Seòmarbrèagha means beautiful room in Gaelic, and I have a home with two lovely, garden facing bedrooms, two sitting rooms, one with French Windows and access to the patio and back garden. The other is adjacent to the dining area and the kitchen. There is one bathroom shared by both bedrooms.

We booked very late due to not being able to get a wifi signal in the Highlands which is true to form. On arrival, we called the owner as we were unsure on how to gain access. A warm welcome by the home owner made us feel comfortable immediately and we were then given an introduction to the property. we were under the illusion that we had booked a home with use of the kitchen facilities and were not aware that we were to share a bathroom and that other guests were staying at the property, this was primarily due to those details being in very small print on the booking site we used. On viewing the pictures supplied showing a dining area and a full kitchen, we were under the assumption that for £90 per night out of season that the kitchen facilities were available...we were wrong. Previous properties including the one we stayed in the evening before were as we had viewed, full kitchen,2 bedrooms, off street parking etc. Initially we were very happy, the guest lounge being the first room we entered at the front door was clean and airy, sparsely, but decorated well. The homeowner gave us a laminated sheet advising us of breakfast choices for the following morning, it read....Crofters eggs, cooked to a liking of your choice, mushrooms on toast, grilled cherry vine tomatoes, back bacon, link sausages, black pudding, toast and preserves and Tea/Coffee. Marvellous and similar to standard fare throughout Scotland with the exception of Haggis and potato scone etc.. The majority of cooked breakfasts in guest houses and B&B s' share a similar theme and had thus far been delicious. The homeowner also exuded her love of cooking and this again filled is with a sense of great expectation.. Next room.... the bathroom, clean with a lovely looking walk in shower, large glass panel screen, chrome towel rail, large sink with unit under housing complimentary shampoo and finally a loo,.. Next room , our Bedroom, a large double bed, one bedside table and a pine towel stand. A sofa bed against the back wall, full length mirror and an alcove that had been converted into a hanging space for clothes, this housed a hairdryer and an iron with ironing board. The bed had no headboard but had linen material from a hanging rail to create a bed head effect. 2 large windows gave the room a light airy feel with 3 artists paintings adorning the walls. My husband and I both hesitated on exit from the bedroom in an expectant manner of being shown the rest of the property, ie, the dining room and kitchen facilities. We had been to the local supermarket and shopped for dinner in anticipation of cooking at the home we had booked, due to the inclement weather an impossibility on our trusted camping stove. We enquired about the facilities and we were advised that the home including kitchen was only let en mass October to June, we were then advised of shared bathroom facilities.Disappointed but in a fix as we had nowhere else to stay, we explained about our dinner plans, the homeowner offered to cook for us but also said she had personal guests over for dinner that evening. We felt as though we were imposing and declined. We unpacked the car for our evening stay to find that there were no Tea and coffee making facilities in the room. we had to borrow the homeowners kettle, and we were provided with a vase of water and 2 mugs on a butler stand. We left the property and headed off in search of dinner. The bed was very comfortable apart from the pillows sliding over the end of the bed and slipping between the wall and the linen style bed head The following morning we were looking forward to the deliciously described breakfast.. We were seated in the dining room/2nd lounge which is where the owner must have slept as the 2nd bedroom was occupied by 2 other guests. Where the owner showered before breakfast remains a mystery because we had occupied the bathroom from 6.50am to 08.00am and our breakfast was booked for 08.15 because the owner had an appointment to attend and was ensconced in the kitchen as we we entered the dining room leaving insufficient time for the bathroom to be used for showering. I had explained the previous evening that I did not require bacon nor sausage at breakfast but everything else would be welcomed. In order that we could have a cup of tea the owner required her kettle back from us... Pleasantries were exchanged, I requested poached eggs for my breakfast and I was told that the scrambled eggs with chives were already cooked and if eggs were to be cooked again the rest would be cold!!, a little miffed due to the explanation on the laminate card the evening before... I said nothing, I cannot describe how disappointed I was when served my breakfast, insipid looking scrambled (barely) egg with a half of a salad tomato that had been flashed under a grill momentarily...that was it!! I asked for the black pudding as I need iron in my diet... I was offered a Kale smoothie!! No mushrooms on toast, no black pudding, no cherry vine tomatoes and no choice of the way my "crofters" eggs were served. We were further stunned on checkout when it was pointed out to me during conversation over the lack of information on the website re shared facilities and no use of the kitchen that we had also been charged a £150 damage deposit for the room!! A total of £240 for the use of a bed, a shared bathroom and a scrambled egg with half of a tomato...how on earth a £150 deposit could be required was beyond me there was not £150 worth of equipment to damage that we had access to. The other guests needed a hairdryer which was located in our alcove in our room, so this home is not equipped for Bed and Breakfast for 2 independent rooms proving that the pictures we had seen were for the rental of the whole property. One kettle, one hairdryer, one un- heated towel rail in a shared bathroom and no independent lock on our room door. Anyone had access to our belongings whilst we were not present and this is a basic requirement as far as we are concerned. Whilst clean, the facilities leave a lot to be desired in comparison to other properties that we have thoroughly enjoyed in Scotland.

All I intend to say is read the accommodation description properly the next time. If you had done so, you would have seen there was a shared bathroom, that there was no television in the bedroom, no tea and coffee making facilities, although I offered refreshments. I could go on but I leave it to the good sense of people wishing to stay at my home to read the other reviews on my hospitality. I am, clearly, sorry you were not pleased with your welcome, but some you win some you lose.

4 of us stayed the night at this lovely bed and breakfast. Had a family wedding at night, and this was an ideal location, 5 minutes to city centre by car. Very clean and had everything we needed. Comfortable beds and lovely and warm. Breakfast Scottish breakfast all worth the cost. If ever in Inverness we would stay here again. Delightful family.

We arrived for one Friday night on a business trip. We were met with a really warm welcome and fresh coffee. The room itself was airy, clean and spacious as was the modern bathroom which is shared with the other room. The surrounding area is very quiet with easy parking. I would thoroughly recommend anyone to stay here.
