This hotel/palace is ideally located up the block from Grand Canal and down the block from the Canale della Guidecca. Using the Vaporetto ACTV (which you buy at the Ticket Booth off the Parking Lot where Airport Bus drops you off). get off at Zattere stop which is about 3 stops away.. Walk up the block and midway you'll see the hotel...Super Easy! Did not have to climb stairs on bridges to get to hotel. Which was awesome because it felt like 95 degrees with the humidity in August. The Hotel is small but so elegant with its Murano Chandeliers and Marble everywhere. The Hotel Breakfast was delicious with a great variety Buffet style and very attentive servants. You can eat inside or in their outside patio. Both are Lovely! We stayed in a Classic Room, again very elegant, but I have to say my room was very narrow (that is the only negative of the room). The room is perfect for a couple of nights. All marble bathroom, gorgeous also the Entire Hotel is immaculate! It is a short walk to San Mark's Square and Realto Bridge. We would return to this Hotel someday!

Location: The hotel is well situated in a quieter part of Venice in the Dorsoduro neighborhood, but still convenient to an ample choice of restaurants and easily walkable within 15-20 min. to all the classic sites (Rialto Bridge, Doge Palace, etc.). There is a wonderful gelato shop on the corner that served as our go-to place for dessert each night after dinner. And our favorite restaurant in the area was Ristorante Agli Alboretti. We loved it so much that we ate dinner there twice!
Because we had heavy luggage, we had wanted to take a private water taxi directly from the airport directly to the hotel, but due to a regatta the day we arrived, only the airport Vaporetto was running. We were a bit concerned about the walk from the Zattera boat dock to the hotel, but it was barely 5 minutes and easy even with the luggage. You can also take the vaporetto from Zattera to P. Roma, which takes about 15-20 minutes.
Hotel/rooms: The hotel’s reception area is grand with classic elements of a Venetian palace. The front desk and everyone who worked at the hotel were helpful and professional.
We were given an upgraded room that had a separate sitting area (with a TV, sofa, desk) that led to the bedroom suite two steps down (also with a TV) and a separate dressing area. Our elegant guestroom opened onto a giant (and I mean giant) carpeted central area that had approximately 4 other guestrooms also opening onto the space and that was furnished with sofas and tables. Our children’s room was steps away from ours and was spacious with a stair leading directly to the outdoor patio.
Breakfast: You can eat breakfast on the patio or indoors. The buffet includes a nice selection of pastries, croissants, nuts, yogurts, fruit, cheeses, cold cuts, etc. and hot items such as eggs, mushrooms, delicious tomatoes with rosemary and other options. Yes, other hotels may offer a wider choice of options, but this buffet had enough to keep all of us satisfied, so no complaints. And everything was fresh and tasty.
Bottom line: We would happily stay here again and world recommend the hotel and the Dorsoduro area to anyone that does not want to be trampled by throngs of tourists and ripped off in restaurants with “tourista” menus.

A delightful hotel: spacious rooms which are Uber clean; friendly staff who can’t do enough for you; terrific full cooked breakfast.
Rooms are huge. It’s in a quiet location. We had a room by the lift but it was so well insulated that we heard nothing. WIFI free and fast. The heating is modern and powerful, though it does take a few minutes to kick in.
Excellent management. The floral scent the cleaners used on the carpets and curtains gave us a headache. We only had to ask once for the cleaner not to use spray during our stay and it wasn’t applied even when there was a shift change in cleaners.
Friends who live in Venice suggested another hotel closer to them and we had been booked for months to stay there. Fortunately, we read the latest reviews where a guest complained about how short the beds were. The hotel provided the measurements on our confirmation and we were shocked to find they were between 1.3-1.5 meters long! (A common problem in Venice apparently.) we are so glad that this caused us to swap hotels to the Nani Mocenigo. The bed length here is perfectly acceptable.
Location is fifteen minutes walk to St. Mark’s with the airport bus stopping a 20 minute walk away. Or you can arrange a private boat from right in front of the hotel. (Public boats also available from the Grand Canal.)

Check-in was smooth. The check-in staff provided recommendations for food which was good. The common area was beautiful. We had the superior room #210. It was spacious. It advertised that this room type had external view however all the windows in our room were facing the walls and there was no view at all. Another problem was the room temperature which was also mentioned by other reviewers. It was too hot and stuffy no matter how to adjust the thermostats. The hot air kept blowing out from the vent even after we switched it off. And all the windows were very close to the wall of the next building that we couldn’t really open them. The staff said the room temperature could be adjusted from their side, but after requesting twice, we could not really feel the difference. We couldn’t have a good sleep as we awakened sweating at mid-night. Breakfast was okay, it took place in a small dining room. The front desk staff we met at night & the next day was not very helpful & knowledgeable. As we asked if there was a museum pass that covered Palazzo Ducale and other museums, his replied was No such things. We then asked him how to go to the place for Xmas ice skating, he also said No such things in Venice. We had to end the conversation. We then changed to stay at another hotel, Palazzo Veneziano which was 350m away where we met the experienced front desk staff who happily provided the details of our questions.

Regarding view: On our website it is said "Our Superior Rooms have an external view on our garden or on the street surrounding our building." So is the view from the room #210 - a view on the little street surrounding our building. The walls of the next building are ca. 5 meters away, so windows can easily be opened. Reg. the front office staff we apologize for any lack of information or service. We will increase the training for our young and talented staff so they can reply to any question which occures in a professional and helpful way. The hotel is beautiful! Our room was small but lovely with an awesome, elegant bathroom. Breakfast offered many choices in a lovely dining room. Maid service gives priority to rooms that are turning over so be sure to get your “make up the room”’sign on your door early in the day so you are not missed, as we were. The location is a 20 minute walk from St. Mark’s and water taxis can pick you up literally at the front door, if the ride is not too high. Will stay at this proper again if we ever return to Venice.

We booked one of the cheaper rooms and it was great value. The room has 14+ foot ceilings with a Venetian glass chandelier and a entirely marble bathroom. Very spacious and elegant. The beds were the most comfortable we have had on our trip across Europe. The free breakfast was amazing. We were tired of bread and yogurt breakfasts and found nice scrambled eggs, bacon, sausage, quiche, and more. They even gave us our own bit of thick coffee which we appreciated. This place is great!

We highly recommend a stay in this hotel. We were so spoilt... the venue, food and personal customer service was beyond what we have experienced elsewhere.
We particulay recommend the cocktails and serving of wine and Processco by Claudio. His passion for great customer experience was demonstrated on a number of occasions. He has the biggest heart for his customers.

Yes it was wonderful staying in a Palazzo! We enjoyed three nights in a junior suite then moved to a junior suite deluxe for another three nights. Both were terrific but the deluxe had a much larger bathroom, balcony and separate sitting area. Housekeeping was terrific too.
The front desk staff was superb answering questions before our arrival and then during.
The breakfast was satisfactory with only scrambled eggs as a hot option.
We found the location to be walkable to San marco, rialto and ferrovia...as well as either zattere or accademia waterbus stops.
The Catholic Church of San Trovaso is right across the small canal and you hear the bells most mornings.
Highly recommend.

The breakfast was satisfactory with only scrambled eggs as a hot option.

This hotel was a palace and you can see this especially from the inside. The Hotel entrance is very nice and the foyer in the first floor was unbelievable, this with 3 huge Murano chandeliers. Our room was not big, but plenty of space to move around. It was spotless clean and plenty of storage room. The bed was for our likes a bit soft but we sleep well. The marble bathroom was very nice and a very good rain shower. We used the air conditioning as it was very hot during our stay, but did not hear any noise.
The hotel is located in a nice area, it seems to be the art place. Not many tourists and it is on a small canal so very quiet. A 3 minute walk to the boat stop Accademia on Canal Grande or 2 minutes to Vaporetto stop Zattere. This was very convenient to get to many hot-spots.
When we arrived we were warmly welcomed by Paulo. Due to Paulo we received many important new recommendations about sight-seeing, good restaurants and helped us even to find special Murano parts for our chandelier back home.
Delicious breakfast was served in the small but beautiful garden. Due to Covid you could not help yourself to the buffet, but the service was very good and there was plenty to choose from.
All in in one a perfect place to stay we know where we will stay when we come back.

Amazing! When we arrived we were informed that we had a free upgrade to a junior suite. I have been traveling the world for 50 years and this was the best room I have ever stayed in. The hotel offered all kinds of tours. The staff was kind and very knowledgeable. Also convenient. The hotel was a short walk to a vaporetto stop, which made navigation very easy. Can’t miss!
