I chose this hotel based on the reviews on TripAdvisor and from the hotel's website. Unfortunately, it did not meet my expectations. I prefer to walk rather than to commute and I could say the location is way off from the Old City. The hotel changes room towels and bed linens every 2-3 days. I used mine for 4 nights....

Very pleasant. Clean and tidy with a great host. a little bit out of the way and some taxis find it a bit hard to find and it requires some perseverance. But well worth the money.

Its a value for money place. Although it is not inside the city moat, but it is not that far from the city centre. The owner is very friendly and let you feel at home. The room is great. Quiet place too. Walking distance to food stalls and 7-eleven.

Excellent place to stay. Everyone there is so friendly. Great value for money. Good and cheap food available on streets around, since it's close to university. Short way to 7-Eleven or Tesco. Would and will stay here again when in Chiang Mai.

We loved, loved, loved this place! The room was great and spotlessly clean and cleaned to a very high standard each day! The price was fantastic, great value for money too. We had a superior room for only 800 Baht a day which is like 16 Euro! This is for two people. We had a decent breakfast for 3 mornings...

as it was my bday, we decided to splurge (i.e. pay more than 5 quid a night) and after reading the amazing reviews on tripadvisor, we booked into Ban Kong Rao. Not only did we have a superb room and view, but staff was delightful, informative, and they brought me a chocolate fudge bday treat! The food is also affordable...

i spent one week in may at ban kong rao. this guest house has a comfortable, neighborhood, and friendly vibe. i immediately felt right at home. my top floor room (no elevator) with en suite bathroom was clean, quiet, with polished concrete floors, and a small balcony off the back. the courtyard and other common areas were well kept, with...

This was one of our favorite places to stay during our trip to Thailand and Vietnam. The rooms are clean and attractive with an awesome shower - our room even had a balcony. What could be more welcoming on arrival at the Ban Kong Rao at 1.00am than to find taped to my room key a hand-written note from Max saying 'Welcome back." It was a hot night, I knew there would be 2 bottles of water in the fridge making it unnecessary to buy some at that hour of night. On both...

Totally comfy yet modern new family-run guesthouse, really a boutique hotel. Great location, neighborhood, cafes, across from Int'l. Massage School, minutes from old Chiang Mai but not touristy. Exc. value.
