We booked this property based on the website images and description..and it was NOT as pictured. The rooms are very dated and need maintenance. This is a basic 3 star property being sold as a 5 star boutique property. The towel holder in the shower almost came off the wall when we took a towel off, the roller blinds only went full up or fully down, there was a hole in the carpet and tiles damaged in the bathroom. The lighting is terrible as well and the terrace furniture is nothing like pictured on the website. There are much better properties in Sydney to stay in. Only plus side is location and the beds are comfortable.

This is our second stay at the Larmont, and it was just as good as the first! It was the perfect location to visit our family in bondi junction, the train was only 10 minutes and we were there. All of the staff we met were very friendly, we will be back again

The Larmont has some distinguishing features both good and bad. It is marketed as a five-star hotel but it would be better described as a upmarket boutique hotel. On the plus side, it is a wonderful location in Potts Point and a very short walk to Kings Cross stations. This means that it is in a residential neighbourhood near the nightlife districts but just one stop on the train to the middle of Sydney. There are hundreds of restaurants and cafes within walking distance. Another positive of the hotel is that it is located above Anytime Fitness and hotel guests get free 24/7 access to a full and proper gym. Other than that, the hotel has no other facilities. No restaurants in house which is not really a problem other than there being no breakfast at the hotel available. There is also no hotel room service however there is a menu of a number of local restaurants that will deliver to the hotel. In the era of delivery on demand, this is less of an issue. There is no pool etc. The rooms themselves are relatively spacious however look about 15 year old. They are not yet tired but they are on the way. The bed was one of the most comfortable hotel beds I can remember and the toiletries provided were quite nice. For a tourist visiting Sydney the Larmont is probably a very good choice.

I had the best stay at the Larmont and kept extending my dates! The location is so fantastic amongst the gorgeous tree lines restaurants, bars and cafe filled streets of Potts Point. There isn’t a bar but the mini bar is so well stocked and the room service menu is from the great local restaurants which I regularly ate at. The Right next door is a brilliant gym with 24 free access via the hotel and supermarkets, ATM’s, laundry services and essentials all within a 2 minute walk. The General Manager Rhys runs a tight ship with a fantastic team always eager to help with any requests no matter how bizarre and what ever the time (24hrs reception)! I needed a large car booked last minute at 3am to collect me 2 hours later and this was no problem at all to sort out. The rooms are large and the beds one of the most comfortable I’ve ever slept in. I did A LOT of sleeping at the Larmont and I can not wait to return. THANK YOU team Larmont!

This was my second stay at Larmont and both times I felt so at home. The staff are wonderful and warm, always happy to help. Particular shoutout to Riella who was lovely and who I saw several times during my stay. The location is fantastic, I walked down to Rushcutters bay for some lunch, as per Caitlin's recommendation. It was a 10 min walk, so nice and close, and I enjoyed a quiet afternoon in the blissful sun, amongst the yachts in the bay. My room was perfect, overlooking the bustling city. It was the ideal spot for me to get ready before an event, and the bed and pillows were the BEST to come home to after a big night out. Cannot wait for my next stay! <3

Absolutely horrendous and entirely misleading. The website and description of the hotel and even the photos are nothing like the reality. And it’s no way 5 star luxury. The website description states LUXURY, and the price we paid was not cheap( $400 p/night on a special deal)-It’s like a run down old motel ( maybe). Oh my goodness. Is there enough space to even describe the issues?!firstly the lobby is awful- it’s partly an office building and that’s exactly how it feels. 1. Dirty balcony, no plants or chairs as per website photo.2. Pillows not on bed, sheets not ironed, bed not made properly. 3. Only 1 teacup, 2 mismatched glasses, coffee machine does not work, door falling off mini bar cabinet. 4. Carpet around edges grubby and bathroom barely passable. Nowhere to hang towels or put anything in bathroom. Definitely can’t put on makeup in the bathroom as there’s no light! 5. Air con SO loud 6. Paint chips and messy paint on wall, mould around the edges of corners, chunks of plaster out of the wall, back of door damaged 7. Apparently they do not have cups ( only glasses so you have to have tea and coffee in a wine glass) 8. Room not serviced and when we asked them to come they gave us 1 towel, ( between 2 people), had to ask for another and they said making the bed for us was not included….I could honestly go on and on! It’s a laugh- something to be able to tell a story about when we get home! In summary- not recommended. !!!

Response from Caitlin Walter, General Manager at Larmont Sydney
Responded 18 Nov 2022
Dear Mr & Mrs Warner, Thank you for taking the time to share your feedback about your stay with us, although it is always preferable to address any concerns directly with our guests, I can understand that you wish to share your experience publicly on Trip Advisor, I am happy to respond publicly on behalf of my team. Firstly, I am very sorry to hear that despite our teams’ efforts when you brought your concerns to our attention, that we still let you down during your special anniversary stay. I can see that our team had notes prior to arrival that you had requested a complimentary upgrade to a suite, however due to the suites all being booked throughout your stay dates, we were unable to accommodate this request, I apologise if this got your stay off to a bad start. On arrival, our reception team had a bottle of wine & handwritten card in your room wishing you a happy anniversary. In regard to your comments on the room rate, I can see that you booked for 3 nights, and received a promotional discount, the rate was somewhat lower than what you have mentioned in your review, so to avoid any confusion with this, I have just resent through a copy of your invoice with the nightly rate, please feel free to get in touch if you had any queries on this. We do have corporate suites located on the 7th-10th floor, however besides the lifts that we share, there shouldn’t be too much overlap with the hotel facilities, if you could share some more insight into your experience with the corporate tenants so that I can better understand the impact on your stay, that would be greatly appreciated. I sincerely apologise that there was no furniture on the terrace as you may have seen in pictures, this is certainly a letdown, and we are currently looking into a solution that is suitable for our location and hope to have this in place for our guests very soon. On Friday morning when you shared your disappointment with our reception team about the few items missing from the minibar, dirty terrace due to the wind and rain, and sheets being crinkled, our housekeeping team were informed immediately to assist and make sure everything was corrected to the Larmont standard. I personally visited the room, and I am unsure about your comments on missing pillows on the bed, I could see all 6 pillows were in the room per standard. I agree that our housekeeping team should not have placed the poorly ironed sheets on the bed, I have gone over this with our team to ensure any sheets like this, although clean, are sent back to the laundry for re-ironing. It’s disappointing to hear the language and demeanour used when speaking with multiple members of our housekeeping team, particularly in contrast to other team members from different departments. As our team recalls, the first attempt to deliver 2 coffee cups (equivalent to what would be used at a café), were not accepted, the housekeeper was yelled at, and bigger cups were demanded. Due to this interaction, this housekeeper felt uncomfortable visiting your room again, and so a different housekeeper delivered 2 larger cups to the room, as requested. These cups were without handles, but nonetheless are suitable for hot drinks per their manufacturing label. Demanding that this housekeeper stay in the room while waiting for the kettle to boil, so Mr. Warner could make the housekeeper hold the cup filled with boiling water, is quite unacceptable and degrading in my opinion. If I was aware of this at the time, I certainly would have addressed this behaviour with you both then. Following this, our housekeeping team spoke with reception about what had happened and that they felt extremely uncomfortable speaking with Mr. Warner following this. A receptionist then delivered the same mugs that were initially offered, which were accepted without the associated scrutiny that our housekeeping members endured. Your room was serviced daily by our housekeeping team, however when you requested our minibar attendant to make the bed ‘now’, they advised that your room would be serviced by someone else, but they could not personally make the bed at that time. I can understand where potentially this may have been misinterpreted, or there was a language barrier, however the room was still serviced daily, and making of the bed was certainly included in this service. As an extra apology for the initial issues reported to reception, and to help try and celebrate your anniversary, the team delivered another bottle of wine with compliments, and asked if there was anything else we could do for your stay. The wine was politely accepted, and there wasn’t any mention of further concerns about the stay when queried. I am very sorry that our team let you down from the start of your stay, and moreover, that we were not able to recover it whilst you were here. I do wish to mention at this time, that the language and attitude used towards our housekeeping team, however frustrated you may have been, was completely unacceptable and will never be tolerated here at Larmont Sydney. I would be more than happy to speak to you further about your experience, and areas of improvement that we can work on. Please feel free to reach out me directly by email or phone if you wish to discuss your experience directly. Kind regards, Caitlin Walter Executive Assistant Manager Larmont Sydney by Lancemore 02 9295 8808 | cwalter@lancemore.com.au

The reception staff were very polite and the room came with complementary chocolates which was a nice touch. However, there were a few things that made our stay less than enjoyable. Despite asking for our room to be cleaned every day (this was directly requested and acknowledged at the reception), several days we came back and found that our room had not been serviced. The bed was much too soft and provided no back support. Plus the sheets were done up in such a weird way—the duvet is merely sandwiched between two white sheets, not inside an actual duvet cover—so essentially any movement would uncover the inside of the duvet itself, which I can only assume is not regularly cleaned. We found this to be prevalent in Australia, but have never seen it in any other country we’ve travelled to. Without the aforementioned housekeeping, it was impossible to sleep comfortably with the sheets. There were also some details in the room that lowered the quality of our stay: - Apple TV did not work, and someone only came to fix it two days later. Even then, the connection was bad (you’d have to reconnect your phone every few mins) - The black out shades were really difficult to pull back up. We basically ended up living without windows for the last few days of our stay - Fixtures like the tap on the sink were loose and needed better maintenance Hoping that our feedback is helpful for the team.

The staff are so friendly and accomodating. They went above and beyond what we asked for. The hotel room was spacious, the views incredible and nothing was too difficult to arrange. The check in and late night staff were amazing. We needed extra items and they were no trouble to get.

The staff were some of the most friendly I had ever encountered. I got a room upgrade and a nice bottle of wine to celebrate my birthday they made me feel very special. The view from the harbour view room was amazing. Also, the bed was honestly so amazingly comfortable I want one for my house. If you like a bed that feels like you are sleeping on clouds this is the hotel for you. Will definitely stay there again for all my future trips to Sydney.
