Amazing. The location, the size, the terrace. The photo’s do not to this room justice. The location is right in the middle of everything, feet from the piazza maggiore, when you step outside you can see the Cathedral and the towers, the restaurants are just around the corner, great for dropping stuff off/using the restroom it’s that close. The size, this is a big the bedroom with a safe, fridge, power converter etc., the bed is a king and very comfortable more firm then soft and 4 good pillows. The bathroom is very large with a rain shower and hose with everything you need including hairdryer and such. The terrace with a spectacular view of two smaller towers and red tiled roofs, there is a covered and uncovered section, perfect place to relax. Communication with Pilippo was easy and response was fast. This is an older building with old world charm and across between a B&B and hotel, room is cleaned daily at 11am. Entrance is on the left side of the building, huge brown doors, 3rd floor and there is an elevator. We would definitely stay here again.

We this perfectly located property in the heart of Bologna for four nights and could not have been happier with the choice. The hotel is located extremely close to the Piazza Maggiore so you are near to all the major attractions and restaurants etc. The rooms themselves were large by European standards, extremely clean and well maintained. The two rooms with balconies were outstanding with amazing views. The host Filippo was very pleasant, provided some introductory background on the property and area and went out of his way to try and make sure that we were always happy. While the lack of a 24 hour on-site presence may be a concern for some, I did not feel that it was an issue for us as Filippo was on site for a number of hours per day and easily reachable by phone. I would highly recommend this property for anybody looking to spend a few days enjoying Bologna.

We stayed for 2 nights whilst on holiday in Italy, in the guest suite. It was so well located, right in the centre, and we had a private covered balcony with views of towers and swifts circling the skies - it was such a lovely place to sit and relax. The suite was spotless and plenty of room - a bedroom and a huge bathroom with shower (no bath - suits us just fine). The host was lovely, and gave us a short but informative introduction. We really enjoyed our stay here - and would stay again!

Right in the middle of Bologna, everything is quite literally on your doorstep, and the views from the balcony are amazing (as advertised!). We had a late check in, which was accommodated really well with clear instructions. Plus Filipo also called me on the day to confirm. Excellent service. Comfy bed, lots of space and excellent shower. Recommended.

If you want a central location - then this is ideal. It is a 20 minute walk from the train station down a series of bustling colonnades. Most of the local tourist honey pots are within a five minute walk. But, whilst your trips to them are short this can mean some lively late evenings and the early morning clear up. A point to remember here is that there is a huge student population close by. We had the Luigi room in the 5th floor. This was light and spacious with great views over the rooftops to the towers. Access was via a marble staircase or, if you are less fit, the lift. For breakfast we invested in the local economy and took advantage of the numerous cafes in the vicinity that the locals use to savour local hospitality and food. The owners live off site so your means of communication is via your mobile phone. You may view this as an advantage or disadvantage depending on how confident you are exploring new places and how much contact you want with the owners.

This was just the bext place you could possibly wish to stay in Bologna. The location is superb - right next to Piazza Maggiore and within minutes of all the restaurants, shopping and tourist attractions you could wish for. We were met by the immaculately dressed Fillipo who gave us a great introduction to Bologna. The room was immaculately clean and well appointed. We stayed in Francseca and had a balcony with views of churches, towers and lots of rooves. Breakfast was in a lovely cafe around the corner where the service was excellent. My favourite thing was to open the balcony door and listen to Bologna - the hubbub of people having a good time, the bells, the singing in the churches ... just perfect.

I travel on business to Bologna 1x per year. I booked very early and usually receive a conformation email about a month prior to my visit. Unexpectedly I was unable to attend the conference. Not only would they not refund any of my money , They were rude and downright mean. I even asked if I could use the reservation for future use. But to no avail they were very unwilling to accommodate me. I even offered to pay half of the bill and they refused.I would never recommend and with all the travel myself and my colleagues do I will make sure everyone knows what horrible people own this establishment.

From an excellent welcome from Filippo, to the very clean and very comfortable “Junior Suite with Terrace” (…I stayed for a week, however, I could easily live here, I reckon!), staying here was a wonderful experience. I hope to return again one day, for a longer stay.

Amazing Location, you could get any nearer to the centre unless you pitched a tent on Piazza Maggiore, met by the amazing Phillipo and Tatiana, who was dressed lovely 👍 very helpful with advice of where to go, we had a room with an external bathroom, which was private, and very big and clean with lovely mango coloured bath robes, great coffee machine and comfortable bed, if you need somewhere for a few nights and close to the centre of Bologna, please stay here 👍Prego
