days we were here, or get clean towels...

Comfortable and warm....bed was nice too. Housekeeping was mediocre and erratic. Internet signal on top floor was very poor. Parking not easy to find. I would stay there again as the price was very cheap, but only for a short period.

The hotel is very run down shower not hot sink coming off the wall paper hanging off in room 8 they need reporting to the environmental health, the hotel had a funny smell. The location is a 20min bus ride from princess streetstreet, bit a scary on a nite time

This really needs gutting .the deco is very tired.the place has a funny curry smell and nothing worked properly (showers and radiator) not all the rooms are ensuite and the room my mother in law was put in was tiny and she did not feel safe on her own. After complaining we were moved to their other place not too...

We only saw one member of the staff here in the three nights we stayed. She was nice enough, and the building is beautiful, but the rooms and small and very cold. Heating did not work and shower does not always have hot water. Also did not bother to assist in basic things like carrying suitcases up and down stairs....

It may not be the fanciest or prettiest hotel but it was quiet, clean and perfect for £40 a night! Surrounding area of Leith is pretty, full of good pubs and restaurants and we found it to be quite safe! Definitely worth a look if you're on a budget.
