The hotel is moderately clean, spacious room, nice bed and hot shower with 2 way AC. They also have parking which is good for bikers like me with an expensive motorbike.

The reception helped me to go out and check to find the exchange place from where I changed some money.

This hotel is located on the approach road to Sam Neua (coming from Phonesavan) and just a short walk from the town centre. Rooms are ok. They are clean but quite basic. The bathrooms are also basic but there is hot water. Standards of cleanliness were fine. It is overpriced (approx. $30 per night) relative to the standard but, in a town with very few decent accommodation options, it is able to charge these prices. There didn't seem to be any breakfast offered but there was a table with a kettle and some tea/coffee available.

Having now (too late) read reviews for other accommodation in Xam Neua it would seem there is a major issue with Agoda bookings. Whilst our hotel owner acknowledged our booking he wanted me to pay again as he could not his money "from online". He told us we were the third group he had received from Agoda and he had received no money! He seemed genuine so I offered to help by emailing Agoda given his English was poor. Bad mistake. I ended up being told by his Agoda account manager to pay him in cash as Agoda would refund and then getting caught in the middle of an Agoda dispute when I had done as instructed but another part of Agoda thought I shouldn't have paid again!
So much for trying to help. I will never book another hotel through Agoda.
The hotel itself was adequate, large enough double room, decent shower. No other facilities although the new build extension which will open imminently includes a restaurant. Having read other reviews of accommodation I suspect it is one of the nicer places in town, albeit them minutes walk from the centre. I don't think the town at large is really geared up for tourists. In common with many others we only stayed as a jumping off point for Vieng Xai caves. The local "tourist office" at least is certainly geared up to arrange taxis or Tuk Tuks to transfer you there and back.
Wifi was good.

This is a brand new hotel so looks good but there is no heating and poor air conditioning. It was 2 C outside and inside. Breakfast was a joke as it was cooked for us in the corridor ! Rooms are spaceous but beds are hard and lights are bright neon lights. This place needs some work . Location was ok View of building site !

There are a number of guest houses in this town that very clearly advertise a rate of 70,000 LAK. I looked at several and they were extremely dirty and grotty.

The Keochinda Hotel is the obvious choice when staying in Xam Neua.

At a walk-in rate of 250,000 LAK it is a bargain.

The room and bathroom were clean.

The room is large and comfortable. The bedding, linen, towels, etc. were all in good condition.

There is plenty of hot water, you just have to let water flow a while to get the cold water out of the pipes.

The room had a split unit Air-conditioner / heater which actually produced hot air.

The Wi-Fi worked fine.

There is ample on-site parking.

I think we were the first people to stay here! Despite the marble halls and large wooden chairs that lined it, and the new bedrooms with marble tiles and with chandeliers, this was a most uncomfortable night. First the rooms were freezing and we struggled to get warm under the covers on an extremely hard bed. Second there was no hot water; third the bathroom flooded from a bad connection under the sink; fourth the standard of finish was simply appalling - bad grouting, tiling, painting, electric wires hanging from the walls etc etc. Then there was no breakfast despite having paid for it! Altogether a most unsatisfying stay and if they want to get business they will have to learn what owning a hotel and serving customers is really all about!

I was there at the beginning of October. As did Tom, booked through Agoda. Arrived by plane in a downpour, and had to push the tuktuk to get it started. Anyhow, reading Tom's account made me think I'd already done a report!! Very similar. I got there with my booking, to be told I was the 4th Agoda recent booking, but that as Agoda had not paid them, they would not accept my reservation. Should have walked then, but it was HOT and pouring. He rang someone, said it was Agoda, but I couldn't speak to them. Told me to pay again, and get Agoda to refund. As Tom said, the lack of English didn't help, and I'm still waiting for a decision from Agoda as to whether or not they'll refund my 400,000kip. As Tom says, very basically adequate room, very clean, the bed 'linen' was see-through. Very fine due to age I would think! A window looking into the living area next door, but the water was hot. No other guests the first night but some Chinese the next. Saw no other 'farang' the 3 days I was in Xam Neua. Everthing apart from the Bank even the Tourist Office was closed, and could find no one willing to take me to either the caves, or the archeological standing stones (Suan Hin). The youngsters at the G/H practised their English on me and arranged a taxi to the bus station. They said the roads and access to places I wanted to go to were badly affected by heavy rains, so no one was going there. Disappointed but, that's life. Will go go back as is a wonderful spot. The Dan Nao eatery lived up to the Lonely Planet, and was welcoming, very tasty and inexpensive.
Again, as in Lonely Planet, the markets are great, and even after many times in Laos, surprised me with the 'unusual delicacies' available.
All in all, perhaps the Keochinda wasn't the best, but Xam Neua IS! Also the minibus to Nong Kaow made it all worth while, crawling over rock and mudslides along the ridges! Perhaps I was lucky I couldn't understand what my fellow Hmong/Lao passengers were going on about! Stunning scenery, but long drops down the sides if you went over, were a bit of a concern, if you let it.!! Go and enjoy.
