A very good B&B in a great location to explore the area around Perth and Kinross.
The room and bathroom were clean, the TV had a built in DVD player with a wide range of DVD to watch which was a nice extra. Guests can also use a lounge area. Breakfast was good but was not their usual offer due to the current restrictions. The food was good and you could have smoked salmon and scrambled eggs, waffles and maple syrup and smoked kipper. Fresh fruit salad also available which is always a good sign. Would stay again.

Our first visit to Burnbank and we were passing through en route to further North, so only one night.
Ann and Trevor provided a quiet and very comfortable room (Gold for us), excellent breakfast with eggs from their own hens and a very warm welcome. Thorough Covid precautions gave us peace of mind.
We will definitely stay longer next time, with the attractions of spectacular bird sightings and the lovely village of Kinross only a few minutes walk away.

My wife and I arrived at Burnbank and thought what a lovely home. We were shown to the blue room and thought wow. Beautifully furnished and everything we needed. The following morning I was treated to a beautiful breakfast prepared by Trevor. Absolutely gorgeous. We stayed three nights and really enjoy it.

We were on the way to the Highlands and found a friendly welcome here. The rooms were decorated with imagination (and no tartan in sight!) and Kinross is handy for the M90 and RSPB Loch Leven. We ate supper at the Muirs Inn nearby.

This was our first stay in a B&B for about 30 years so wasn't sure what to expect or compare with.
It was warm, clean and the hosts were very friendly. Excellent breakfast with plenty of choice. We particularly enjoyed the Arbroath smokie.

We stayed here for 1 night only, found the whole thing very pretentious and patronising. After we had gone to bed we could here the owners arguing, we were very embarrased the next morning and found the atmosphere quite frosty for july.

We stayed for one night in the kingsize room. The bed is very comfortable and spacious and incredibly good value. The owners were very friendly and the food was very good. I can't find anything critical to say about Burnbank. The facilities are excellent and the atmosphere was friendly and professional. They were COVID aware without it becoming a barrier to good service. Highly recommended.

Ann and Trevor are lovely. Great food. Lovely room, super comfortable bed and linen. The room was literally spotless as was the rest of the house. Good location. They really do have a great eye for detail and design and this elevates this to one of the best places I've ever stayed at. MARVELLLOUS.

Kinross is a beautiful little town on the banks of the spectacular Loch Leven and we were given a friendly welcome from Anne on our arrival at Burnbank. We stayed in the spacious Blue Room and the next morning had the pleasure of Trevor's delicious breakfast!

We stayed here our first night in Scotland. We were exhausted. The owners couldn’t have been kinder or more accommodating. The room was lovely, the beds are VERY comfortable, the shower had lots of hot water and breakfast was delicious. And very entertaining. We had a wonderful stay and I would gladly go back again. By the way, this B & B is easy walking distance to at leadt 2 very good restaurants.
