Well where do I start with this hotel!!!! I can honestly say this is the worst hotel that I’ve ever stayed in!,,, We did not have great expectations of this hotel as it was a last minute booking in August, but when we pulled up outside our hearts sank! The garden was overgrown with weeks & there were plastic bags of rubbish in the garden. We got to the room & it was just horrible, very tired with stains everywhere & it felt dirty & uncared for. There was horrible stains on the carpet & mold on the walls outside the patio doors to the dirty used cigarette strewn balcony. Then after a long drive we decided to have a nap before meeting the family a very aggressive member off staff was banging on the door demanding that we open it. I pulled myself together & opened the door to a angry lady member off staff telling me that we had had complaints about the noise we were making last night, after explaining to her we had only just checkEd in she all but said I was lying! Contacted the owners very the text they provide & they-did not really seemed concerned. Unsafe, dirty, shabby unkept hotel! DONT STAY THERE

We recently stayed here for a few days & found it to be a pretty decent budget appartment. Location is great & it's possible to easily walk everywhere. We parked on the street and found this pretty straighforward, although it got really busy during daytime working hours. The room was spacious & although in need of a lick of paint & some general updating was pretty comfortable. Most importantly the linen & towels were really clean and the bed comfortable. We did not expect 5* accomodation for what we paid & what we found was entirely acceptable. We certainly had a good time and did not experience any problems at all.

We booked to stay two nights after seeing a reasonable rating on booking.com. How untrue this was. Reality of the situation The street the property is situated on is close to the centre and park. However advertised is free parking but where?...In front of the property you are faced with a £20 fine if you park on the ornamental grass which is brown. And the street is full of cars the only available parking is down an unsecured alley no thanks and I don't own a posh car but it is my pride and joy! Second the property from the outside needs a good tidy leaves not swept in months weeds and overgrown ivy. Front door left wide open. Flies greet you and a grotto I meant grotty fountain and notice boards. Rooms are self service you get a code by email for your keys we were located on the top floor I entered and low and behold no cleaning done dirty towels slept in beds rubbish piled up at the bin stuck of Chinese food from previous occupants. Green mould on the outside walls face you when you pull back the blinds of the windows. This was our mini break we had planned as a family to round off the summer holiday as like with all families we like to have fun with our child that is cost affective so was thrilled at the time to have found a cheap place. I returned downstairs to find a piece of paper strewn to the wall any probs ring Jayne on her mobile. So of course I rang don't get me wrong she did apologise for rooms not cleaned not just mine a family of four too from room 11 we were in room 7. So we were advised to wait until she would arrange a cleaner this was at 2.50 she said I'll ring you straight back I rang back at 15.10 as no return call advised a cleaner will be there at 15.30. Then I get a call from booking.com who also apologised for staff shortages dur to the current situation. I said we were not happy and myself and the other family rearranged accomodation for that night as covid regulations advise rooms should be aired and up to habitual standards. I and the other family were told we would need to cancel the booking and we would be refunded. As you can guess no refund for me as of yet and it is over ten days! In the mean time just to let you know we are out of pocket as it cost us double to rebook somewhere last minute even tho we booked into Russell's circus at Mablethorpe had a fab break including free tickets to any show. However this could have happened to many families and not everyone has disposable income to pay for another room.! Be warned before you part with your money! A cleaner did turn up said she had just finished her shift and was from another company she said I'm only here to change beds and replace towels! What about hoovering what about cleaning sinks bathrooms airing the room letting us know the room would not be fit for purpose until it had been sanitised correctly! Anyway no refund therefore report made to trading standards for broken contract and report made to environmental health Karma I'd say! And a report made to booking.com for the removal of the 7.9 stars as this was achieved and all the awards in the entrance of the hotel years prior by the previous owners this was discovered when we called the numbers in the rooms of the previous hotelier!

I wanted to take my daughter to Skegness and stay overnight, I booked this on booking.com where the reviews are good. I wanted to see the apartment before paying but was told if I did not pay first my booking would be cancelled so I payed £160 for 1 night. Left the apartment at 11.15pm and drove home due to stains, hair and the smell of the beds with no quilts to stay warm. I have added photos

AWFUL 'service'. Rude and incompetent owner/manager(s) It's ok to use the F word with customers if they are displeased with the service here!. Check-in time changed three times. A key mix-up lead to a 1.5-hour wait on the daughters birthday treat. Room filthy, carpet filthy (& smelly!), balcony filthy (cigarette butts and green mould everywhere), bathroom filthy and spider webs everywhere. PLEASE, please save yourself a really awful night and book elsewhere!
