Clean, with hot water, reasonable beds, not overly welcoming, no English hotel in Sam Neua. Next to the river, near the less than exciting market but the pomelos were very good. to the right, and round the corner was a good resturant.

This is a very friendly hotel, great location and good value for money. I arrived late in the night and went to another guesthouse nearby but there was nobody around and the family who own this hotel were outside and very welcoming and friendly. They have different rooms but even if you take a cheap one, there are communal balconies you can hang out on. The family who run this place also offer free tea, coffee and water.
And for dinner, try the excellent restaurant just round the corner.

I was here for NYE. Whilst not Times Square in NYC, Sam Neua had fireworks and a music show. This hotel is quite near the centre of town and on the water. The room was good andnwell priced, but I didn't have any hot water which was disappointing as it was very cold (close to freezing) at night.

We paid for two nights in advance at this Hotel through a well-known booking service. Catching the one bus service from the West, Nong Khiew, we arrived at the Hotel after midnight. The hotel was locked and it was difficult to wake any staff. Eventually the manager came out and said she had no record of our booking. She said they cannot receive credit payments anyway. We had to pay again, in cash, upfront. A week later I'm still chasing up my earlier payment for a refund. The room was okay.
So be aware that buses from the West arrive around midnight and it may be difficult to wake staff up at any Hotel to get a room.
