We were fed up of arriving at bed and breakfast accommodation and being disappointed so we searched the internet and found this gem! Recently renovated to a high standard, lovely and modern, clean and comfortable. Had a very warm welcome from 2 friendly hosts. Breakfast was delicious! Would thoroughly recommend this place to anyone visiting Skegness. Location perfect!

Really Enjoyed Our Stay...Room was Lovely...Felt at Home...Kim (Owner) Was Warm and Friendly and Looked after us Well...Breakfast was Lovely and will be Returning in the Future...Was VERY Clean and Couldn't of asked for anymore...Parking Available on Doorstep and situated in a Lovely Place

lovely clean rooms excellent hosts nice breakfast little details like a jug to fill the kettle from the taps making it easier cant say enough of how much we enjoyed our stay .we had the friendliest greeting weve ever had in a hotel

Clean, fresh and comfortable with a welcoming feel in every way. Rooms have everything to make your stay as comfortable as possible. Very good for children, even little touches such as plastic crockery, toys and juice in your room. Will stay again next time we visit family without doubt!

kim and billy are so passionate about their baby (b&b). nice friendly welcome and departure we was given a magnet which was lovely. attention to every detail- spotless- things thought of that you wouldn't think of i.e childrens cutlery and basket in shower for toileties. nothing too much trouble. down to earth friendly people who take pride in their business...

Had a overnight stop with my husband and son. The b&b is immaculate and lovely decor. Kim and billy are so welcoming it's home from home. Nothing was no trouble and they were brillant with my son. The breakfast was amazing too will definitely be back for a few night next time.

We stayed here for 1 night on Sat 25th March. The owners were very welcoming and friendly. A lovely small hotel, recently refurbished and a perfect location. The rooms were clean, tea and coffee provided in the rooms, great location and reasonably priced. Great selection at breakfast, a good full English breakfast included. Stayed here monday to Wednesday 24th-26th October myself and husband and 2 grandchildren Kim and Billy were fabulous hosts nothing was too much trouble food was great. The guest house was spotless rooms were plenty big for us all. This was such a lovely guest house the kids wanted to live there .didnt want to come home lol .Skegness was...

kim and billy are excellent hosts. Arrived at 8.50 am after driving from 5.15 am.strait away she had our room ready (I had asked) then also asked if we'd eaten. As we hadnt she offered us tea, toast and cereal which when we got to the eating area turned into a full english as Billy said there was enough left...
