Yvonne and les a nice couple with warm and friendly welcome. Nothing to much trouble. Exceptionally clean and well cared for property. Nice spacious room with the underfloor heating in the bathroom a great touch. Nicely cooked and well presented breakfast. A great find and a must stay again when in the area.

We were delighted on our first visit to Dunedin B & B Kirkcaldy. The impressive Victorian House with enclosed garden parking is tastefully decorated and finished. The bedroom with spotless modern en- suite was luxuries and very comfortable. We were made most welcome and enjoyed a relaxed multi- choice breakfast. Love this boutique B&B. Very friendly couple - Les and Yvonne. Particular about presentation and cleanliness, which suits me but as result no food in bedrooms. Doesn't bother me as excellent restaurants within walking distance. Lovely enduites and free Wifi. Great breakfasts and accommodate my no carb fad.

Comfortable, quiet and elegant surroundings. Tasty breakfasts, clean surroundings with Les and Yvonne Duffy as great hosts. Near to local high street, train station, sea front promenade and hospital. Perfect for short stays for work, leisure and visits of friends and family.

We stayed 2 nights in this beautiful b&b. We were attending a family wedding in a nearby hotel. From the moment we arrived, we were so impressed. The owners, Les and Yvonne greeted us in the car park, assisted us with all our luggage into their gorgeous property. We have just paid our third visit to Dunedin House. The welcome is as warm as ever, the room is lovely, and the breakfast superb. It is always a pleasure to see Les and Yvonne again. We will definitely be back next year.

This B&B is well worth a stay. Immaculately clean and very tasteful decor throughout in a large, very spacious and comfortable room. The breakfast was first class and we were made to feel very welcome. On site parking and easy walking distance to the town centre. Nothing was too much trouble.
