We had booked our stay at the Hotel San Anselmo, one block further up the hill and the hotel to which we now return every year, but a couple days before our arrival we began receiving urgent emails and text messages from the Aventino Hotels group saying our reservation had been shifted to the Hotel Villa San Pio -- the San Anselmo, it seemed, had still not reopened from its long Covid slumber. We were skeptical and annoyed, though reassured that Michelin's Red Guide "Italia" also warmly recommended the cheaper San Pio: how bad could it be? Not bad at all, we discovered. The hotel is stitched together from three seigneurial villas that are now united by a beautifully landscaped garden and patio (where breakfast is served in the morning and to which guests can repair throughout the day and evening). The hotel reception staff warmly and apologetically received us on our arrival, which helped us overcome our grumpiness. The room was what we'd expect in a 3-star hotel: an unremarkable bed, good WiFi, an armoire for our clothes, a discreetly hidden mini-bar, and a comfortably upholstered chair in the opposite corner from the work table. The window in our room faced out onto the central garden, which was pleasant. What the room lacked in charm the elegant and residential Aventine neighborhood more than compensates for, and in its public spaces the San Pio does foster a similar spirit of understated good taste. It does so at prices that are considerably more convenient than those at its sister hotel up the block. We would rate it a very good alternative -- if our room at the San Anselmo is not available.…

Came back 15 years after spending our honeymoon here for my wife's birthday. Beautiful hotel, excellent friendly service and in a great location. Would highly recommend Villa San Pip to any visitor to the eternal city and hope to be back soon SB Ireland
We stayed at this hotel as two couples before covid. It was a beautiful respite in Rome. A short walk from central Rome, passing by the Colosseum each time, and the grounds of the hotel were beautiful. I requested a bottle of wine in my friends room for her 40th birthday and the staff went over and above to accommodate this and a few special touches. The hotel rooms themselves were really well maintained and we loved the Italian decor. We loved the fresh coffee at breakfast and will return here again as we plan to visit Rome once COVID is much less of an issue. Wishing this hotel all the best.
We came to this hotel last year so, we decided to stay again. Taxi pickup from the airport to the hotel was requested. All we needed to do was let the hotel know the flight number and time the plane was to arrive. As we came out of the airport it was just great to see a really friendly face holding a block with our name on. Worked perfectly no glitch at all. When we arrived we were met by the desk manager who took our temperatures and asked us to complete a form about any countries / people with regard to the covid-19 situation. We were then given a nice cooling drink by James. Then we were shown up to our room 525. It was not possible to have the room as last year due to ongoing renovations. The room was well equipped nice big bathroom, TV, fridge and safe. Only downfall was the bed, it seemed very hard well extremely firm and neither of us managed to sleep very well. Maybe we could have asked if there was another mattress our own fault for not asking. Breakfast was outside and all the plates of cheese, meats, bread rolls, melon, cakes etc. were individually wrapped in clingfilm. Can appreciate it was difficult during these times but, it was a little disappointing and maybe could have been done a little better. Masks were required to be worn in the hotel and when going to collect your food for breakfast. One evening we decided how nice it would be to enjoy the quietness of the hotel and garden so we collected some antipasti from Volpetti. Agopito, very kindly asked if we needed anything and we asked if it would be possible for some plates, cutlery, wine glasses and corkscrew. All was delivered with a very happy smile, friendly greetings and enjoy your evening. Another evening we ordered a pizza quite a well known thing for guests to be able to do. Highlights of the hotel visit, the peace and being able to relax in the hustle and bustle of Rome. Agapito, the most happiest friendliest personality you could ever hope for in any hotel you stayed.
