Clean room and bedset.
Phonical isolation between neighbour rooms is bad.
Water temperature in shower is not controllable well.
Water pression in the shower is probably the worst part... take double time for a normal shower!

Yes they have the option to receive the luggage. I have also checked in to my room at noon on my prior stays and it was not a problem as guests leave earlier. The 3 pm is just the guaranteed time they give you.
