Lovely old house with a beautiful garden, just outside the centre (500 m.) of Ballater and its restaurants at a very quiet dead end road. Wonderful guest house! We had a great stay here whilst attending a family wedding. Heather and Neil were excellent hosts and their beautiful guest house is only surpassed by the property's beautiful garden! Welcoming owners. Lovely home and garden and excellent, spacious en suite room. Lacked nothing. Excellent breakfast was served on one large table with the other guests which is far better than individual tables. Owners helpful with local information and places to eat.

Very comfortable and spacious accommodation, very friendly and welcoming owners. Quiet house in a quiet area but close to all amenities. Fantastic breakfast with vast selection, locally sourced. All boxes ticked and can't wait to visit again.

Incredible home - impeccably clean and well-appointed, with an amazing garden. The hosts are absolutely lovely and genuine. Best B & B stay ever...anywhere! The location is fabulous - off the main road, and just a few minutes walk into the heart of beautiful Ballaster. Highly recommended!

Osborne House is a pretty, Victorian house set in a quiet spot close the centre of Ballater. There are two large double/twin bedrooms, both are en suite. There is a single room on the ground floor with its own private facilities. We offer a choice of delicious home-cooked breakfasts: salmon and scrambled eggs, muesli, fresh fruit and yoghurt, porridge and cream or our Aga-cooked hot breakfast with black pudding and bacon. All breakfasts are served with freshly ground coffee, fruit juice and home-baked bread. Guests can relax in the spacious drawing room where there is a television and open fire. Breakfast is served in the dining room which looks out onto the garden.You can be assured of a warm welcome at Osborne House, guests who arrive at tea-time are offered a complimentary slice of home-make cake or a flapjack and coffee and tea. ... more   less
