Villa Pinin is located 20 meters from Lake Orta, less than a half mile stroll along the lake to San Giulio's Motta Piazza. The location is superb, the views from the patio are spectacular. There are four good bedrooms with all the details. There are 3 bathrooms with showers or baths in each. The Villa is great for family reunions or large families. The only knock on the Villa is the tiny kitchen which has all the equipment you need, but still for a large family it can test your short-order chef skills. We ate out every night, but used the kitchen for breakfast and lunch. We found it a little too cozy. The living room sofas are a little tired too, but they worked. Otherwise there was more to love about Villa Pinin than not. I'd definitely rent it again.

We stayed here for a week for a family wedding and had an amazing time. We hired the whole villa which is so large and comfy. There were 4 bedrooms 3 bathrooms spread out over levels and a massive living area which had patio doors overlooking the wonderful lake. Mariagrazia the owner met us on arrival and was very welcoming explaining everything. We enjoyed fresh lake swims from the small swimming point 1 minute from the house. The walk into the main square was about 10-15 minutes and you have the option of the main road walk or the lake walk. The town is a really pretty place with many places to eat and the boats which take you over the island which as another amazing restaurant on it. We really enjoyed our stay.

We stayed for a week in August. The village of Orta San Giulio itself is beautiful (and has a good selection of good quality restaurants and cafes) and the Villa Pinin is comfortable, clean and very close to the lake with gorgeous views. Mariagrazia, our hostess was very welcoming and accommodating. We would definitely recommend Villa Pinin and Orta if you are looking for a peaceful place to stay in a beautiful location.

What a wonderful place to relax after arriving in Italy. The house is quiet and lovely with amazing views of the lake to enjoy while you eat your breakfast. Best part: just park the car in the driveway and walk into town on the lakeside path located right next to the house. The breakfast was good, the host kind. There is a tiny spot just steps away from the house where you can jump into the lake. A very nice choice. (Minor cons: the lake is right there and there was a big, loud party one afternoon that was kind of a drag while jetlag napping.)

We loved our four night stay at Villa Pinan! It's a short walk along a lovely lakeside pedestrian trail to the town's main square. The Green Room was very comfortable and the house extremely clean and welcoming. The views are amazing! We would definitely stay here again.

We stayed here having hired Villa Pinin for our sole use as a family so I cannot comment on the B&B but as a house this is a fantastic place to stay (either as a family or a group of friends). First the location; it's an easy ten minute walk into Orta San Giulio and what a walk! Whether you take the footpath by the shore (best during the day) or walk along the road (a better option when it’s dark) you can't help but stop and stare when Isola San Giulio comes into view. The town itself is one of the most beautiful I've ever been to in Italy and Villa Pinin is located perfectly to explore Orta San Giulio by foot or the wider area by car (there's ample room for private and gated parking at the Villa for several cars). We ate in Orta San Guilio very reasonably every night and although it's an easy drive to Lake Maggiore we regretted wasting a day doing so; Lake Orta has more beautiful towns (such as Pella) to visit. I’d also recommend the drive to Varallo and its Sacre Monte and Lake Orta's Madonna del Sasso for the amazing view. Villa Pinin itself is very big with a comfortably grand living/dining area (fabulous comfy sofas) and large glass doors out to the very private terrace and small garden that make the most of the beautiful view (recliners provided). The four bedrooms and three bathrooms are all of a good size and very comfortable (the green bedroom being the best as it's like an independent suite). For B&B use I would imagine it’s important to check which room you’re booking - it's all made very clear on the owner's website. The kitchen - though small - has everything you could need and the owner has made sure there are plenty of leaflets and books in the lounge to ensure you make the most of your stay (good free wifi too). I was a bit anxious knowing there was a hotel being built behind the Villa but this is not a problem as it’s clearly been stopped by either the government or finances – it doesn’t detract from the beauty or peace of the Villa’s location at all. We travelled in May but would love to be here in winter months too and use the log-fire; I really cannot recommend Villa Pinin more. The owner herself is a lovely lady with a very friendly and welcoming spirit - we very much enjoyed meeting her (communication in advance was easy). The small beach below the Villa is also a stunning and a very quiet spot. One of the best holidays we've ever had as a family and the Villa truly felt like a luxurious but very comfortable home - thank you Mariagrazia!

My husband and I stayed at the Villa Pinin several years ago on our second trip to Italy and Switzerland. The Inn was clean, comfortable and in walking distance to the town center where restaurants, shopping and night life were in abundance. Our room and the entire home were exceptionally clean and comfortable. The view of the lake was exceptional. This is a lovely area of Italy amd a lovely home. We definitely would like to visit there again and would recommend this accomodation to anyone visiting in the area.

If your looking out for accommodation right on Lake Orta be sure to make this your stop. Villa Pinin is simply amazing and combined with all the comforts you'd expect and a terrific host Mariagrazie you can't go wrong. The rooms are very comfortable and depending on which room you book you may have lovely views to the lake. So well located and only a short walk to the village. We had a fabulous two day stay. Mariagrazie made us feel so welcome and at home. Check it out!

We attended Lake Orta as my best friend was getting married and we decided to book outside of Orta itself so we could relax during our 4 night stay. Upon arrival at Villa Pinin, (once we had parked our mafia sized car on the driveaway!) the welcome was wonderful. Mariagrazia was very welcoming and apologised for her 'bad' English. She spoke very good English! Our room was the Green room which looked out over Lake Orta itself. A stunning view. Everything was well maintained, new and clean and our room cleaned down daily too. A quick trek ... 10 mins walk into town in the day/20 mins back in the dark ... take a little torch if you take the lake path on the way back! proved very pleasant. We are very glad we stayed at Villa Pinin as it was so quiet and peaceful. The breakfast was very good and fresh & the other guests were a pleasure to meet. The little beach at the bottom of the hill proved to be wonderful a place to chill and dip and chill and dip. The weather was glorious while we were there and we are planning on bringing our children back for long weekends as trip from door to door (Brighton to Orta) was approx. 5 hours. All in all, we HIGHLY recommended Villa Pinin. p.s. If you see a petite lady on a Harley ... that is Mariagrazia. She is a legend!

We stayed at Villa Pinin in June 2013 and loved the location. After enjoying our delicious Italian meals it is great to stroll peacefully through town or along the lake back to Villa Pinin which is like coming back to your own home. It is a spacious modern home with an outdoor terrace view across the lake in a very quiet neighbourhood. There were 3 in our party so it was perfect for us to share the one bathroom between the two rooms. The red room was used as a single but can be a twin and we had the blue room which had a double bed and had access to a balcony. Noise (ie the plumbing) between all 4 rooms/the house can be an issue but nothing that earplugs won't fix. The hostess Maria-Grazia is extremely hospitable, welcoming and goes out of her way to ensure that you are comfortable, picks you up and even will take you to the nearby railway station. The only enhancement we could suggest would be a small mini bar fridge for guest use. Whilst Maria-Grazia insisted we could use her fridge we just would have felt less intrusive.
