Spent Mon-weds here during our brief trip to Skegness as my friends had been before & recommended it! An ideal location, not far from train station (perfect!) & literally a few minutes walk to main part of town/seafront. We booked room only as none of us eat too early but what we smelt & saw of breakfast was good! Our room was ground floor, so relieved to see a ceiling fan as we stayed at height of the heatwave but the room was cool anyway, wonderfully decorated & clean. We had a tray of coffee/teabags/sugars, a kettle & Tv...enough storage for all 3 adults gear. The Hostess was amazing, enjoyed our chat with her :D Anything we asked for we were given...just a super friendly place to stay x

This is definitely a B&B and not a hotel. But as a B&B was ok for the money we paid. Stayed for one night. The room was clean and the bed comfortable. The curtains were thin so didn't really keep the light out. The en suite was very small and narrow and the shower didn't manage more than a luke warm trickle. Unlike some reviewers we were asked to say what we would like for breakfast and offered choices on toast tea coffee etc. The full English was a decent plateful. Maybe not the best sausages in the world but I liked them.

We just cam back from a two-night stay at Ivydene "Hotel". Although it is listed as a Hotel rather than a B&B, it is rather misleading for amenities they do not have or do not communicate well with the guests. At least that is for us. When we arrived at 21:30, we were greeted by a woman who quickly helped us to get our parking situated. There is only room for two cars and you could choose to park behind the first two cars but we chose not to and parked just up the road. After we parked, we were led up two flights of stairs to a nice sized family room, given the keys and told which keys were which because there were like five keys on the ring. Upon leaving us, she said we could come and go as we please. However, she never asked us if we wanted breakfast for the next morning. As we entered the room, it had an odd smell. It was decent but had the side eaves of the house on two sides of the room that hindered one side of the bed and the top bunk bed. The linens were quite itchy which made it uncomfortable to sleep well. The shower kept losing water pressure, but was hot. Although the guest book on the bed said to let them know the evening before if you wanted breakfast, when we left in the morning, no one was at the front desk and the woman was cleaning a room on the ground floor. On the morning we were leaving, my husband spoke with some other guests and they asked if he had the breakfast, he said no. They told him it comes with the room. So, he came up and we both went to the dining area at 0830. As we walked in, other guests greeted us with a friendly "Good morning", and we were getting ready to sit down. The woman came out from the back and asked if we ordered breakfast, we both said no. She said it was too late and we should have notified last night. As we walked out there was a cereal bar and juice bar. She could have said, I'm sorry, it is too late for the hot breakfast, but you could have cereal and juices. But she didn't and we walked up to our room, got our bag, came downstairs and dropped the keys on the front desk. If we are back in the area meeting friends again, we choose not to stay here again. What I do suggest for the management is have better communication with the guests, place a note under the door in the morning so that if the guests opt for breakfast, they could fill a form out and return it promptly to the front desk, even if the desk is not manned. I didn't think our stay was horrible, but I gave the rating as poor due to the lack of communication.

Thank you for taking the time to write a review. I am glad you found the room to be of a good size and parking is easy. I do like to explain the 3 main keys to people when they arrive, as it can be confusing the extra fourth key on your set, was a window key as it is a family room on the top floor. You seem confused as to why I didn't ask you, if you required breakfast in the morning. I had just confirmed the details of your booking with you at reception '2 Guests for 2 Nights, Room Only'. Which you agreed was correct. I am sorry if you were mislead by another guest about breakfast on Sunday morning, they were booked in 'bed and breakfast' so their breakfast was included with their room. If you had ordered breakfast there would have been a clean set table waiting for you when you came down at 8.50am. If you needed to speak to me about anything there was a bell on reception to call me, if I am not there.
