Wow what a find in the suburbs.Spotless room, very comfortable bed, breakfast in your room . Jen the house manager is very well suited to looking after the guests. We arrived early,that was not a problem for Jen,another 15minutes and the room was ready. We were given a tour of the house,and told anything we wanted just contact Jen, ( which is great as she lives on site,and keeps a tight reign on noise,and any other disturbance that may evolve). Staying at 99 Kirkland is very reasonably priced,and managment is very easy to work with,if any booking changes are required. Normally at a motel its Cheque,cash, or Credit, theres your room. Not at 99 Kirkland. We will certainly be back. Out of 10 points,we give 99 Kirkland 11 out of 10.

Once again we have stayed at this B&B. Still we feel one of the best value B&B venues in Brisbane. Continental breakfast. The rooms are very spacious and the King sized beds are very comfy. Parking at the rear of the property. Great hosts. All wrapped up in one bundle. A must to try if you are visiting Brisbane.

This beautiful Queenslander has been tastefully renovated and provides 5 guest rooms We stayed in the Magnolia room which was spacious with an original fireplace, a King size bed, desk and chair, cupboard, a fridge and a table and two chairs, with an ensuite and access to the adjoining front verandah. It was a very hot day and the room was delightfully cool due to the air conditioning. Tea and coffee making facilities and a continental breakfast which could be taken on the verandah or in the room and free wifi were lovely inclusions. Ample parking out back, spotlessly clean, friendly hospitality and an affordable rate adds up to a great stay. Highly recommended.

Stayed here Feb / Mar, and would stay again,Karen's a cracking host and her friend Minikka is lovely,even gave me lift to the airport at the end, room was next to the kitchen which I could use at any time, all in all a very memorable visit and would reccommend.

My wife and I stayed at 99 Kirkland B & B recently while attending a wedding at Factory 51. I booked through booking.com and we booked a queen room for an overnight stay. Our room (The Pembroke) was a beautiful Queenslander style room, with lots of character, comfortable and spacious. The bed was also very good, supportive and soft, and the air con worked perfectly. Breakfast provided in the room (cereal, toast with butter, jam and vegemite, milk and coffee/tea) was very good as well. We were able to walk to Factory 51 (about 10 minutes) and avoid taking the car. For a no-fuss, inexpensive, centrally located, comfortable place to stay, you would be hard pressed to find a better option. Highly recommended.

Quaint queenslander, close to city (10mins drive) and walking distance to public transport. Plenty of off street parking out the back of the house. Host Karen is lovely and cheerful. Thanks again for the friendly hospitality and looking after us during our stay. Would stay again.😁

You can always tell when love and pride is poured into a home and this is exactly what 99 Kirkland House represents. A refurbished Queenslander with a modern twist. Upon arrival you are welcomed graciously by the host who does her utmost best to make you feel at home immediately. The room and ensuite is spacious, clean and very comfortable. The bed and pillows were plush and fancy. All the little touches made it all the more special. The owner has impeccable taste and it shows in the decorations and finer details. A delicious breakfast is provided with the price of the room, making it very affordable especially for its location being so close to the city. Overall A+ stay and I highly recommend.

Last time I stayed, over two years ago, I had a lovely peaceful stay. Now, the management has changed and the host , a woman with a loud screechy voice has taken over. I booked through Agoda for a queen room and clearly didnt get it. It also stted that daily housekeeping was available. On my first night aound 7pm, there was a loud gathering of the host and guests and the noise was such I couldnt hear my tv. In the misnamed "welcome" notes it said that the place was an old Queenslander in which noise teavelled and to be respectful of others. I opened my door and expressed my concerns to the host and she told me that it was a family home. Does this mean that her needs come before paying guests? What a strange b&b. I had to quote her own words back to her- be mindful of others. She was not at all sympathetic and suggested non-verbally that I was the problem. The place was presented on Agoda as having daily housekeeping but we were advised in writing that things had changed and we needed to bring our dishes out each day to the kitchen. I did not. Very unimpressed

Great place to stay! Good experience! Checking in and out was not a hassle. The bathrooms are immaculate. Very narrow driveway and parking but there is a grassy area out the back of the property for more vehicles to park. That was the only complaint I had, really. Air-conditioned, bar fridge stocked with basics (jam, milk, butter, water), and the king sized bed was more than adequate!

This place was awful. The staff were obnoxious and rude (which is apparent in their responses to other complaints on this forum where they refuse to acknowledge any fault). The room was comfortable in size yet was dusty and the floor was unclean to the point where I felt the need to wear shoes inside. The hot water did not work and I was told they would try and fix it the next day, however it was never fixed. The fridge was incredibly loud inside the room with its constant humming. The bed was hard and the sheets smelt and were stained. The pillows were not comfortable. The house is very loud, you can hear people talking, walking, coming and going. The milk we were given for our cereal and coffee was past its expiry date. The toilet paper was not replenished while I was there and when I asked for more, it wasn’t done by the time I arrived home some 7 hours later, so I had to go to the store and buy my own. I had to pack my belongings and leave prematurely and check into another bed and breakfast because I couldn’t stand being here.

We take guest grievances very seriously. However, we have no record or memory of any guest experience that matches your narrative. Please get in touch with us if you would like to discuss the issue in detail as the issues you raise are completely inconsistent with the guest experience we pride ourselves on providing. We note the following matters from your review which seem strange to us: 1. We do not have any record of anyone staying with us under this name, either first or last name. 2. The review states you stayed in June although the review is posted in October, 4 months later. 3. We would remember if any guest left early and cannot recall any that have. 4. Your review refers mostly refers to 'I' (I had to leave early..) but also refers to 'we' (the milk 'we' were given). It is unclear whether 1 or 2 people were staying. 5. You state the milk you were given 'was past its expiry date'. The milk is poured fresh and provided to guest daily in unmarked glass bottles. This is done to reduce waste. We do not know how any guest could say the milk was past its expiry date. You may have been referring to the old practice (over a year ago) where individual labelled milk bottles were given to guests (which would show an expiry date).
