Full of character and with delightful staff (untill 1pm!), the hotel was the perfect place to stay for a weekend in Florence. The day starts with a lovely buffet breakfast, sat in the peaceful, small garden. The rooms are incredibly comfortable and full of character (with some quirky details).

The location, on a residential street, allows escape from the hoards of tourists but you are still only 5 minute walk from the river and a further 10 minutes to all the main attractions.

The hotel may lack big hotel facilities but for a truly memorable stay in Florence, you cannot find a better place to stay.

We just got back from spending 5 nights at the Ottantotto Hotel in Florence and would recommend it. The hotel is in the Oltrarno area of Florence, across the river from the major sites, but only a 10-15 minute walk away. The area is much calmer and local but still buzzing with activity and with tons of great restaurants, artisan workshops, cafes and pretty squares. The hotel itself is a beautifully restored home with a total of 8 guest rooms and a small garden on the ground floor. We stayed in the basic room and were very comfortable despite its relatively small size. Details and design were well thought out and it was spotlessly clean. The breakfast was pretty good, though we both thought it was a bit strange they wanted to charge 3 Euros additional for a scrambled egg at a place like that. The system for after hours self-checkin was great and I wish more hotels would do it that way!

Florence is a touristic town with more hotels and B&B per sq/mt. than any other place in Italy (my guess). Ottantotto is more than an Hotel (a nice boutique hotel), it's "home". After 9 months working in Florence and staying in many different (nice) hotels, I found this little gem (just 7 rooms all different but with the same charming style) in the very center of Florence (walking distance - 15 min - from the Station, Duomo and Uffizi). Consiergerie (Linda and her staff) will do everything to facilitate your stay whatever is for leisure or work. Breakfast it's another unicum ... but your diet will be at risk.

We wanted to love this place so much, but in the end too many issues unfortunately ruined our stay.

The main two issues were 1) our room location and 2) the property’s response to other guests.

In our view, Room 1 should absolutely be avoided at all costs unless you are a deep sleeper. It is situated directly next to the front door and faces the busy street at ground level. We live in Chicago and are used to city sounds — this room though is worse. The sounds of traffic and guests coming in and out make it challenging to truly feel relaxed. A horribly annoying lose manhole cover makes a “thud” that shook the room every time a car drives by — not great to hear repeatedly at 2am. The positive is that the room is furnished beautifully and was very clean.

The separate main issue involved other guests virtually taking over the property’s very limited public areas. At both breakfast and in the evening, an extended family with babies and small children camped out in the main room and garden area. In the evening they treated it similarly to how families would approach a shared vacation house or Airbnb by gathering and playing cards in the living room. While on its face this doesn’t seem like a big issue and while the family was very polite overall, most people coming to Florence likely aren’t seeking to “third wheel” it with babies and toddlers crying throughout breakfast, a loud baby monitor placed outside your room in the evening, and shouting for luggage during checkout. It ruined any sort of image portrayed in the property’s photos of contemplation by the mantle or a quiet morning in the garden.

Other very small issues include that the entry code did not work for our room key (so had we arrived outside the limited staffed hours we’d have been out of luck) and that the same code did not work as intended for the garden (which would have left me locked outside had my wife not checked).

When asked about how we enjoyed our stay by Julia, I mentioned the room and the issues with the family, literally with them having just taken over the main room a few minutes prior. She apologized and handed me the bill. I’d have appreciated at least some small gesture beyond an apology.

On the positive sides, the place is quiet charming to look at, the location is fantastic (best gelato in Florence just at the end of the street) and the breakfast was tasty.

Would we give it another try? Probably yes, only if we could guarantee a garden facing room.

Beautiful property - including the garden and common area. We found the breakfasts to be substantial and delicious. We also loved the location and preferred to stay in the less touristy side of Florence with quick, convenient access to all the city has to offer. Where I struggle to give them five stars is that the system they use for room access is a single card (which you have to put into a unit on the wall for lights/air conditioning, etc. As Americans, it would be quite easy to forget this and walk out of the room (door locking behind you). While this was not the exact issue we had, the card did fall out of my husband's pocket at dinner and as it was 10 PM (and they only have someone on property from 8 AM to 1 PM), we were effectively locked out. They do have an emergency number to call but no one answered my multiple attempts and, in fact, you are not even able to leave a message, it merely says "no one is available, please try again later." Furthermore, when I emailed the hotel in between attempts at calling the emergency number, they never responded. When I sent another email to let them know that we retraced our steps and, thankfully, found the card, but were concerned when no one was available and we were not even able to leave a message, only sit and continue redialing the "emergency number", they did not even bother to follow up or reply. I don't think expecting a "We regret you had this experience" or "glad it worked out" - or.....well, anything is unreasonable. It was disheartening given our level of panic and inconvenience in the moment.

Most of the reviews of this excellent boutique hotel don't say enough about the architecture and interior design. The owner of the hotel is an architect and the beautiful attention to detail shows in every aspect. Though the building itself is cla sic Firenze, the rooms themselves are quite modern, but what really stands out are all the extemely thoughtful touches at every turn. Even down to the placement of light switches and lighting fixtures, the rooms space efficient closet and storage, in our suite (the smaller of the two suites) the tub and shower were deep and spacious with very high water pressure and precise controls. The thermostat and the room climate arde perfectly controlled. The space looks fantastic from many angles. It's truly a luxurious experience for a hotel that is so compact.

Service and breakfast also quite lovely. The garden in the back is small yet extremely charming. Highly recommend.

My wife and I loved our stay at Ottantotto in early October. The room (#5) was typical european-sized, but nicely updated. It was spotlessly clean. The bed was very comfortable. Water pressure and the hot water supply were abundant, although we had to run the hot water for quite a while before we received any hot water if nobody in the hotel had used the hot water supply in a while. Each morning's breakfast selection was fresh and tasty.

The hotel staff were exceptionally nice and helpful throughout our stay, and went above and beyond the call of duty to help us with a problem after we left the hotel!

The hotel is conveniently located, and an easy walk across the Arno river into the old town and most of the sites you will visit while there. However, it is far enough away to be peaceful and quiet at night. Many choices are availble for dining in the area.

If you are packing light and plan to do laundry while traveling, there is a 24 hour laundry located directly across the street from the hotel. Be advised that you'll need euros, since the credit card slot was inoperable.

We'll be staying at this hotel again when we return to Florence!

This very stylish, intimate B&B (much more of a B&B than a hotel) is located within an easy walk to the major sights of Florence, but also far enough removed from the worst of the crowds.

Each room is different. We didn't notice any of the smell issues of other reviews, however we did find our room (3) to be quite dark. An overhead light would make a real difference for things like packing. It was, for example, quite hard to read in the lovely armchairs at night. The in-room temperature controls weren't functioning- it had to be altered centrally when the staff member was in attendance. This wasn't much of an issue for us as the weather was very pleasant but could be a problem in the height of summer/depths of winter if not fixed.

The overall design is fantastic, the bed was great, the linens high quality, and the bathroom a very good size with modern fittings (and excellent water pressure). Breakfast was also fine, with a modest but tasty and homemade spread. The cute lounge is an excellent space to sit- I would love it even more if a Nespresso machine or similar was added to the honesty bar.

While the property doesn't offer any laundry services, there is a laundromat across the street which also offers a very efficient (and surprisingly affordable) wash and fold service.

My partner and I had a wonderful stay here. The superior rooms are amazing - super spacious and cosy with perfect authentic decor - it was so peaceful, quiet and tucked away in the best little local area, but close to everything too. We stayed here twice, once upon arrival before exploring Tuscany and once on the way back for a couple day to explore Florence. Linda greeted us, and was so sweet. We couldn’t have asked for a better stay. The owners have clearly worked so hard to make this a special and unique hotel and I will be coming back during my next visit.

I wish there were more places like this!

Beaton Suite - the smell has to be fixed and it seems it’s not done. I just saw a review about this suite and I too am compelled to write a review following an email I did send to the Hotel shortly after our stay. I unfortunately, I have to agree the sewer type smell from the drainage has to be fixed. We stayed in the Beaton suite split-level room in June 2024 and noticed the horrid smell in the morning and when we returned from our trips. We resorted to buying air freshener! We also spoke to one of the housekeeping staff who said she was aware of the smell and attributed it to the old building and difficulties in conversion. I’d suggest this room is not booked without this smell problem being addressed and to avoid other guests posting poor reviews.
We enjoyed the communal areas and the staff did their best. The location was great out of the busy area.
