Mokoia Downs was the first B&B we stayed at in New Zealand at the start of a four week tour and it turned out to be our favourite. Mick and Teresa were very warm and friendly and we felt completely at ease as soon as we got there. Our room was very comfortable and spacious and we loved the grounds,...

Mick & Teresa are wonderful hosts, they made us feel welcomed and at home from the minute we arrived. Every little detail at Mokoia Downs has been thought about, and there are so many extra and unique touches! For example homemade cookies, a great tea/coffee selection in the room, afternoon cake and the chance to try some lovely liqueurs! The...

My husband and I were in Rotorua for 3 days and we stayed 2 nights at this wonderful place. We were welcomed warmly by Mick and Teresa and as Mick was providing us with information about the area, Teresa brought us freshly made sponge cake and coffee. That was the best sponge cake I have ever tried! They also helped...

We were spoilt in every respect. Nice, quiet room, warm welcome, cosy atmosphere, lovely breakfast, even in the evening we were served home made liqueur or a glass of wine. Moreover, we were shown the animals on the estate. Impressive was to see that the hosts hoisted the flags of the home countries of the guests.

There is a lot to do and see in the Rotorua area, and we chose Mokoia Downs to be home base for our exploration. The property is an oasis, hidden away in a residential area and around the corner from a small alpaca farm. It is a short drive away from downtown and all the nearby attractions. Mick and Teresa...

Our family of 4 (girls aged 11 & 8) stayed as Mokoia Downs for 3 nights in January as part of our trip around New Zealand's north island. From the minute we entered the long driveway 10 mins north of Rotorua we knew we had found a holiday within a holiday. On the inside there were comfortable rooms, Mick's bar...

I've been a long time user of TripAdvisor but never registered to write a review before, but after staying at Mokoia Downs I had to register and sing the praises of this B&B. From the sweet treats Teresa made us each day, to the wonderful breakfasts from just laid eggs and just picked fruits, to to movie room with its...

This B&B can't be seen from the street and we drove by the entrance when we first got there. We then noticed the small sign and drove down the driveway to the "petrolstation" parking. Mick made us feel welcome right away with a tour of the property and a drink in the sitting area. When we told him our plan...

We stayed in 17 different places on our recent trip to ANZ and this got our vote as the number one. Other reviews have said it all but it is impossible to describe how welcome Mick and Theresa made us feel. So many personal touches; from doing my laundry and returning it folded to the 'welcome home' baking left in...

This is a beautifully made B&B. So much love has been put into this home, you feel so welcomed by the owners who were just amazing people. The pool was a great surprise and I was even more overwhelmed by the private cinema, stacks upon stacks of movies plus an additional kitchen if you feel the urge to whip up...
