The staff at this hotel are wonderful. The lady who met us at reception was the cleaner, cook and receptionist. The owner should be very proud of this lady! If it hadn’t have been for the friendly staff we would have left. The room was dreadful. Damp, pealing wall paper and the carpets were filthy. We knew it was cheap but not this run down. I also think this was an upgraded room as we had a 4 poster bed! The bedding looked clean although there was a lump of sweet or chewing gum on the bed sheet that was turned over. The breakfast was great and that room was ok. There was a strong smell of cannabis down the stairs when we were leaving. Few residents that looked to be there long term (maybe homeless.) Hotel is badly run by a rude manager. The room was in such a bad state of repair, it was clear previous guests had punched the door in the bathroom, rips in the net curtains, bath panel had been ripped from the bath and may more issues. There is no noise insulation so you can hear everything that goes on in other rooms. People are slamming doors at all hours so you can not sleep. When complaining I have been called a liar! I was advised by locals that this hotel is regularly used by alcoholics etc. I witnessed a man returning with a huge bottle of cider around 9am. If I had an option to sleep elsewhere I would have done but I was stuck!

In Feb I made a free cancellation booking. Within a hour of booking it, we found alternative accommodation and cancelled the original booking. In July I received an email from Booking.com advising that The Park Hotel had processed a refund. I could see the original booking payment had been processed and then a refund put through a few minutes later at a slightly different amount. I wasn't overly concerned as I thought that maybe it was a mistake that they tried to rectify. I received my credit card bill and saw the debit, but no refund. I phoned the hotel immediately and asked why they had processed the payment and why there was no refund. I was advised that they would make sure it was resolved and promised to contact their bank and get back to me. The following day they

The Hotel is a dump. It's dirty and disheveled and infested with bed bugs. My wife has been bitten over her torso and legs and now we're home (couldn't be sooner!) we are having to take extreme "anti bed bug precautions", including stripping off at the door and sanitizing all of our luggage. We didn't even attempt the "included breakfast" as we deemed it too risky. Unfortunately we couldn't find alternative accommodation at short notice on a bank holiday weekend and were 200miles from home. There was a continuous gaggle of hotel staff and various other characters hanging around the hotel car park and entrance smoking various substances. Unfortunately we paid in advance, but we will be seeking redress.

After reading some of the reviews on here I was dreading staying at this hotel. My fears were soon overcome as soon as I met Emma at check-in. She was so friendly & helpful & nothing was too much trouble she even proved a huge in my time if need. The room was clean, bed comfy & facilities great. We’ll definitely stay here again on our regular visits to Preston. Emma, keep doing what you’re doing because you’re an asset to the property, can’t thank you enough

Booked to stay for a few nights while visiting family but one look round the room, we made a swift exit and booked somewhere else! Strong smell of stale smoke in the bedroom, burn holes in the carpet where someone had dropped cigarettes, wallpaper peeling off the wall and visible signs of damp, dirty bedding, old sagging mattress and old pillows..unclean rusty bathroom and a lot of flies. Also it appeared they were housing homeless people which I have no problem with but the one next door to my room was full of teenagers and had their tv on full blast, were in and out of their room slamming their door and we’re not quiet at all. It didn’t feel safe. I feel this should be mentioned to customers so they have the option of whether or not they want to stay there.

Very welcoming on arrival, room was ok, clean and with everything you need. Our disappointment was the dining room. The pictures promoting this hotel need to be updated as we definitely didn’t eat breakfast in the room shown in the pictures. It was actually quite a small depressing room at the back of the hotel with an outlook of a brick wall covered in overgrown weeds. Access definitely not suitable for the disabled. Maybe better used as a staff room, if there were any staff. On this note we need to mention Emma. She appeared to be receptionist, housekeeper, cook & waitress. She also did everything she could to make sure we were looked after and were comfortable. Thank you Emma! you definitely need some extra help. The only other topic we feel needs mentioning is

I stayed for 1 night and found the staff to be welcoming and Emma was very nice and did her best to make me feel welcome. I will happily stay here again as the rooms where clean and comfortable. Also quite at night and close enough to the city centre.

We booked for a 2 room at a good price, £64 to be exact which was good value as the room also came with breakfast, we needed to make amends to the booking to allow a 3rd person to stay with us, while this was accommodated they wanted to charge £200 for the night, eventually got this down to £151 for a room with an extra bed, ok fair enough we will go with that, On first inspection of the room it looked ok and the main bed was comfy, however the 2nd bed wasn’t and there was quite a lot of insects of some sort on the bed sheet Other than that room was tidy though a little dated So we kinda put this to one side as we wanted to have a great weekend at the Carnival in Preston, woke up and went for breakfast at 9am and was shocked to see the condition of the food in offer, cold
