Hotel- Kimpton Banneker (Washington DC) Date- Sept 3, 2022 – Sept 6, 2022 (3 nights) Title- Recently renovated mid-sized pet-friendly boutique hotel in relaxing residential DC neighborhood. Overall: 4/5. Very good. Our stay went well, overall, and this is an excellent choice for the immediate area. We came back to see the upper floors and the rooftop bar, which was not yet opened the first time we had visited, and we were not disappointed. The LadyBird venue is attractive and offered some nice views over the area. Although the windows in the rooms don’t seal very well, which can lead to noise in the front-facing rooms, and the water pressure is noticeably reduced on the upper floors, the property is very nice and remains in excellent shape. Loyalty & Brand Programs & Recognition- 4/5 Very good, overall. 1. IHG One Rewards: a. Welcome Amenity Option: Diamond Elite- no options were presented. We were assigned welcome bonus points before we had even arrived at the property, even though we did NOT use the digital check in. Neither the drink/snack voucher option nor the “Diamond Elite Complementary Breakfast for Two” option were offered. We directly asked about the breakfast option and were eventually given a single voucher card. Later, we were told that a voucher card should be given for each morning of the stay. b. Stay Preferences: the preferences in our profile were met and modified only as requested by my spouse. 2. Kimpton Brand Programs: a. Raid The Bar- The program was not mentioned during check in; so, we eventually asked about it. We were told that this property is not administering this program separately from the IHG Welcome Amenity, and that it is supposed to be offered as one of the welcome amenity options. b. Social Password: Demarcus recognized the social password when it was used at check in, and we were given $25 Food & Beverage credit to be applied to our bill at checkout. c. Text Message Communications with Guests- This visit to this property, there were no text messages sent to check in on us. Usually, the property sends messages to check on how we are settling into the room, if we need anything, and how we would rate the stay prior to our departure. None of that occurred this time. d. Inner Circle (brand loyalty)- Carter knew of this program, but no one else did. i. IC Guaranteed Upgrade? Yes. Our room was upgraded prior to our arrival. ii. IC Amenity? Yes. Even though the kitchen was closed, the hotel managed to put together a nice set of bakery items to express their appreciation for our loyalty to the brand. iii. IC Complementary Mineral Water? This was forgotten initially but when we asked for water, (since the minibars are empty and you cannot get it yourself), Carter happily accommodated us; he even ensured that additional water arrived with the amenity the second day. iv. IC Guaranteed 10a Early Check in/4p Late Checkout? Yes. Our late checkout request was happily accommodated. v. IC Chefs Taste Benefit? Untested. On our last visit, LeSel did offer this benefit, but we forgot and didn’t think to mention this while dining at the restaurant. Staff- 4/5. Very good. We were checked into the property by Demarus, and he was very pleasant. When my spouse mentioned the room type he liked last time we were at the property, Demarcus happily made sure he got the same type this visit. Most of our staff interaction on this visit was with Carter; he was very nice, and he set a great example for the other newer associates. He was professional yet personable with guests as they passed through the lobby, as they asked questions about the hotel and the area, and during the wine/social hour. Kayla was also very kind and helped us with a points problem following an IT outage IHG was having around the time of our stay. Juanita, who checked us out of the property, had a very professional manner about her, as she effectively handled phone calls and multiple guests with grace. Overall, this was a very good staff experience. Accommodations- 5/5. Excellent. We were assigned a “King Suite Additional Living Area” room facing the street, and we were very happy with the room. It was spacious and offered a supportive bed and pillows, a table/desk for working, and a reasonable sized seating area. It was exactly what we asked for. The biggest problem with street-side rooms, however, is the noise. The windows are either too thin, seal poorly, or both because you feel like you’re literally in the street with the traffic and passersby. We chose the room position because we wanted to people watch; so, we can’t fault the hotel for this, but future guests should be prepared for the sound or ask for a rear facing room. When a car accident happened in front of the hotel, the sound was so dramatic you would have thought the car had landed in our room! This room type does not have a bathtub, which is probably the other biggest shortfall, but overall, we had everything we needed and would ask for this room type again…perhaps just with some ear plugs for night time. Property Appearance & Maintenance- 4/5. Very good. The only maintenance items we ran into were in the upstairs bar. Exterior- The entrance and valet area are clean and debris free, but because the valet station is not staffed guests either come into the hotel looking for a valet or drive off and find alternate parking, which is costing the hotel business. The landscaping is clean, well-cared for, and seasonally appropriate. The windows of this property are problematic, though, and let a great deal of sound and air through. Interior- All elevators and hallway lighting were functional. The hallway carpets were in good shape. However, we did notice that the flooring around the bar upstairs (Ladybird) is puckering. This is a trip hazard and can become seriously dangerous to your guests (drinking ones, especially!). Housekeeping- 3/5. Ok, but could use improvement. The first thing we noticed immediately when we got to our room was clear shiny footprint impressions coming out of the bathroom on the floor. How something this obvious could be missed by the housekeepers was a mystery to us. All toiletry items, though, such as shampoo, conditioner, soap, toilet paper, facial tissues, etc. were all provided in a supply adequate for the length of our stay. The housekeepers did not disturb us in the room while the Do Not Disturb sign was in place. Breakfast/Meal Options-.3/5. Ok, but could be improved. Le Sel offers tasty breakfast options each day, and dinner service is relatively good, when it is offered. Dinner is not offered Sunday or Monday. Similarly, the LadyBird bar upstairs is open Wednesday through Saturday, but closed Sunday through Tuesday. This means that Sundays & Mondays guests have very limited options but to leave the hotel. To further complicate matters, both venues require reservations be made through OpenTable, which requires two hours between any reservations you make; so, you cannot go to both venues in one evening without planning to space them out by at least two hours. And, although we made a reservation for dinner, the restaurant called us, hoping to push up our reservation so that they could close the kitchen early. When we arrived, the restaurant was empty except for us! We wandered to the upstairs bar and found the same thing: reservations required for an empty venue. The drinks and food were fine at both venues but the overall experience of trying to get to both venues with the hour limitations and the reservation requirements didn’t exactly entice us to want to come back. (Also, guests should note that soda, coffee, etc. are all charged per refill; you won’t know this until your bill arrives.) The minibars are not stocked in the rooms, and the ‘bodega’ behind the front desk has a very limited number of items for during days when the restaurant and bar area are closed. Laundry- not evaluated. Computer/Printer/Wi-Fi- 5/5. Excellent. Wi-Fi was strong throughout the hotel and streaming of music and video was smooth and uninterrupted. Pool/Gym: not evaluated.

Hotel's Favourite
First time at this Kimpton location in DC and loved the area. Close by to restaurants, metro, short walk to the Mall and Museums. Top notch service from Abdul, Dionne, restaurant staff and housekeeping. Everyone is determined to deliver outstanding service and we enjoyed talking to everyone. Dennis H. was serving during wine happy hour and was a treasure trove of helpful hints for future Kimpton stays we were planning in different cities. Our room was large and very nicely designed. Huge comfortable bed and big screen TV were great. Le Sel restaurant breakfast was well priced and delicious with generous portions. Breakfast Amercain and Avocado Toast were our favorites! This is definitely going to be our return location when we visit DC. Kimpton Banneker made our visit a fun and relaxing experience. Thank you to everyone on staff who were so helpful and friendly to us!

I stayed at this location after an excellent experience at a sister location for a work trip. Overall, it was an okay experience. The rooms are lovely & look exactly like the photos. However, there’s a significant amount of construction going on across the street which wasn’t the fault of the hotel, but just an FYI for near future travelers. The reason for the 3 stars is the quality of service that I received as well as an ongoing issue I’m having with a charge that was assessed after I checked out of the hotel. The front desk staff are severely understaffed, and it seems like this Kimpton location doesn’t know whether it wants to be a higher tier or a budget brand hotel. A lot of the amenities you would expect as part of their pricing are not complimentary and the service is not particularly helpful. Per the other reviews, the streaming function on the TVs is also still missing. Overall, it’s a bit of an odd experience of being at a Holiday Inn but with Frette sheets! 😆

My husband and I stayed at Hotel Banneker on August 5th and 6th last week. We had a wonderful short weekend getaway to DC and chose the Banneker after staying there six months ago. From the quick and friendly check in by Kayla on Friday, to the final check out on Sunday, your staff was exemplary and represented the Kimpton brand wonderfully. Demarcus was at the front desk during wine hour on Saturday and even though he was super busy, managed to help all guests and still have time to chat with us. Some street noise in rooms at the front, not too bad on upper floors. Ladybird lounge on the rooftop afford excellent nighttime views down 16th towards White House, Washington monument, etc. Indoor and outdoor dining at Le Sel restaurant offers good food, especially breakfast! We always recommend Hotel Banneker for anyone looking to stay in the DC area. Loads of excellent restaurants nearby, close to Metro, walking distance down 16th towards White House, this hotel is very convenient. Thank you again for making our little getaway so enjoyable and relaxing!

We stayed two nights and had a good experience. The room (with 2 queen beds) was very clean and spacious. It appeared to have been recently remodeled. The parking attendant was a great guy. The staff at the front desk were helpful but there was always a little too long of a wait to get served (check-in, check-out, and special requests). It was a 4+ experience.

Overall the hotel is nice the bar on roof is awesome but what makes a hotel is how the staff makes a guest feel at home. The first time I stayed I received a very rude call from a front desk staff scolding me for listening to music on a laptop at half volume. Then when they tried to make up for it with points and apologies it took me hounding them 6-7 times to post the points. The second time I stayed I left a 200 dollar toothbrush. I called 8 times each time a promise was made for follow up and radio silence. I stopped in in person and instead of settling the problem immediately another promise for a call back which never came. I then emailed corporate who promised more follow up that never came. I can afford a new toothbrush but the lack of concern for guest concerns is overwhelming. Since IHG took over the Kimpton brand there is a clear decline in service. This used to be my go to hotel group but it has really turned me off. Not just for Kimpton but the IHG brand in general. I have had some luck with locations in NY but this particular property is really missing the mark and the point of the hospitality industry which is to offer a caring and welcoming place as a substitute for home. It has been almost 2 months with over 12 contacts and no resolution. I hope this review will bring some attention to the importance of guest service.

We had a very difficult time making a reservation here as the staff seems perpetually overwhelmed then gives bad/wrong info. Based on the Kimpton brand and their info, we expected a much nicer hotel experience. The beds and bedding were great. Too bad there was no housekeeping! When we inquired on our second day why the room hadn't been made up by 4 p.m., we were told that housekeeping was "by request only." Wow -- we were not told that when we checked in. The A/C in our room couldn't keep up with the humidity (which doesn't bode well for DC in summer) and never cooled down. There was no A/C in the hallways. Absolutely no amenities in the rooms -- no water, no menus, (who knew they had room service?) and only a tiny soap and bottle of lotion in the bathroom. When we asked about it, we were told they couldn't have them due to COVID -- which tells me management is extremely out of touch, ill informed or using it as an excuse to cost cut. (This hotel felt very "budget.") The lobby is small -- and staff seemed overwhelmed and gave conflicting info. (They seemed to be fielding a *lot* of complaints.) We were told they could book a cab for us for an early flight, then later told there was no way they could do this. So, we called an Uber, left early -- with no one in the lobby or at the desk in sight. Location is fine -- but there are other, better DC hotels nearby for the same money. Skip it, IMO.

Just left the Kimpton Banneker after a weekend stay. Pros: comfortable bed and nice shower. Cons: literally everything else. Lights in the room didn’t work, the walls are thin and ambient noise from the streets outside was loud. Half the channels on the TV weren’t working and the “streaming” option didn’t work either. Maid service didn’t come at all the entire weekend. But the customer service - as other reviews have noted - was the worst I have ever experienced. Ordered room service for breakfast on Saturday morning and after 90 minutes of waiting, had to call to check on it, at which point the guest services rep said “should we just cancel the order?” No, I just waited an hour and a half, what’s some more time? I went down to check again after another 20 mins, at which point they told me they would comp the meal. Great! Except when they brought it (after another 15 mins, so over 2 hours total) they handed be a check to sign (I refused). After I checked out and went home, I saw that they had still charged me $96 for the meal AFTER telling me it was comped and me not signing the bill. I.e. they charged my card without permission/authorization. When I called to ask about the charge, the manager on duty put me on hold repeatedly, eventually just leaving me there for 20 minutes before I hung up. I formally disputed it with my bank and will let them deal with it. I am not a finicky traveler and have stayed in other Kimpton properties that are amazing. But the Banneker feels like a rushed/cheap remodel with staff that clearly aren’t on the level of other hotels nearby (that are significantly cheaper). Also worth noting that we had friends staying there as well who had similar complaints (even down to the “do you want us to cancel” comment by the guest services rep). There are so many hotel options in this area; you would be very wise to choose something else. Do not stay here.

Firstly: great location, lovely big room and comfortable bed. However, the customer service missed the mark on so many occasions. My bathroom was not cleaned throughout my three day stay, cotton pads/buds were not replaced, and there was no bottle of water in the room. Some of the lights did not work. I had a few pre-stay questions and my emails were ignored several times. I ordered a parcel to be delivered to the hotel a few days ahead of my arrival, and asked three different staff for it but none of them followed up with me, so I have had to leave without it. They make a big deal of items to borrow, but I rang to borrow a hair straightener and sat in my room waiting for it for an hour. When I rang again, I was then told the straighteners were already all in use. Just let me know if that’s the case so I don’t have to chase you. No room service menu in the room and nobody answers the room service phone line. I eventually got through to the restaurant to order a drink from looking at the menu online, to be told it wasn’t available. I ordered an alternative, to then be called back again to say that second option also wasn’t available, so eventually had to just go down to the restaurant myself. The restaurant is closed on Sunday evenings and there is no room service which isn’t great after a long transatlantic flight.

Amenities?? Shampoo/conditioner/2 small bars of soap. Daily parking package/unlimited in and out? One valet for the hotel and he leaves at 11. After 11, you park your car in a lot in back of the hotel. And since there is only 1 valet - good luck getting your car in a timely fashion - even when you call 20 minutes in advance. We waited an hour for our car the first night. The room our son and daughter-in-law had looked as if it had not been used for weeks and not looked after by housekeeping. It was dusty and just not clean looking or smelling. The price quoted in your confirmation isn't the price you will pay. The price I was quoted increased by almost $200 per room. We booked these rooms for our daughters wedding as it was close to the venue when the wedding was being held. We were all looking forward to staying in this highly touted hotel for this occasion. The Kimpton Banneker Hotel really took some of the joy out of the celebration!
