We had a thoroughly enjoyable time staying at Floroom. The Apartment is a short stroll from the train station which allowed sufficient time for our helpful representative from Florence Apartments to arrive and meet us at the flat. We had arrived early and he kindly let us leave our bags in the flat until checking in time and we went off to find lunch at one of the many restaurants which had been recommended to us by our guide all of which were excellent. The flat is located really centrally and we walked every where with ease. The teenage daughter especially liked window shopping in Gucci and Tiffany which are located at the end of the street. There are some great local deli's, a bakery across the street and a cracking wine bar in the next street. The Wifi was excellent no complaints from the teenagers. The bathrooms and hot water were all good, the beds comfortable and well fitting shutters kept out the light and helped keep the street noise down. We were only really disturbed by Saturday night revelers and shutters being opened by shops in the morning. We were a party of four adults and three teenage children and there was plenty of room other than in the lounge which was a bit of a squeeze with all of us. All in all a great apartment but no lift and plenty of stairs to the front door means not for the unfit

We enjoyed our stay in florence thanks to convenient location and comfortable lodging at floroom 2. There are quite a few steps to climb with your luggage..and if that is not a problem for you, it is a good place to stay

We are currently stuck in Floroom 2 in a room that stinks badly of cigarette smoke. There is cigarette ash on the window sill, we took pictures. The hotel's response is that it isn't possible that the room smells of smoke because it is a non-smoking room and also that no one stayed here last night. It is perfectly obvious the room was smoked in. It is worse on the chairs by the window and on the curtains. It is four LONG flights of stairs to the street so the possibility someone would smoke in the room rather than make the trek doesn't seem implausible. The person on the phone from the hotel said it was impossible that the room smelled of smoke. They refused to send someone to the room. They do not have cleaners available at night. They refused a refund. We booked through mrandmrssmith who offered inadequate/non-existent options or back up. This is an excerpt from their email response: "Many thanks for speaking to me earlier, and I must apologise that I couldn't be more immediately helpful. The hotel sadly cannot offer another room, and are insisting that the smell is not cigarette smoke, as we discussed." Even if we were to accept that the terrible smell ISN'T cigarette smoke I still don't understand why the hotel and Mr and Mrs Smith think it is okay for us to endure it. If your hotel room smells unbearably and you can't offer to inspect it, clean it or provide another room you should offer a refund. Period. The hotel is ideally located and the room is visually lovely and a good size. The common areas are great. We would have been absolutely thrilled to be here but for the stench and the customer service that wasn't just non-existent but actually offensive. This has been a good lesson about the pitfalls of these "turnkey" operations. I won't be using mrandmrssmith again either. I will add that our stay at Hotel Home in Florence for similar room size and value (and an elevator) was outstanding.

This B&B (or boutique) is perfectly located in the center of the city Firenze with walking distance to everything. This is a very self service hotel, you get a code to the hotel and then you take care of everything yourself. Just remember that there are about 30 steps to climb with your luggage as they dont have lifts. But no bigger issue. We did not meet any staff during our 4 nights stay, which was a bit odd but it was nothing negative about that. They cleaned the room everyday, while we were out, there was always croissants, prosciutto, coffe, tea, fruits, yoghurt etc in the kitchen so breakfast was fine (most kiwis, the bananas ended quickly). My friend is allergic to cow milk and gluten/wheat so they brought her some special bread and soy yoghurt. The room is quite spacious, the bed was big (superior room) enough for two, you got a bathroom with shower (had a bit of a bad smell sometimes from the water), you have shampoos, hairdryer, etc. I could connect my swedish hairthings without problem. No sounds from traffic, but they were building in the house across the street which woke us up, but other than that it was really quiet so no problem sleeping. So good hotel for cheap money. You have free wi-fi that worked good and a small TV - which we never used, you are in Florence, all see worthy things are outside your door ;) I can really recommend this!

Strange... to find a place that makes you feel like a local when you really are in the heart of the all things... touristy. No doubt about it, we will def be staying here again and again. Not strangers to Florence, we have stayed at the Four Seasons, Hotel Savoy, and our last trip to Florence at the Relais Santa Croce. All very nice 5 star hotels. I preferred our stay here. It was easy to get to and from the train station (as we did travel out of town with a backpack for a couple days). We left our belongings behind in our room. The rooms are affordable that we could do that. Imagine?! We stayed in the Deluxe room (#8). First night we learned to keep the windows shut. That kept the sound out from the street. Not that would of bothered my husband any. It also kept the mosquitos out. Not that there were many, but it was that time of year. The hotel does have central air, fyi. Room #8 was preferable to us, as we did stay a week and had two large suitcases. We like room to spread ourselves out. There is a garage around the corner if you have a car (we didn't). There is great options all around for bites to eat both morning and night. In fact, some of the best restaurants in Florence happen to be a block or two away. The wifi was fast. I was able to FaceTime and make Skype calls without any issues. Don't even think about this place, just book it. Bookings fill quickly here! I think next time we will book Floroom 1 across the river. We did hang out there a lot more this trip. Lots of great artisan shops and new innovative restaurants in that neighborhood.

The location is absolutely perfect, right in the middle of beautiful Firenze. What a sweet experience to live in the midst of the historic center with such stylish and comfortable accommodations. Rooms were clean and beautifully decorated with monochromatic colors that complimented the exposed beams and architecture of the old building. The rooms were clean, the breakfast ample, simple and self served. Great value! Would absolutely return and enjoy every minute of having Floroom 2 as my home away from home.

This 'hotel' is in a great location and we popped back often during the day to drop off purchases or to get water etc. You have to arrange a time to arrive so that there will be someone to meet you - there is no key - entrance is via a code which is emailed to you beforehand. There are several flights of stairs and no lift - so watch how heavy your suitcase is! Room 8, which we booked, is not massive but is apparently the largest with a king-sized and a single bed and a large-ish bathroom with a bath and shower. The shower wasn't working properly but this was quickly remedied once pointed out. The room overlooks the street so you have to keep the windows shut as it is noisy outside - the air conditioning was efficient enough but the room had a strange smell which we couldn't do anything about because of having to keep the windows closed. You help yourself to breakfast - there is mineral water and fruit juice in the fridge and a coffee machine, and packet croissants and bread and a toaster, but we didn't bother - there are several good bars in the vicinity and we went out for our morning cappuccino, although we helped ourselves to the water. Reasonable value for money for such a central location.

We booked four nights in this bed and breakfast in Florence. The room was small, as is the ret of the B&B, but nicely decorated. The location is great and the owner very helpful. However, the room was seriously warm at night and unfortunately the mosquitoes were out and about too. We tried turning on the air conditioning but this didn't work. We ended up leaving the window open during the night but found the noise coming from the street extremely loud. The next day the owner brought us a little fan and mosquito repellant and told us that the air conditioning system was still on winter mode and that an engineer would be coming to turn it on. Unfortunately the air condition didn't work at all during our entire stay and we had to deal with the heat by using the fan provided. The breakfast provided is simple and a do it yourself concept but we enjoyed it, other guests that were staying there found it took a little getting used to. There are no keys only a personal code that you receive prior to getting there which worked well. All in all a nice place to stay but be ready to endure some street noise and heat during the spring when the air conditioning is not working!

Very central location. Unattended B&B with room and flat access via PIN, which you need before you arrive. We had room 6 which was cramped and mouldy (see photos). Shower was very apathetic. Free Wifi throughout. Continental breakfast provided.
