The Locanda di San Martino lies in the heart of Matera's Sassi Historical District, and at the same time it is conveniently located at a very short distance (100 meters) from the city center. The Locanda radiates outward from the deconsecrated church of San Martino and the street of the same name, through a series of balconies that enjoy a sunny exposure and a wonderful view of the Sasso Barisano. There are twenty-two guest rooms situated on four levels, renovated with the greatest care in order to respect their original forms as single homes.

Detailed Reviews
We spent 2 nights in this cave hotel in the heart of Matera’s Sassi. The location and view over the Sassi was amazing - though we had a room on the top level and we thought that the lower levels were a little more atmospheric as you were further down in the city. We’ve never stayed anywhere like this and it was a fantastic experience - there are lots of uneven steps so it would probably not be an easy choice for anyone with limited mobility. The room itself was well executed and there was plenty of space and a large bathroom with a fantastic shower. The only issue we had was the temperature of the room - it gets very hot and it’s difficult to cool it down. The air con was no help but leaving the window open whilst we were in the room did help somewhat.
Check in was efficient but not particularly welcoming. As others have mentioned there was no offer of help to get the luggage up the steps to the room, though we came prepared for that and left one of our cases in the car.
Breakfast was good and plentiful. As with most hotels now there was no buffet and instead you ordered off a menu and it was all brought to your table.
We’d definitely recommend Matera as a destination and staying in a cave hotel is an amazing experience as long as you know what to expect!

We had a 2-nights stay at the Locando di san Martino and have enjoyed the great location, authentic rooms and quality breakfast.
The hotel is situated on the cliffs in the centro storico and rooms are build in the rocks.
From the hotel, you can reach within a few minutes the main square and in about 10 minutes walk the parking. However pay attention that the direct access to the hotel by car is not possible as it is situated in the restricted area.
The hotel staff was very friendly and helpful. The breakfast was offering high quality and diversified products.

We stayed in a cave room with a view over the old city from the terrace. The room was simple but lovely. Linen was good quality and there was a selection of pillows. The bathroom was well stocked with very nice shampoo, conditioner, body lotions etc. The breakfast was good and the breakfast waitress was excellent. We enjoyed our stay.

Inn located at Sasso Barisano, wonderful location: the rooms are set in Matera like a town within a town, very suggestive, minimal and well-kept. We stayed 2 nights and I would say that it is more than enough: the exteriors boast a particular and wonderful view both day and night... above all a lot of peace: available... and not per room, you will find corners equipped with table and chairs (sometimes umbrella ) where you can enjoy the view… priceless. The room in the stones is suggestive and particular: ours on the second floor was spacious in shades of indigo and white (comfortable beds, a small wardrobe but sufficient for such short stays), blind bathroom obviously but nice and spacious with many products available. layout (quite powerful hairdryer), the only sore point is the hydromassage tub which once perhaps worked, but now it just deceives you. Yes, as read in other reviews, the humidity in the room is high and there is a bit of a smell but all in all it can go unnoticed if we think about the context. Breakfast with live musical accompaniment 🎶 (harp, piano), varied (but only cold dishes) and of good quality (buffet service allows guests to choose their favorite foods and eat as much as they want) while hot drinks are served from the staff to the table. THE Roman Baths are a panacea for those of us who have traveled for many hours but also on our way back from Matera: let me start by saying that we chose to visit Matera during the week and not on the weekend... this expedient perhaps favored us in terms of confusion ... morale at the spa there were very few customers so it was at our complete disposal: clean, suggestive with 2 thermal pools (a smaller one with hydromassage and a very large one that stretches between ravines of warm rock with hot air outside that tickles but cute ... the feeling is very nice; and then sauna, Turkish bath, shower, herbal tea corner etc. entrance fee is €25 per person, children under 18 cannot enter). The hotel has an agreement with Parking Damasco (prefiesionals): you leave your car with you and you are taken to the hotel via a shuttle service.

We absolutely wanted to stay in the old "Sassi" neighborhood, and this was an excellent choice. A professional hotel structure, very well integrated so you hardly notice it. At first it seemed a bit odd to have a room below street level, but of course in this "Sassi" setting it absolutely makes sense, with the room actually being a cave.
Our room no 3 was spacious and nicely decorated. The bathroom was also large and featured a whirlpool bathtub under a stone arch dated 1830. We visited Matera at a very cold period with temperatures below zero degrees Celsius and feared a cold room. But not at all, it was pleasantly warm and cozy.
The breakfast buffet was excellend, varied and with quality products. It was not self-service due to Covid-19 measures.
We also tried the "Antiche Thermae Romanae" which have nothing to do with romans but is a modern spa integrated into the "Sassi" structures. Some of the rooms are set in old water cisterns, which were situated far below the inhabited spaces. Spectacular! The big pool going through three caves with a whirlpool in the back is really special and beautiful. However, we were not convinced with the flashy lights which nervously changed colors every two seconds in the "relaxing room"! Even though it is certainly costly to maintain such installations, we felt the extra entrance fee of 20 € for hotel guests being too expensive.

This multi-level cave hotel is located into the hillside of the Sasso Caveoso District of Matera. We had stayed in a similar setting in Cappadocia, Turkey and were excited to make a comparison. Located near the Church of San Martino and abutting the city center. Due to its being multi-level, it has a series of balconies that proivde a view of the Barisano. Care was taken to preserve the original homes from which this hotel has been assembled. An unexpected and wild feature is the addition of a thermal bath within the confines of this establishment that is open to all as you do not have to have booked a room to partake of the facilities. i might add that the complementary breakfast is unusual and varied. We happened to be at the hotel with a group visiting from Korea who were allowed to use kitchen facilities to prepare noodle and kimchi dishes that they willingly offered to share with us. What an unexpected treat.
The "Thermae" (spa complex), although at an extra cost, is definitely worth a visit. The three sections of the swimming pool are in a cave that stretches ever deeper into the hillside. With colored lights dedicated to the temperature of each location, one went from green (cold pool), to blue (rest area), orange (hot tub) and red (steam room). The mosaics on the floors and walls definitely resembled those in a Roman bath and were artfully done, The staff was very helpful and master masseuses. This hotel - bathhouse is definitely on my revisit list.

It is set in a great location and from the rood where you can sit out with your own wine with great views.
We had a large cave room that was quite far from the main hotel and the breakfast area. The reception staff seemed to be a bit grumpy and did not really communicate how far and complicated it was to get to the main hotel and the car park.
Our cave room was lovely with antique furniture but the shower had out-of-place pink strobe lights which made it hard to see in the shower and did not fit in with the historic feel of the hotel. When I gave this feedback to the co-owner, he shouted at me that he had paid an architect a lot of money to do this. I have never been shouted at in a hotel in my 40+ years of travelling and this is rude behaviour and not a way to treat guests. This ruined what would have been a lovely stay.

We had 2 Superior double rooms for 3 people in each room. Rm 10 had a double bed and a twin bed. Room was spacious enough with a view of the old city. No outside balcony or sitting area. Room 24 had been upgraded by Hotel to a Junior Suite. Room felt smaller in size compared to Rm 10. Had two double beds and a large spa tub in a separate room. Sitting area outside door to view old city. Unless you plan to soak in spa tub, the Superior double room would have been a better option for us. We prefer the space to a spa tub. The thermal swimming area is extra and by appointment. Front desk personnel is pleasant. We found the women to be a bit more helpful with requests. Elevator is quite small. Max is 4 people and with luggage it reduces the number of people. Took us 2 trips with 3 people and luggage. Even with elevator available, there are steps to deal with. Rooms are located outside. We were not offered assistance when checking in with our luggage. Found out later help was available. Navigating the steps outside with the cobble stone walk ways with the luggage was was a hardship. Took several trips between the elevator and room to transport the luggage. The property is maintained well and the cave rooms were comfortable. Location is perfect. Close to the main Plaza. Rating based mainly on luggage issue. Ask for help. You won't regret the assistance.

We used the thermal wellness services which were very poorly managed. The hotel advertises this place as a wellness relaxation zone and has signs for guests to be quiet. However there were several people laughing, talking and yelling in the wellness area. We only visited the place for 30 minutes (not the full 2 hours) and the receptionist still insisted on charging us full price. She said she has no control of what guests do and all their staff are too busy to oversee the wellness spa area. She said we should have told other guests to be quiet. This shouldn't be our responsibility to ensure other guests adhere to the wellness zone rules. Iwould highly recommend visiting another wellness place as this is more of a leisure pool.

Overpriced. We paid $305 a night for what they call "Junior Suites" which consists of a single room with 2 twins and 1 queen bed (party of 4).
We noticed a few ants on the beds as soon as we walked in. Tired from our trip, we cleaned a little and went to bed. Wasn't able to sleep much as during the night, I felt ants growling over my face, neck, hair. Told the reception in the morning and was told "you probably ate something and attracted the ants". That's right. Blame the customers.
The WiFi was also non existant. Barely got one bar if at all.
Do your research. Much better value elsewhere.

Sorry, I just saw this. Of course not!
The pool was not a separate fee. I don't know the hours.
We saw no pets when we were there...but I would email them to ask... I would expect not...
