Buggy, dirty where even the sketchy light switches threaten your life, this place should be condemned. Many nicer guest houses in area for same price, so avoid this place. Better alternative is Top North guest house across from here, with pool and nice restaurant owned by amiable Scandinavian chap.

I think we paid 200 or 300 bath for a double room here which is very cheap but you get what you pay for. It has pretty good location but the room was very old and the bathroom was very dirty. It works for a night or two but there are better options around. The women working there was sometimes...

We stayed here for one night after someone booked ahead for us, but now having been to Chiang Mai I would recommend just wondering around as see what takes your fancy. I don't know what people expect to get for cheap accommodation these days, but clearly, more than what they're getting. I've stayed in many guest houses in Chiang Mai, in fact I live here and booked a room for a friend and myself for 1 night on the town. Yes, it's old and dilapidated, but we paid under 300 Baht...

Other reviews aren't good but i love this place. Convenient quiet location with working WiFi, private bathrooms , hot water shower, a good sized room and the best bed I've slept in over my four months of travelling. There's a fan but dont need it. We stayed one night then checked out. You can find much better accomodation for similar budget. The rooms and bathroom are dirty and infested with rodents. the area is also very noisy and depressing. Only good thing is the location clos to cheap food stalls.

For just a 100 bath more you'll find MUCH better places around....Dont stay in the caves on the ground floor. They are stinky, smelly and noisy. The people are not so friendly. If you are truly skinned and have nowhere else to go then it might be okay, but best to avoid it, its truly depressing......

This place really need a serious clean up ! It looks like that this guest house has nerver been renovated for ages. Also noisy with the night club just behind wich play music all night long. Cheap if you have a low budget if not try somewhere else !

Dirty room. Woman at the desk was dreadful, shouting and swearing. Also cheated on bike rental writing the wrong time on the contract. Then complained and tried to charge me an extra 100baht even though I returned the bike about an hour early. Avoid if you can. If you can't use other companies for tours services etc.

The worst B&B in the area. The rooms are ready to collapse, dirty bathrooms and full of rats! The toilet was awful and didnt have soap and toilet paper. Full of noise and bad area. The staff didnt know english. You should avoid it.
