The location of the hotel is very good. Within a 2 minutes walk, you are in the metro station Edgar Quinet. You also have the Montparnasse station (5 minutes walk), which is one of the biggest in Paris.
The street itself (Rue de Maine) and the closest streets are full of bars and restaurants (Italian, Asian, etc), and also some very good boulangeries. As everywhere in Paris, you can find some pricy and some cheaper food (like Crepe stands).
Regarding attractions - you can reach the Luxembourg Gardens in 15 min by foot (one of the most beautiful places in Paris), and even the Eiffel Tower is reachable by foot (45 minutes).
The metro is amazing, so all the main attractions are actually very close, as you can reach all of them in 10-15 minutes (all you need is Moovit app for navigation).
