Clifftop is perched between the sea and the sky above Smith's Beach and Express point. Individual character filled rooms overlooking one of the worlds great views. An open bar and mini cafe in the main room. Easy access to the Phillip Island Grand Prix Track and to the Penguin Parade in addition to all the dining and natural beauty that Phillip Island has to offer. A perfect place for a romantic get away, a weekend with friends, family reunion, retreat or elegant wedding.
We’ve just returned from Clifftop and it was wonderful. The host was really lovely and helpful. The B&B itself is a lovely old beach house type building on top of a small cliff overlooking Smiths Beach. The communal living area is lovely, with lounges, fire places and a pool table. There are lots of wallabies around, along with many different birds. Our room was Spa Suite 5 and it was gorgeous. The colours are beautiful, and the furniture is an eclectic mix that just works. The bed was super comfy, facing out towards the grassy area at the back of the B&B. The spa is huge and the bathroom quite modern. There’s a small track leading down the cliff and directly onto the beach. The beach there is fantastic. Good for swimming, playing and checking out the surrounding rock walls etc. We would definitely go back, and recommend to friends and family.…

Friendly staff, and nice cliff top setting on private grounds with gated access. The location and proximity to attractions/ services is excellent. Overall the place is a bit weathered and tired but it’s still lovely. Overall we had a great 3 nights stay - weather was sublime which helped. We only booked a few days before our stay so had little choice in room selection. We ended up choosing “Grasslands 7” over “Seascape 2” as the photo’s of room looked beautifully- beautifully styled which it was. But do beware about staying in one of these “lower level” rooms - the ceiling/ floor above is very rickety / creaky with zero insolation so expect lots of stumping footsteps from guests in the rooms above in the morning and evening and late into the night. And you can also hear their voices/ their TV too - not so great and not very relaxing. The terra cotta floor tiles are beautiful but they are freezing cold - pack slippers or some thongs to wear in the room. The room itself is lovely and really beautifully styled, but the bathroom belongs in a roadside motel. There’s also a strong odour that seems to be coming from somewhere in the bathroom. We ended up having to running the bathroom extractor 24/7. The Wifi was very week/ kept dropping out/ exceptionally slow speed (3 mbps). We eventually gave up on Wifi. Tea / coffee facilities are provided plus Fresh milk daily, which is a lovely touch. On arrival we were informed that there would be no daily serving / making up of the room due to Covid. Totally fine but it would have been nice to know this before arriving. The bed was lovely and comfy, with lots of plush pillows and nice crisp clean bedding. Like I said, we had a lovely stay and we would stay at Clifftops again, but definitely in a different room. We did give feedback at checkout and they did apologised, and they offered us 20% off our next visit. Top tip: Avoid room 7 & 8 (basement rooms)…

Clifftop is the perfect place to stay on Phillip Island! Really great spot overlooking Smith's Beach, the rooms are spacious and well appointed and the staff are super helpful! Convenient to get around the island from here also. Will definitely be back!

Look, this place has loads of potential. Big rooms, great views and lovely hosts. But it was so tired, overgrown and desperately in need of painting. For the price, you do expect “boutique “ as they advertise, but it’s not. It’s run down, noisy and lacking in privacy. The balconies are shared, and our “neighbours “ were smokers who strongly resented us using our end of the verandah. We were even hissed at. Yep. Put up some partitions. Get rid of the pile of broken furniture. Put some carpet in to help the poor people under us. And weed the garden. Sorry to be so negative but these things are easily fixed. Then I don’t feel $290 a night is overpriced.

I live in Cowes, and had no idea this little slice of heaven existed. I booked for 2 nights, one spent by myself and the following with my new wife. The staff were fantastic, helping where they could and making the stay perfect. The room was quite large, perfect for getting ready in. The views were spectacular, over looking smiths beach. Photo opportunities were endless. Would highly recommend and we will be returning again. As a local it’s great to experience our slice of heaven from a different perspective.

We booked the Spa Suite 5 for our anniversary at $270 per night. The room was nice enough and had been recently renovated, only a short walk to the beach where we enjoyed our morning coffee. When we entered the room we immediately noticed a bowl of earplugs on one of the tables and we soon found why these were provided. The guests staying above us were walking around until 12 pm on the first night, they then woke up at about 6.30 and started again, what they were doing in the hotel to be walking that much was a bit of a mystery to us however it is not there fault. the roof and walls are so paper thin that we could hear every move they made. We called reception and asked if they were doing renovations in the room above due to the level of the noise. Long story short, if i was told that the guests above me might keep me up all night i wouldn't have booked the room, they need to post a disclaimer on the booking website. If they have to provide ear plugs they have to provide a warning to the guests before they spend that much money.…

Such beautiful accommodation! The views from the Ocean Room 4 were absolutely stunning. Such lovely hosts, and the breakfast basket was amazing. Also great location, will definitely be back. Highly recommend!!

We have been coming to Phillip Island for many years, and this place is by far the best place we have ever stayed in. Sam made us feel at home right away from check in. The room we had was simply amazing with stunning views overlooking the beach, and the sighting of a friendly echidna made it so much more magical. We recommend you also get the full breakfast in the morning....a truly delicious and filling start to any day. Thank you all for a wonderful stay and we will definitely see you next time we are visiting the penguins!!

We spent New Year's Eve at Clifftops. We wanted to stay near an ocean beach for New Year's so this was perfect. The beach is very pretty. You can watch all the surfers and there are rock pools to explore. The water is bracing which I found very energising. On New Year's Day we set up camp under the board walk and sat there all day. A great way to spend the first day of the year. The hotel has a convenient private path to the best bit of the beach. This cuts your walking time by 15 minutes. Discovering this path made our holiday 1000% better. I'm not too sure how set up this accomodation is for constant beach use. In room four it was fine because you had your own private entrance. When we moved to room two, we had to consider how 'clean' we were before walking through the accomodation to reach our room. I think it'd be fine if you got a 'grass scape' room as you enter on ground level. My point is if you want to go to and from the beach all day you might want to consider which room you choose. This is not a place to party. It was very quiet. We barely heard other guests. In room four we could hear our neighbour singing in the shower but that was actually pleasant. The other big thing to consider is that there is nowhere to eat or shop at Smith Beach and it is a distance from Cowes. We arrived on our bikes, which apparently is a rare event. Phillip Island was OK for bikes, if you stay on the bike paths. There is one cafe called the General Store, but the fare there is limited. We ended up buying food from there for three days and I can say that I never want to eat fish and chips ever again. Each room at Clifftops has a fridge, a toaster and a kettle, so conceivably you could bring snacky, salad-y things and feed off that, if you have no car. There is breakfast offered at Clifftops each morning. Dining on Phillip Island is more miss than hit so I would recommend taking this option as the breakfast was excellent. The decor at Clifftops is tasteful and low key. We loved room four - it is so big and stylish. Room Four has an interesting double shower set up, which we imagined was for couples on the morning after their wedding or mates from sports teams. If you love the beach and want a room with a view, you won't find anything nicer on Phillip Island…

My partner and I stopped there overnight and wish we could have stayed longer! The newly renovated rooms were beautifully designed and the bed was super comfy! Our view was incredible (picture attached) but unfortunately the weather wasn’t in our favour otherwise I doubt we would have left our balcony! Sam looked after us for our stay and she was absolutely lovely, we did the penguin parade tour and she was kind enough to provide us blankets for it and they came in very handy! We also had a coffee on the morning of checkout, a courtesy extended to us by the staff as we waited for the rain to subside. This accommodation ticked all of the boxes and went above and beyond our expectations, and I would recommend this place to all couples passing through the area!
