The location, on a residential street, allows escape from the hoards of tourists but you are still only 5 minute walk from the river and a further 10 minutes to all the main attractions.
The hotel may lack big hotel facilities but for a truly memorable stay in Florence, you cannot find a better place to stay.

The main two issues were 1) our room location and 2) the property’s response to other guests.
In our view, Room 1 should absolutely be avoided at all costs unless you are a deep sleeper. It is situated directly next to the front door and faces the busy street at ground level. We live in Chicago and are used to city sounds — this room though is worse. The sounds of traffic and guests coming in and out make it challenging to truly feel relaxed. A horribly annoying lose manhole cover makes a “thud” that shook the room every time a car drives by — not great to hear repeatedly at 2am. The positive is that the room is furnished beautifully and was very clean.
The separate main issue involved other guests virtually taking over the property’s very limited public areas. At both breakfast and in the evening, an extended family with babies and small children camped out in the main room and garden area. In the evening they treated it similarly to how families would approach a shared vacation house or Airbnb by gathering and playing cards in the living room. While on its face this doesn’t seem like a big issue and while the family was very polite overall, most people coming to Florence likely aren’t seeking to “third wheel” it with babies and toddlers crying throughout breakfast, a loud baby monitor placed outside your room in the evening, and shouting for luggage during checkout. It ruined any sort of image portrayed in the property’s photos of contemplation by the mantle or a quiet morning in the garden.
Other very small issues include that the entry code did not work for our room key (so had we arrived outside the limited staffed hours we’d have been out of luck) and that the same code did not work as intended for the garden (which would have left me locked outside had my wife not checked).
When asked about how we enjoyed our stay by Julia, I mentioned the room and the issues with the family, literally with them having just taken over the main room a few minutes prior. She apologized and handed me the bill. I’d have appreciated at least some small gesture beyond an apology.
On the positive sides, the place is quiet charming to look at, the location is fantastic (best gelato in Florence just at the end of the street) and the breakfast was tasty.
Would we give it another try? Probably yes, only if we could guarantee a garden facing room.
Service and breakfast also quite lovely. The garden in the back is small yet extremely charming. Highly recommend.
The hotel staff were exceptionally nice and helpful throughout our stay, and went above and beyond the call of duty to help us with a problem after we left the hotel!
The hotel is conveniently located, and an easy walk across the Arno river into the old town and most of the sites you will visit while there. However, it is far enough away to be peaceful and quiet at night. Many choices are availble for dining in the area.
If you are packing light and plan to do laundry while traveling, there is a 24 hour laundry located directly across the street from the hotel. Be advised that you'll need euros, since the credit card slot was inoperable.
We'll be staying at this hotel again when we return to Florence!
Each room is different. We didn't notice any of the smell issues of other reviews, however we did find our room (3) to be quite dark. An overhead light would make a real difference for things like packing. It was, for example, quite hard to read in the lovely armchairs at night. The in-room temperature controls weren't functioning- it had to be altered centrally when the staff member was in attendance. This wasn't much of an issue for us as the weather was very pleasant but could be a problem in the height of summer/depths of winter if not fixed.
The overall design is fantastic, the bed was great, the linens high quality, and the bathroom a very good size with modern fittings (and excellent water pressure). Breakfast was also fine, with a modest but tasty and homemade spread. The cute lounge is an excellent space to sit- I would love it even more if a Nespresso machine or similar was added to the honesty bar.
While the property doesn't offer any laundry services, there is a laundromat across the street which also offers a very efficient (and surprisingly affordable) wash and fold service.
I wish there were more places like this!
We enjoyed the communal areas and the staff did their best. The location was great out of the busy area.
