REFURBISHED IN EARLY 2018 Located right next to Gippeswyk Park & just around the corner from the Ipswich railway station. We are 10 minutes walking distance away from a large list of attractions. Conveniently located for access to the Town Centre, Cineworld, Ipswich Town Football Club, the newly refurbished Quayside, Suffolk University & numerous restaurants & nightclubs to name just a few. We are also only a little drive away from attractions such as Foxhall Stadium, Suffolk Showground, Jimmys' Farm and Felixstowe Beach. We have a variety of rooms, both basic and en-suite to try and cater for all your needs. All which contain TVs’, FREE Wifi in rooms, tea & coffee making facilities, towels, soaps & access to hairdryers & ironing facilities. Majority of the rooms now are equipped with microwaves & work spaces as well & we also have some rooms equipped with fridges. We also have FREE off road parking. So to sum up FREE breakfast, FREE WiFi & FREE parking all included in the price.

I booked to stay one night on a business trip. Not my usual place but everything was booked so short notice meant I had little choice. I don’t know Ipswich so I wasn’t aware of the area. The place looked OK on the site so I booked. The first issue was the approach road where the Satnav took me was bizzar. I came down a residential street that had all but washed away. It was like driving down the Karakoram Highway and my car was damaged. That road should be closed. The hotel looked OK. I was met by a polite Pakistani Lady who showed me to my room and sent me a text to welcome me and if I needed anything to ask. I did ask for a curry but only fish and chips is on the menu. Outside and across the street is another hotel full of drug takers, prostitutes and drug dealers, one guy permanently on watch with a mobile phone. The place looks very dangerous. I sat in my room and did some research, there has been stabbings, mugging sand shootings. And a murder. I have been a soldier all My life and worked in some hostile places but this was one place I felt unsafe and not in control if potential events. I left and went to find another hotel. I would have preferred to cancel my meeting and drive back to Cardiff if nothing else was available rather than stay there. I doubt my car would have been safe either. I Sent the manager a text. There was no suggestion of a refund. This place is unsafe

The cheapest place I could find - and for that, you don't expect a million dollar hotel! Staff were lovely, room was very clean, beds were great, the room had shutters do not an ounce of light peeped in during the night, lots of tea and coffee laid out, honestly there's nothing to complain about if you're after a comfortable place to stay at a more than reasonable price. If nearby again I'd definitely rebook.

Couldn’t be happier with the service I received and condition of the room upon my unannounced arrival! The gentleman at reception was very friendly, professional and accommodating, (Haroon I think his name was?) I turned up on the off chance they had a spare room, I was very lucky! The room was spacious, clean, and the building was quiet and peaceful. Will definitely stay again when in the area, was a real pleasure and an absolute bargain price. Owner was friendly enough but the whole place had a musty,damp smell to it. Decor very tired and grubby. Carpets old and manky. Rooms look clean on first glance but when I took an antibacterial wipe to the surfaces it came off brown and dusty. Toilet flush takes ages to work. It's cheap and you get what you pay for I suppose!

You get what you pay for... a very reasonable rate of £35/night and right next to the rail station, but be warned..very basic rooms and the bed had a very thin mattress which you could feel the springs ! Breakfast offered was cooked or continental..but again a fairly basic affair. But if you just need a bed for the night at a rock bottom price then this works.
