The Otis Place Bed and Breakfast is located in the newly gentrified Columbia Heights Historic District, in Northwest Washington DC. This Victorian townhouse was built in 1910. The Bed and Breakfast offers a choice of 2 guest rooms, each furnished with a Queen sized bed and private bath. A self catered continental breakfast is offered daily. The Columbia Heights and Georgia Avenue/Petworth Metro Stations, both serving the Green/Yellow Lines, are each about a 10 minute walk from the house. Both metro stations offer easy access to the Washington Convention Center, Smithsonian Museums, and the Monuments and Memorials on the National Mall (4-5 stops on the metro). Otis Place B & B offers complimentary WiFi, TV with cable and air conditioned rooms.

I spent 2 nights at Otis Place B&B (Nov. 13 & 14, 2019) before heading to a convention in nearby National Harbor, Md. Honestly, I can only comment on my actual room because that's basically all I saw -- not due to any influence by my host, however. I was simply out the door early each morning and home late after sightseeing! I had so much planned for my visit! :) So I came in the front door, up the stairs and into my room! I never ventured into the kitchen or other parts of the house as I had no reason to. That being said, I thought the home was charming and showed off the personality of its owner. My bedroom was all i needed, with a very comfortable bed and a bathroom only steps away. The shower had fabulous pressure and lots of hot water. The overhead fan kept the room at the perfect temp. The host was very kind and left a small welcome basket of bath amenities on my bed with a note providing instructions on accessing the wifi and tips on local neighborhood restaurants. When I came home from a long day of walking the National Mall and taking an evening tour of the memorials, I discovered a small basket of treats with a note letting me know the owner was available if I had any needs. The home has 2 full-time residents, who I heard a few times, but their voices and TVs didn't cause me any distraction. Otherwise, I wouldn't even have known they were there. I will be visiting DC for future conventions and, thus, additional sightseeing (you certainly can't get in all the sights in just the few days I was there!), and I plan to stay at Otis Place again in the future if it is available. A few additional notes: The recommended French bakery that is a few blocks away is delicious and affordable. There is construction in the neighborhood as it is an up-and-coming area. It was not an inconvenience, but I'm guessing that if you wanted to sleep in late, you might get awakened by some hammering or other power-tool use. The construction, however, is simply another positive sign of the enhancements taking place in the neighborhood. Uber drivers had no problem finding the address (except once when the driver was chatting with me so much that he missed seeing the GPS instructions telling him when to turn, so he had to circle the block again). They were also available within 2-3 minutes each time I needed one. If you stay in the Mauve room, know that if you leave the bathroom fan on overnight (as I did, due to my preference for white noise when I'm sleeping in an unfamiliar place), it is connected to the owner's bathroom -- so he ends up having to endure the noise, too. (Sorry again about that, Larry!) As others have mentioned, the home is filled with the owner's collections of trinkets and decor. But I had no problems with any of that. It just added to the overall charm of the place for me.

I had wanted to try something different for lodging than a traditional hotel or motel. My only real requirements that it was near the metro and it was not super expensive. A long shot, I know. I figured a B&B would be good since I would be out more of the day than in. I came across the website and it just grabbed me. It seemed like such a charming place and it fit my requirements so I gave it a shot. It exceeded my expectations and then some! Larry was a wonderful host. I regret we didn't get a chance to talk more. The home had such great character. Part of it was the fact that it was over a hundred years old. Part of it was the furnishings. The room was very comfortable and had everything that I would need, although I was really only in my room only long enough to sleep and change clothes. It was a beautiful room though. The location was wonderful. In the middle of a pretty quiet (for DC) neighborhood but a 5-10 minute walk to the metro, bus, restaurants, and shops. Yes, it's very much for the self-sufficient traveler and it is very much a continental breakfast but that worked for me and I understood that going in. Overall, it was wonderful and I definitely plan on coming back when I'm next in the area.

This was a great place to stay near/in Columbia Heights, which is now my favorite neighborhood in DC. It's an easy walk to the metro and local restaurants (definitely try Los Hermanos for great Dominican food). This place is nice and quiet and Larry, the host, is incredibly helpful. I look forward to returning!

Linda is a great guest and highly intelligent. We shared conversations on the legal system. Yes, this 1898 Home is directly in between 2 metro rail stops and on several busy bus lines. The DC bus system is quite extensive and fairly efficient.

I was a bit skeptical of staying in a B&B only because I've never personally experienced one. This place has definitely eased my mind and now I am totally comfortable with the thought of staying in a B&B. Before our trip even began, the B&B correspondents were very helpful and sent tons of important information and even checked in on us closer to our trip date. Our host, Larry, made the place feel a lot like home and made sure all of our needs were met. My husband and I stayed in the Mauve room and while it was a tad small, we were still able to move around comfortably. The room was also very clean. There was an issue at one point with the bathroom toilet handle, but Larry took care of that as soon as he could (thank you again!). All in all, we would definitely stay here again next time we visit DC!

My boyfriend and I loved staying here for the week we were visiting. The neighborhood is very walkable and near transit. It is not too far from any given touristy place in the city. The house is decorated in an eclectic, fun style, with unique pieces of art. Larry, the host, was very kind and accommodating, and had a great spread of breakfast goodies and coffee every day. I appreciated the notes he would slip under the door every morning highlighting things to do in the city. When I come back, I hope to stay here again!

Yes, this is a lovely old house built 1898. Luckily it is only 3 miles north of the White House and 5 walking minutes to Metrorail. Bus service is great also.

This is a refreshing change from hotel rooms. My room was clean, quiet & odor-free. It would be cramped for 2 people, but is fine for one. The owner is very nice and accommodating. Breakfast was minimal, coffee, tea, & a selection of granola bars, etc. Nice residential neighborhood. I would definitely stay there again.

Yes this home was built in 1898 with much of the original wood, doors and 4 fireplaces. Great neighborhood that has improved tremendously over the past 17 years that I have lived here. 1/2 block from this house, 1/2 of a townhouse sold for $1,050,000. Amazing!

I would definitely stay here again, due to the location and cost value. As bed and breakfasts go, Otis Place’s strength is the excellent value and a location close to the green/yellow Metro lines (Columbia Heights or Georgia Ave/ Petworth). I had the blue room with attached bath, on the second floor of a grand older home with internal woodwork. This lodging is not a great idea if stairs are a problem, for knees or heavy luggage. I was concerned to not ding the woodwork or knock artwork with my large suitcase. The entrance parlor is thoroughly decorated with an emphasis on reds, wood tones, and stained glass, and the blue room has many stained glass features. Guests are informed of being on camera near the exit doorways. Continental and instant breakfast items and open fridge foraging was provided in the kitchen, and information on locations for hot breakfast. The room featured a microwave, tv, and moderate wifi. The bathroom had a clawfoot tub with a shower curtain ring, which would be a challenge to enter or exit for those with mobility or balance issue. The tub floor is narrow. I was comfortable in my multi-night stay. The closet was rich in mothballs so I had to keep the window cracked. There was a spaceheater for additional warmth which was quite effective. My suitcase was too large for the space. I don’t recommend the room for more than one person as there was no luggage storage space. Larry the host was very friendly, I do recommend meeting him if just to chat.

I visited the B&B making a delivery. Once my wife is well and we find any excuse to visit DC this will be our go to place. We live just 30 miles out in the country but miss our home city. In a word Cozy. Also quaint, full of history, ultra clean, and friendly guests and manager.

DC Larry had everything nicely planned. I liked the arrangement better than airbnb, which always adds on cleaning costs etc. Larry is charming and very helpful. More amenities than I was able to use. I liked a lot of his artwork in the hallways upstairs. The subway is the easiest way to get there and back from the center. However, I preferred taxis or uber at night. Given that it is on such a peaceful and small street, however, not all drivers were very savvy about how to negotiate the streets.
