Stayed two nights here. Single room. The room was decent enough, with a good standard of cleanliness. The location is good with a bus stop near by to take you into town. I walked back from town, down the mile and through holyrood park one evening which was nice and was a lot quicker than I thought it would be....

Stayed here in May for 5 nights. Clean basic rooms. Breakfast included. Bus stop outside for easy access to city attractions. Good place to stay if just looking a room. Good value for money. Staff very welcoming and extremely helpful.

Accommodation has a good location if you want to visit Edinburgh but don't want to pay high city centre prices. There is a convenient placed bus stop right outside. The room was small, but all you need is there. Breakfast was individually made though a let down - one egg and one piece of bacon - what happened to the...

My family of 4 had a very nice stay here! The staff was very friendly and helpful, and there was always plenty to eat for breakfast. The guy who runs the place also came and helped us find parking because there is no car park here for it is all street parking. We would stay here again.

We were 4 in a quadruple room. It was a bit tiny for us, but we managed. Stayed for 2 nights and got to know the nice hotel owner which was very warm and gave us good advises about places to go, The hotel is a walking distance to Arthur's Seat and a few minutes bus ride to Waverly train...

Accomodation has a good location if you want to visit Edinburgh but don't want to pay high prices downtown. It has a bus stop with very regular services directly to city centre (Princess Street), staff will help you out if needed. The staff is very kind in general by the way. The room we had was small, but all you...

The room was pretty cosy and the location is ok (several busses to the city center/Princess street are less than 5min away). Breakfast is decent and plentiful. The staff was nice and uncomplicated. I would recomend this B&B for people who dont want to spent unreasonable amounts of money and dont mind taking a bus or walking ~ 30min to...

We needed somewhere reasonable at very very short notice and this fitted the bill perfectly. My daughter had just bought a house round the corner, building work was overrunning and myself, husband and grown up son stayed first in a two bedroom apartment then in the guest house. The apartment was spotless; it had everything you could want including TV,...

The good thing about this place was the price and the location close to the city centre. The service was very friendly and polite, almost making up for all the negatives. My biggest issue is that the central heating was turned off from about midnight until 6AM every night. So you woke up to a room freezing cold - and...

We stayed in a 4bedroom in the beginning of July, 2015. The access to the guest house is easy since there is a bus stop almost outside the place and buses are running very often, so transportation is not a matter, unless you like late night outs. The room was cosy, comfortable and clean. It was cleaned daily. There was...
